A unique and unrepeatable experience in an extraordinary setting in the heart of eternal Rome. The location of Esedra Flat is simply superlative; in Nazionale with windows on this big street, main artery of the historical center.
Between the Fountain of Trevi and the Terme di Diocleziano, Piazza Venezia and Piazza della Repubblica; four cardinal points, four Roman splendors, places among those most noted worldwide, all reached within a 5 to 15 minute walk.
For the business traveler getting around is really easy. In Piazza della Repubblica, reached in only 2 minutes on foot, you can find the taxi station and the underground station line A, while in Piazza dei cinquecento (Termini) you can find a lot of Buses, national trains, etc., Termini is the real hub of the entire city.
The recent renovation add a touch of preciousness. It's located on the 1st floor. The apartment can accommodate up to 7 people. There is one bedroom with 2 single beds (reached by passing through a second sleeping area, as is common in many older Roman buildings, which has a double sofa bed), and a living room area which has one double sofa bed and a single sofa bed. On request it is possible to have an additional bed (bed linen included). The flat is furnished with a full kitchen and 2 bathrooms, 1 of which has a shower.
And is not lacking all amenities necessary for relaxing after an intense day; Air conditioning, TV, satellite, DVD, internet. My sister and I stayed here in April and thoroughly enjoyed the apartment and the activity on the street. It is Rome! It is noisy and active, but great for people watching. This is a great location to go from to see many sights or catch a cab to go to the Vatican etc. The flat is nicely designed and furnished.

Fantastic apartment. Much bigger than the photos suggest. Quite noisy but not unexpected when you are in such a central location. Easy walk to almost every attraction. Only downside was that the apartment was slightly unkempt e.g. Broken lightbulbs and fixtures such as the toilet flusher and dirty shower. Very minor things.
Nicola greeted us and was very helpful and friendly. She booked our return taxi for us which was appreciated.

Lovely flat, well situated.
My husband and I, along with our adult daughter rented this flat for our first visit to Rome, just after Christmas. The flat was clean, simply furnished and very spacious. Very well located in a beautiful building close to the Metro (which is extremely easy to use), shopping and restaurants. The only issue I had with it was that because of the layout, and because many of the walls are actually frosted glass, privacy is a little compromised. It's perfectly suited to a family, though. WiFi worked well, but only toward the back of the apartment.

We stayed in late August 2014. Overall a very satisfying stay. We were met my Hazel, who gave us a good briefing.
Three blocks to the subway and two blocks to the city bus. The #40 express bus took use from the apartment to the Vatican in 15min, and the Subway had us at the Coliseum in 10 minutes. Overall an excellent location.
The apartment itself was as advertised. We had plenty of room for two adults and 4 kids, with two fold out couches and two twin beds.
The hot water is a bit limited for six persons, so quick showers are required if everyone wants warm water. Only other minor issue was spotty WiFi.
I would recommend this property to anyone coming to Rome.

Wonderful stay!
The flat was even better than I expected. It was extremely spacious with two living areas, a large kitchen, 1.5 bathrooms, and a large bedroom. There were two beds in the bedroom, a sleeper sofa in each living area, as well as a cot.
The location is perfect!!! Located in the center of Rome, we were walking distance from restaurants, shopping, supermarkets, the pharmacy, the main train station, and most of the tourist attractions. I loved opening the window each morning and night and looking down at the hustle and bustle of the streets.
The owner and property manager were very accommodating. I had to make numerous changes to my reservation and they were always very pleasant about it. I initially made a reservation to stay there in May 2014, however, I had to cancel my trip the day before I was set to arrive. The owner allowed me to use my deposit over a year later when I finally did arrive.
I definitely recommend this flat!

A great place to stay in Rome
The apartment was as advertised, and an excellent place to stay in Rome. It was within a very short walking distance to a Metro station (but make sure you have coins for your tickets as all of the ticket machines rejected our notes).
Our host, Nicola, met us at the apartment and showed us around.
There are any number of restaurants within a very sort walk and ww supermarket down the road. Don't miss the Gelateria across the road, it is great for a refreshing desert.

