The fully equipped kitchen allows you to cook just like at home: dishwasher, fridge-freezer, washing machine, Senseo coffee machine, mini oven, microwave, kettle, stovetop, and all the essentials needed to prepare your meals. On the ground floor, you will also find a bathroom with a modern shower, washbasin, and hairdryer, as well as separate toilets for added daily comfort. Outside, enjoy a private 20 m² terrace, sheltered from view and furnished with a retractable awning, a gas plancha, outdoor dining furniture, and sun loungers—perfect for outdoor meals and relaxing summer evenings. A private parking space is available inside the fenced and secure residence, with free positioning. Ideally located, the house is just 500 meters from the beach and only 200 meters from the main shopping street of Vias Plage. This typical Occitan village, nestled in a remarkable natural area, is a modern and dynamic seaside resort. Vias is an ideal destination for family stays. The town offers a wide range of activities such as visiting the André Malraux art gallery, strolling along the Canal du Midi, exploring the seaside streets, spending a day at Europark, or renting bikes to enjoy the famous Canal du Midi and the Mediterranean coast. Vias’ beaches are easily accessible via cycle paths (2.5 km) or direct parking nearby. Many water activities are available: diving, sailing, jet skiing, paddleboarding, kitesurfing, wakeboarding, sea kayaking… The property is close to many restaurants, bars, and shops. \## Neighborhood The house is located in a private, gated residence.
