Welcome to "Beachway Breeze"! Our oceanfront beach home is the perfect setting for enjoying a luxury getaway in this casual beach town. Located on a corner parcel, you have both the convenience of easy beach access and views of a high dune setting. Our east facing private porch upstairs extends the entire length of the home and there's also the spacious downstairs deck and pool area. Multiple outdoor spaces allow for endless options for dining and lounging while the waves roll in. This home is modern, fresh, and bright with ample natural light from sliders that open to the expansive beach views. It has been tastefully outfitted with 2 new kitchens (one up and one down) new cabinets/appliances, hardwood floors(up), tile floors(down), and quartz countertops. Downstairs has 2 bedrooms with one king and one queen. Upstairs has 3 bedrooms including 2 with queen size beds, and the third has a double. Due to limited square footage, we recommend a maximum party of 6-8, although it will sleep 10. The large pool deck, has plenty of space allowing for either quiet enjoyment of your morning swim, a sunbathing happy hour, or inviting your guests to join you as well. We can also set you up with all the necessary chairs and towels so don't feel obligated to bring them with you. Oceanfront pool homes are few on North beach NSB, and this is a special place indeed; come live like a local in this rare find!

Perfect house for our Retreat
The house layout was perfect for our large group and we were all very comfortable. Other than being beachside/ocean front, the fact of having such a large pool deck and pool was the main reason we booked it. Unfortunately who ever stayed before us must have had long hair as the pool filter was full of it and we were constantly skimming the pool. The only other item that was a challenge was the lights/ceiling fans as the remote controls seem to be in sane frequency so when one person adjusted fan or their light, it affected all the rooms upstairs. Just a programming/syncing issue. Otherwise, no complaints. We are locals, but would book again at this house for sure. Thanks for a great location for memories!

Great beach house for a large group
Cozy beach house with enough room for a large group. Everyone could enjoy some personal space and share the views, amenities and the pool. Construction next door was a challenge, but Kate did a wonderful job working with the contractors to keep our stay enjoyable.

Nice beach house !
Very nice beach house, well equipped, right on the beach, private pool, BBQ, enough space for our family vacation (10 people) Excellent services from Kate who respond quickly! We had a very good vacation, i put 4stars because there was some construction right the next house ( disturbing noises) and no cable TV , just apple tv. it would be a 5 stars if no construction. Thanks to the owner and Kate !

Clean and comfortable
Very pleased with the rental unit -- it was very clean, comfortable and accurately described in the description. We had 6 adults and 2 kids for the week staying over and 3 additional adults visiting each day and there was sufficient space for all. We will definitely consider renting this house again if we return to NSB.

Amazing vacation!
We had an awesome time with family and friends! The house was very nicely decorated and clean. We couldn't figure out how to work the TVs but that just meant we focused on the beach and family games instead! We loved the proximity to downtown and rented a golf cart for easy travel which made the trip much more fun - having the beach access at your doorstep was very nice! Looking forward to. Next year!

Awesome location and views of the beach
This home was recently updated and was perfect for our friends and family to visit. Great views of the beach from the upper level deck. We stayed 4 weeks and felt like home. Beautiful view!
The setting of this house is spectacular! The view of the dunes and the ocean mesmerizing. The sunrises were breathtaking! The house is tastefully decorated nicely. Our children were impressed with the TVs with the Apple TV devices. Not 5 stars primarily because it's on a beach access road making access a challenge at high tides- when access to cars is restricted. Additionally, the house has many steps...fine for young and/or able bodied. The house needs to have an indoor dining table n chairs-seating for 8-10. Plenty of room upstairs for that. Pool deck and pool are nice. Pool chaise chairs are nice to look at but very uncomfortable to sit it. In spite of the beach access traffic periodically- the house was noise proof- even on the decks and by the pool. The pool is not visible from the road. Surprisingly private. Very close to the Flagler and Canal Street shopping areas.

Fabulous House and Location
Our Stay in New Smyrna was awesome. The house was absolutely perfect for our group. Two families with teenagers. The kids had the upstairs section (actually could be a separate apartment) while the adults had the main floor. All the amenities are there in the house and anything else one might need is a short text/call away from our most gracious host Kate who came by a number of times to check in on us and bring us surfboards, scooters and a new coffee maker. The view of the ocean is spectacular and the the deck and pool are fabulous. We were there in mid-March and the pool was not really warm enough to swim in. All-in-all we had a fabulous stay and would do it again. Highly recommended.

Peaceful paradise!
We rented the house for a month in January to February, and at the end, no one was ready to go home. The furnishings are perfect for this peaceful getaway. The view over the pool to the ocean is priceless & breathtaking no matter the time of year. The property is well maintained & Kate was very responsive if any issue arose. Thanks for sharing this little slice of heaven!
