My husband had a medical emergency while we were staying at Baan Hanibah, and Luk Nai and the rest of the staff couldn’t have been more helpful and kind. They will always hold a special place in my heart. The setting is lovely and the location makes it easy to get around the city.

A wonderful family hotel in Chiang Mai
My stay at Baan Hanibah was truely wonderful. I highly recommend this hotel and is one of the best i have stayed at. This is a family run hotel and the kindness and attention was exceptional. The hotel is spotlessly clean, has a relaxed atmosphere. Its located in a quiet street, but within walking distance to the main attractions. My morning breakfast of fruit, omelette, coffee and yoghurt got me started for the day and was delicious. This hotel is unique and i will hope to return one day.

We had a wonderful stay here! It is a perfect location - quiet and on a lovely little street while also being in the heart of the city with many things walkable and easily accessible transportation for those that weren’t. Lots of temples, coffee and smoothie shops, markets - everything around! The most impressive part though was the hosts who were so caring and thoughtful and warm. Every morning came with a breakfast (both Thai and Western) and they were on hand to make sure everyone had what they needed.

I stay at Baan Hanibah every time I visit Chiang Mai. The location is super convenient and quiet. The wooden guesthouse is built in a historical style. A yummy breakfast is included—they even provide gluten free options if you let them know about allergies. Most of all, the staff are so friendly and helpful. I truly look forward to staying here.

What a clean, charming hotel! My family stayed in a 2 bedroom apartment for 2 days and thoroughly enjoyed it. The hosts and staff members are super nice and friendly; they allowed us to check in earlier and stayed a little longer as my wife was not feeling well. We enjoyed the fruits and variety of breakfast as well. I highly recommend this place to anyone visiting Ching Mai.

Breakfast was good, staff was friendly and helpful. Toilet didn't function effectively. Signs should be erected in the bathrooms to indicate toilet paper should not to be flushed, rather than it being noted on the inside cover of the toilet. My stay was ok.

Staying at the Baan Hanibah was one of the highlights of our trip. The owners/staff are compassionate people who go out of their way to ensure a welcoming atmosphere and wonderful stay. We thoroughly enjoyed the homemade breakfast each morning. The location is perfect to easily get around Chiang Mai.

The hotel staff were faultless and went above and beyond to ensure we had a wonderful and memorable stay. The thai breakfast was a lovely addition to the usual breakfast items. The location was excellent.

A gorgeous and simple little guesthouse located in the very best part of Chiangmai Old City. The family who owns/runs this accommodation are so friendly and helpful and their English is great too. There’s also a simple breakfast each morning which is more than sufficient to start the day. After a hiking trip we returned to Baan Hanibah with more bananas than we could ever eat so we gave some to the owners… a few days later we received a bag of dehydrated banana from them! So thoughtful and delicious.

I liked everything, the room was spacious, quite and clean. The breakfast was wonderful with everything you could want including home made breads. The young woman who managed the place was the best always a smile and can do attitude. She even found out the name of the bird whose call was a distinctive wake up song each morning...the Asian Koel if you are interested. I would definitely stay there again!

I stay at Baan Hanibah every time I travel to Chiang Mai. There is so much to love about this place: The location is very convenient (not far from Sompet Market and great restaurants), the small street is quiet, the whole property is peaceful and quaint, the long-term staff are friendly and helpful, the breakfast is always amazing (they even work with my gluten allergy) and the rooms are super clean and cozy. I will never stay elsewhere when I’m in town.

Perfect spot to relax
Tucked down a quiet street, this is a very relaxing place to stay. The building is an old traditional teak house, with several nice spots to sit and relax. Rooms are comfortable and have everything needed. Tea and coffee are available upstairs 24/7, where there is also a fridge avaialble for guests to use. Breakfast was filling, with a choice of cereals, fruit, bread and eggs. Walking distance around the old part of Chiang Mai.

Best BnB in Chiang Mai
This is the second time I have stayed at this hotel/BnB, with the first time being in 2017. Both stays were amazing. The staff here is quite possibly some of the kindest in town, and maybe Thailand. They will always be top of my list when I need a hotel in Chiang Mai. Located in a quiet soi just off the main inner ring road for the old city, you get lots of convienence without all the noise and bustle of the busy roads. Note there isn't much in the way of parking available, maybe space for two cars. There are lots of little restaurants and shops tucked away nearby for you to visit on an evening walk where you feel part of the community instead of getting the fake tourist veneer. The bed was comfy and the wifi worked well. There is a small balcony with chairs on the second floor to relax on during the evening. The hot water may take a little bit to kick in, but once it does gets plenty hot. Breakfast was great every morning and they consistently asked what I would prefer and had it on hand for me.

