Spotless room, friendly, helpful and courteous staff especially Mike was great, great location, close to all amenities and walkable to all historic places, definitely I’ll stay there again
We loved our stay here! Absolutely amazing location. The room was really nice. Michele was so welcoming and helpful. We would absolutely stay here again and recommend it to anyone going to Rome.
Host was very pleasant and helpful. Room and accomodations were more than satisfactory for our party of 3. Location was near important historical sites and restaurants.
The place was perfect. Just as described, clean, and a short walking distance to the main tourists sites. Close to restaurants, and coffee shops. Staff was very friendly, responsive, and gave suggestions about places to visit. Truly recommended!
Absolutely should NOT be advertised as a hotel. Did not clean our room even once during our 3 night stay. Had to ask multiple times just for extra towels as we did not want to use the same ones all three nights. The room and especially the bathroom were dirty. Only positive was the close location to the Colosseum. Would NOT stay again nor recommend.
Very nice apartment, comfortable bed, great bathroom, coffee maker that was restocked every day by the super nice host.
The location is very near to the colosseum and a lot of wonderful little restaurants.
We walked everywhere, Rome is a big city but, we were able to find our way around just fine.
Gentlemen that checked us in was fantastic. Friendly and helpful! He even offered me a glass of cold water before checking us in. Very smooth checkin and organized. Also helped us with directions to Subway. Lots of clean towels , soap and coffee maker in room. Cold water dispenser in lobby is a nice touch. Would

in a great location to move around the city . Luca helped us a lot showing us a map of the city and a good places to eat. The only part I didn’t like is the bed very uncomfortable couldn’t sleep . but everything else was very nice also A/c works properly . thanks so much !
Checking was really nice, there was a person for check in. They helped us book the Taxi to the airport. Colleseum is very walkable via Domus Aurea park . They have spacious room with Coffee makers. Dont expect a kitchen or utensils but other than that , this property has everything. Even a water dispenser for drinking water, that was a blessing. It is on ground floor so not any steps.
We were welcomed by Michele who was very helpful and so polite and kind. Our room was very large, which was a pleasant surprise. It had a small fridge, nespresso for coffee, and a large bathroom, big windows and very high ceiling. The air con worked really well, and there were extra pillows if needed. It is not a standard hotel, and only has a few rooms, with no 24 hour front desk - similar to how a bed and breakfast operates. Just FYI.
For check out Luca helped us find a taxi (the app wasn't working for us), and we had a great chat.
Amazing value for the cost and super staff. I highly recommend!

Not to be negative, my 2 20-yo and I were fine during our 3 night stay here. The location was great, very close to the colosseum and restaurants and cafes. However, is NOT a hotel. At most it is an average Airbnb room. It consists of a small check-in “desk” area that opens onto 4 different rooms. The rooms are spacious, and clean. But that’s it.
The location is pretty strange, inside a locked, what seems like, residential building, that is very easy to miss. Oddly enough, it calls itself a “bed & breakfast,” but we were just grateful for the cold water dispenser for us to fill our water bottles from on the hot days.
There are no other real “hotel” amenities or vibes. The towels were very thin and they would not replace them for us during our 3-day stay. The room did have a small fridge and an espresso machine & kettle.
Our biggest issue was the beds/ding. We were told we’d get 3 “twin” beds but rather we got 2 single (very small) and basically a small sofa that was very hard to sleep on. We got NO housekeeping service (again, not a hotel), and on our second day the bathroom drain really started to smell bad and was not at all fixed by the spray the desk attendant used in the morning.
There is only someone out front when they have a check in, so it’s very hit/miss to get assistance. He was VERY sweet though.
The price is good, and location is super convenient, especially since it’s very clean. But it’s important to have accurate expectations going in.
