Positives: Easy check in. Great food. Wonderful breakfast. Good service. Lovely staff. Great outdoor pool. Lots of parking. Bus stop a few yards from the front door so easy to reach Torquay, Paignton, Babbacombe etc. Walkable from Torquay Station.
Negatives. Rooms are tired and need an overhaul. There were some problems with my room but I was moved very quickly. Furniture in the lounge also needs an upgrade. It does sit on the main road so traffic noise is constant in sea view rooms but the view is gorgeous.
However, the attention to old fashioned detail is stunning hence my 3rd stay here. The dining room is gorgeous- chandeliers, proper linen, beautiful glassware.
Breakfast . A good selection of both Hot and Cold. A much needed way to start a busy day.
Like so many others guests for those days i was there.. the only issue was the room temp..especially during one of the hottest periods of the year.
*No aircon.
*No fan unless requested .
I did request.. never received.
*Could have had an in room mini fridge..
Things i think they could work on going forward.
I personally fell out with one of the managers at sign in..hense the lower star rating. Thought he was rude and not at all friendly . Not a great first impression!
Bar food was very good for evening meal .
To add just one more thing which is not a complaint .. Hotel is clearly suited for the elderly as i was one of a less than handful of younger guests. the majority over 70 .
I enjoyed my stay ..thanks to the majority of the staff who took care of me .. especially the barman keith . Enjoy the pics.

Double room was small and very hot, fan helped a bit. Water was clean in pool but hand rail could be tightened. Not allowed in main area first afternoon due to private function (an area we choose hotel for the view). Next evening another group took over most of the entertainment area, one of their dogs was off lead, on and around dance floor, another dog was sitting on the chairs. Entertainers good.
Drinks price high and varied in quality due to bar or restaurant prepared Okay if you are on a deal or package but not otherwise. Felt as a hotel guest in the way.

: The location of this hotel is spot on—The building itself has a bit of charm with its antique character, but it is dated & creaky
The room was disappointing. It wasn't clean, felt worn out, and the temperature was unbearable. There is no air conditioning and no fans were provided. The room was roasting hot at night to the point where I had to take two cold showers just to cool down enough to sleep.
An outdoor pool and hot tub are a real novelty for a UK break, and our first day was lovely despite the facilities being poorly maintained. Unfortunately, from day two onwards, travellers set up camp behind the hotel and began freely using the pool and outdoor areas via the back gate. They completely took over the space, were exceptionally loud, and intimidated my child to the point where we couldn't use the amenities. By our fourth day, they were throwing hotel furniture into the pool for a birthday party. When I reported this to reception, the staff member literally shrugged her shoulders and couldn't have cared less.
The hotel restaurant is wildly overpriced for what you get. Parking is £10 a night via RingGo, which I paid for the first 3 nights. When extending my stay for 1 night, reception casually mentioned I could have paid half-price through them all along—information no one shared at check-in. I then registered my numberplate, only to receive a £100 parking fine 2 weeks later for the final night.
Wouldn’t stay again.
Staff were fantastic, could not do more to help you. Food was lovely. Room was very basic, but clean, only thing I would suggest is to place fans in the room as it was extremely hot. Other than that I would stay there again.
We stayed at Livermead House while attending a special event. The staff were extremely friendly and welcoming. Dinner and breakfast were excellent. Recommended.
The first room we were given was not up to 3 star standard.
We contacted reception the next morning and they were very considerate and we were offered an alternative room that was more acceptable. The location, food and the staff were excellent. We hope to return.
Great staff very accommodating & very helpful. Rooms were small but ample size as didnt plan to stay in all day & room looked as if it had been recently painted. Too cold for the pool when we stayed but did jump in the hot tub & sauna. Definitely would stay here again
Care to spot the entrance to the hotel is needed, as the road is busy. The hotel is comfortable. We had a problem finding the room, as the numbers of the rooms aren’t sequential. It would be useful to be told that when checking in as it was confusing. We attended a concert and it was lovely to have a room and avoid an hour’s drive home afterwards.
The staff were great.
The property is fantastic, there is scaffolding on the back of the building where but you hardly know there is work going on.
We enjoyed our breif stay, and will stay again, and when we do, it will not be booked through Expedia.
We booked this quite spontaneous and last minute. We arrived around 9 pm and the reception checked us in pretty swiftly and pointed us towards the room.
The main areas of the hotels have quite a rustic feel to it, however the rooms were fairly modern - thought the oil Painting with the food and lobster made me giggle
Only thing that I did find negative was that the hotel was advertised as having a sauna - which is the reason we booked it. But the sauna was hidden away in the secret squash arena, and did NOT look like the picture on hotels.com. It worked fine, but it was tiny, no windows and let the heat out quite quickly.
Additionally, it was basically impossible to find, and we needed a member of staff to take us there
Overall i found this really funny, but I don't think you should advertise it as a facility of the hotel - especially with the current picture
Lovely friendly hotel, limited on amenities, for example no air con or fan, budget tea and coffee making, but staff and atmosphere made the day! Would go again even knowing this and only having 4 hours sleep due to heat in room 👍

Lovely hotel. The only comment I would make is that the hotel is very old dashioned and could do with a bit of updating.
It was great value for money.
We had a lovely 1 night stay. The staff were very friendly and welcoming . Room had a lovely view though was a little tired looking. But was still very clean and comfortable.
It was nice that they dont charge extra for parking and there was plenty of space. When we asked if we could takr breakfast in the room, the staff were so lovely and brought it to us. Pool was refreshing - we didn't feel rushed to leave. Would definitely visit this hotel again.
