"Clean, lots of room, quiet but just off main street with trams and buses. Easy downhill walk from the train station, and close to food and drinks. Must be reasonably fit to manage 72 steps to the third floor but we did it with toddlers and grandparents. Owners responded quickly to a minor issue. Only watch out are the huge old windows that, if opened, would be a safety concern with children. We had cool weather typical for the area and had the windows securely locked. Plenty of kitchen...

"Our stay was brilliant . Looked after by Mirella . We had a comfortable room with the best breakfast ever tasted in any hotel . Beside all the cereals , home made Scottish porridge and bowls of fresh fruit . There was a menu listing everything . From smoked salmon to a full Scottish breakfast . This contained 2 eggs , 2 rashers bacon , sausage , tomato , mushrooms , black pudding , haggis , tatties , toast , and a bowl of beans . fruit juice , coffee . All made by Mirella's father . "Check In was helped by the presence of a staff member. This was fortunate as the coded key release system seemed to be playing up. We were in the basement room which was fine but the stairs were a little tricky with cases. The location is really good. 5 minutes walk from the Playhouse Theatre where we were seein a performance. It is just a 15 minutes walk from the railway station,10 from the bus station and 5 from a tram stop. We would happily stay here again."