We have arrived in 7 and occupied all the space in the flat. General condition of stay is ok and location is super. We enjoyed a lot our stay in Rome. In the beginning we had problem to contact Nicola when we arrived in station (no line and we have no idea which floor to go. Fortunately it solved in reasonably short time and we have Daniela inside waiting for us who has been very kind and helpful. Only one thing unpleasant happened in the first night, our next door neighbours arrived very late (long over midnight) and with only the crystal division, me and my husband woke up by surprise by the sudden light up and high volume conversation, we were forced to get up and let them know that it was very late and people were sleeping soundly here. Fortunately even they came back days after always very late but improved their volume. Only one suggestion, isn't it possibile to have some improvement on the crystal division in between, in this way might reduce the light/voice disturbance durning night time. Anyway we would like to thank you all for our happy vacation spend in Rome. Looking forward to coming back next time.

Perfect Roman Holiday!!!!!
The Overall Stay and Experience was exceptional and well enjoyed. I highly recommend using the car service from the airport and the welcome basket as well. Nicola greeted us and answered all questions. She is very pleasant and remained so when I had a question via a phone call. Which was appreciated. Great Local within walking distance of Grand Sites including the Trevi Fountain and Spanish Steps. The Ristorante across the street Perfect for Early Morning Espresso -- Fresh Squeezed Juice and Croissants Perfect!!! Closed on Sunday BUT just walked 2 blocks the other way and Viola another wonderful place for espresso!!!

Extraordinary ROME Apartment: Great Location
Without a doubt, were I to have the opportunity to visit ROMA again, I wound not hesitate residing at ESEDRA FLAT. Franco and his team have taken the time to add those special amenities that make this a "one-of-a-kind" apartment. ESEDRA FLAT is the perfect location - within walking distance of ROMA's historical sites; restaurants, cafes - designer shops are at your doorstep. The Piazza de Repubblica meets you at you door as does the Via Nazionale. Upon your arrival you will find a uniquely designed apartment freshly stocked with fresh linens and your favorite wine. This is an unusually large apartment ready to accommodate friends and family. I would not hesitate to recommend the ESEDRA FLAT given our positive experience. Most important: the accommodation and its neighborhood is exceptionally safe surrounded by many important government buildings and offices.

Read the description carefully...
Allow me to translate the statistics listed with pictures taken from angles that mislead:
2 Bedroom = 1 bedroom with a door that doesn't close for risk of falling off the wall, 2nd with no door that must be walked through to reach the 1 bedroom. The "master" bedroom with the door that shouldn't be closed has 2 twin beds which are the only real beds in the apartment, though there are 3 sofa beds of varying size.
2 Bathroom = 1 full bathroom, 1 half bathroom that contains a sink and a toilet that nothing should be done in besides #1.
Washing machine was good, but the "clothes dryer" is a place to hang dry your clothes in the middle of the kitchen.
None of these issues are deal-breakers, as the overall condition of the apartment is good, the location is fantastic, and the price is right, but certainly starts out your vacation with a lot of frustration after you've paid cash for the place and can't effectively even back out. As someone who has used VRBO 15+ times now, this is the only time I've been less than satisfied.

Comfortable flat in great location
Our family of 5 stayed in this flat on our recent trip to Rome. It was comfortable and ideally located to walk to most of the amazing sites Rome has to offer. Nicola and Tonio were very easy to deal with and accommodating to our changing schedule. We would recommend this flat as a great base from which to visit Rome. Keep in mind, though that there are 2 twin beds and the other beds are pull-out couches.