This is a wonderful place to stay and the staff here are so friendly and accommodating. Even the owner introduced herself and checked on us when she came by! The breakfast was excellent, they made a huge effort to make sure we had a variety of options. It’s conveniently located and quiet as well!

I stayed 6 nights at Baan Hanibah. Room was spacious, very clean and nice shower. Spent some time at the garden has trees, little pond with big fishes and 2nd floor balcony was relaxing. Breakfast was simple but nice. Continental with Thai flavored. Front desk was great! Very kind and helpful for exploring the area. The hotel located between Thapae Gate and Chang Puak Gate. Most of old city spots were walkable and a lot of options for restaurant and massage. This hotel is not brand new modern building. If you want to stay relaxing Thai style accommodation, this hotel is for you!

The location is great! Walking distance to almost anywhere in old town, night market right around the corner with food options, and a great massage place (Sense Massage). The staff was super friendly throughout the stay, but even more worth mentioning: We forgot some clothes when we checked out and only realized it after we left Chiang Mai. We called them, and they shipped us the clothes to Bangkok where the package arrived before we left Thailand. We would absolutely stay there again on our next trip to Chiag Mai!

The property is very beautiful and feels like you are within a lovely piece of history. The shower, however, merely dribbled a light stream of water and the curtains were sheer and see through. This defeats the purpose of curtains. So you are hoping to sleep past sunrise, be sure to Bring an eye mask, or you will need a towel to cover your eyes. I didn’t sleep well here at all. Would recommend that the property invest in some curtains and proper draperies for their windows. Seems silly to have a hotel room that won’t stay dark when the sun rises. You can’t sleep. There was also a slightly musty smell in the room. It’s a very old Building, which is lovely and creates ambiance , but they also should Fix their plumbing if they are charging this price point. I was staying in a brand new hotel up the street with all the best modern amenities (And perfect plumbing and thick draperies that blocked out the light) and I was paying less than I paid here.

We actually spent an extra 7 days here due to sickness. Its an old Teak House, set on a small quiet street which was really nlce. Could sit out on the upstairs porch. Plenty of street food and markets close by.

Cozy and quaint home away from home
The garden, the veranda, and the entire feel of the house made us feel at home. The house was very clean, especially our room. The staff, especially Top, and Luknay, were very nice and accommodating of our requests. It was a 2 minute walk from the main road Moonmuang. So it was away from the noise and yet several establishments were just around the corner. Overall, our stay was delightful. It felt like home away from home. We would definitely stay here again and recommend this hotel to our friends. :)

Absolutely fantastic place to stay
This place is excellent - great location on the north east side of the old city, so within walking distance to all the main sights within the old city, the famous night street food market by the north gate, and also to the east river markets. Baan Hanibah is off a quiet side street so the only noise you hear are birds singing! The room was spacious, comfortable, with a decent air conditioning (which is a must as it is so hot in Chiang Mai in the summer). The staff were all absolutely amazing, really helpful with tips how to get to the sights, recommending places to eat and always smiling and ready to help. The breakfast is simple but sufficient (it's a continental style breakfast but you get cooked eggs, and different treats each day, including pancakes and sticky rice). For the price this place is a bargain, highly recommended if you visit Chiang Mai and want a lovely place to stay.

This is a wonderful small hotel. Quiet area just off the main road with sights in walking distance. The hotel itself is like being in a family home with beautiful wooden paneling. Room was a good size. Staff could not be more helpful. Always happy to have a chat and offer advice. Breakfast is great!

The courtyard is very tranquil, the staff were all friendly and helpful. The bed was also clean and comfortable. There was an issue with the floor in my room (#7) and there was a 1.5x0.5" piece of the floor missing that would rip your sock or stab your toe whenever you walked between the beds. When I mentioned it to the staff I was told the owner was out of town and there was nothing they could do. Also, the air conditioner is only capable of taking the extreme edge off the heat in the daytime, not actually cooling the room to any level that could be called comfortable. It was slightly more effective in the late night. The wifi worked well. The location was good. All in all, it was a good experience.
