"5 of us stayed here in 5 separate rooms. All were clean, newly decorated and with smart bathrooms. Faultless service, an excellent and generous breakfast and unfailing helpful attitude from the staff who were all welcoming and friendly. We all thought this place was a real find with good and secure parking and a lovely ambience. 100% recommended"

"I recently stayed in Room 33 and unfortunately it was a very poor experience from start to finish. The main issue is the location of the room, which is completely unsuitable for guests. It is positioned directly next to the disabled toilets and only about a metre away from the reception office door. This resulted in constant noise throughout the entire stay. Every time the reception office door was opened or closed, it caused our room door to vibrate loudly. This happened repeatedly and made it impossible to relax. In addition, the disabled toilet next door is in frequent use, and we could clearly hear everything — flushing, doors slamming, and general use. The noise levels were excessive and completely unacceptable for a hotel room. After travelling for four hours, we were hoping for an early night, but instead we were kept awake until after midnight due to the constant banging and disturbance. The disruption continued into the early morning. Around 5am, we were woken again by staff changeover, as the room is directly behind reception. We could hear conversations clearly, along with ongoing movement and door noise. This meant our sleep was repeatedly interrupted, making the stay exhausting rather than restful. The room itself also lacks basic comfort. The windows are single-glazed, do not shut properly, and offer little to no sound insulation, which only adds to the overall noise problem. On arrival, we were also disappointed to find that no food was available until 5pm"

"Lovely little B&B just a short walk to Leamington town centre. Room clean and comfortable. Facilites suitable for what I needed. Very friendly owner. Didn't make it for breakfast but sure that would be the same. Would highly recommend. Will visit again. Thank you 👍"

"Was was an excellent host - prompt reply to questions and very accommodating with timings. The property was very clean and spacious. Three lovely bedrooms and an ensuite shower in one. Lovely and warm and a comfortable sofa. The kitchen was large and quite well equipped - could do with a few more everyday items for making meals.We had a nice Christmas meal with my daughters and it was nice to have a garden for the dogs. "
