GOOD TO KNOW
The pool is unlifeguarded — adults supervise children at all times; pool hours end at 10 PM. The estate`s separate lower-level suite and coach house may host their own guests — fully separate spaces with their own entrances; the pool and backyard remain exclusively yours. Registered guests only (max 12); celebrations happen at nearby venues; quiet hours 10 PM–8 AM. Three exterior cameras (front door, driveway, backyard) — never inside. Quick ID verification and a short rental agreement with pool-safety acknowledgment after booking. Pets on request — exact fee confirmed up front; pets stay out of the pool.

REGISTERED GUESTS ONLY. Max 12 overnight guests, all named on the booking. Anyone beyond your booked count — day visitors included — requires our written approval in advance. Unapproved visitors are a material breach of these rules.

YOUR PRIVATE RESIDENCE, NOT A VENUE. We can`t accommodate functions, receptions, ceremonies, set-ups, décor installations, outside vendors, open-invite gatherings, or commercial photo/film shoots — no attendees beyond your registered group, ever (our booking platforms` community policies and City of Brampton by-laws). Guests attending celebrations at nearby venues are exactly who this home was designed for.

POOL SAFETY — READ THIS ONE TWICE. The pool is private, exclusively yours, and unlifeguarded: adults must actively supervise children at all times — no exceptions, no delegating to older kids. No diving. No glass anywhere on the pool deck. No swimming under the influence. Pool hours end at 10:00 PM sharp. The pool gate must be latched whenever the pool is not in use. Use of the pool is at your group`s own risk, as acknowledged in your rental agreement. Seasonal: generally June to the end of September, weather depending.

QUIET HOURS 10:00 PM – 8:00 AM. Brampton`s noise by-law applies at all times. No amplified music outdoors after dark, and any speakers you bring stay at conversation level outdoors, always. Twelve voices around a pool carry — keep the backyard conversational after 10. The estate`s lower-level suite and coach house may host their own guests; everyday sounds occasionally travel between levels.

PARKING: free parking on-site; keep neighbours` driveways clear.

NO SMOKING or vaping anywhere on the property. No illegal substances.

PETS: Welcome upon request with prior approval. The exact pet fee is confirmed in writing at approval — before check-in, never after. Pets stay out of the pool and off beds and furniture.

VERIFICATION: Government-issued ID and a signed rental agreement — including the pool-safety acknowledgment — are required after booking (disclosed here per platform policy).

MONITORING: Three exterior security cameras operate at the front door, driveway, and backyard. There are no cameras inside the residence, and the garage is not monitored.

ENFORCEMENT: Breach of these rules — pool-safety rules above all — may result in immediate termination of the stay without refund, reporting to the platform, and recovery of fines, damages, and additional cleaning costs. Stays are licences to occupy, not tenancies, per our Terms of Service.