Excellent stay in central Rome
We stayed with our 3 young kids in the apartment for a week. The apartment is large and had everything we needed, including all kitchen utensils, washing machine, dishwasher and more. It is also fully air-conditioned
The location was great - close to Metro station, buses, shops (including a large supermarket) and a short walk from Trevi and the Spanish steps.
The apartment is located on a very busy street. The windows blocked the noise well, but we had to keep them closed to avoid the street noise (there are also windows that face the internal patio we could keep open).
There are two double sofa beds, one single sofa bed and two single regular beds in the apartment. We slept on the two single beds and let the kids sleep on the sofa beds (didn't look very comfortable but the kids didn’t complain…).
All in all, it was super convenient stay for us and we had great time in lovely Rome.

Great urban escape, perfect for the family
The apartment was spacious, comfortable, cool. Nicola was super helpful. We ordered a bag of food to have on hand upon our arrival ... and it was perfect.
Hardly a bad word could be said about it, but I'll try, just in the spirit of full disclosure. The pullout beds were fine, but they're never really that comfortable. Not a big complaint. Just a heads up. If you're sensitive to pullouts, make sure you call dibs on the regular beds. Plus there's not a ton of separation of the rooms, so not all that much privacy from your roommates.
Also, the location is very central and walkable to everything. What it lacked, however, was a great neighborhood right out the front door. Again, not a big deal, we could walk 5 to 10 minutes. It's just that in the morning or late at night, if you wanted to just pop outside, it's a very busy street with mostly touristy stuff. Think Market Street in San Francisco.
All told, I'd highly recommend. Real value for the buck, no doubt!

Good location but with leaky roof!
Two adults & 2 children fit comfortably...would hate to confine more people in same space. A heavy rain one morning had water pouring in through the bath and hallway electric light fixtures. Manager investigated & said a plugged drain on the terrace above caused the problem; however peeling paint in the bath makes me think that has happened more than once. No extra towels were provided to replace those used to mop up the rain water. We inquired about a clothes dryer before booking...clothes dryer is a portable drying rack...NOT an electric or gas dryer. Drying sometimes took 2 days. Plan accordingly. Apt was clean, but sofa beds were past their prime. Street noise kept the children awake @ nite until we moved them to the kitchen-dining area sofa bed. Good street maps were available for finding our way around. There were DVDs available but satellite TV did not work. Wi-Fi connection was reliable. Bus stops were 1/2 block away as were ATM machines. A pharmacy and grocery store were very nearby as was a book store and several good restaurants, a fresh fruit stand and gelato shop. Metro stop was also close. The walls were thin between our apt and the one next door. We could often hear a baby crying early morning.

Wonderful location!
Esedra Flat was perfect! After arriving by train, we easily walked to the flat. The location is convenient to all of Rome. It has a nice kitchen and two bathrooms! We walked everywhere. A special treat was the beautiful church "St Paul Within the Walls" which is across the street. We attended 'La Traviata' and a wonderful concert there. Nicola was very helpful with directions and also arranged our Vatican Tour . The flat had everything we needed and was very, very clean and safe. We would recommend this flat and owner.

Excellent Location in Rome
We stayed at the Esedra flat in April 2010 and had our best family trip to date. The location puts you in the heart of Rome and near most of the major sites: the Trevi Fountain, Coliseum, Forum, Victor Emmanuel Monument, Pantheon and Spanish Steps are all less than a mile away and very accessible by foot. Additionally, the metro station is two blocks away making the Vatican a quick and easy 15 min journey and the hop-on-hop-off tour buses run from the same area. We traveled with five kids (6 months to 10 yrs) and found the flat comfortable and roomy with enough amenities to keep the kids occupied after a long morning of walking to the sites. The flat is ideal for families - walk around all morning, come back and make dinner, then go out in the evening - all without burning out the kids. In case of emergencies, there is a McDonald's on the corner for the kids, and an Irish Pub across the street for dad - perfect! Nicola, the site manager, was very professional, competent and accessible, giving the traveler the comfort of knowing that they are being well looked after. Highly recommended and looking forward to returning. (PS - the site says "Dryer" - it is not a clothes dryer, but a hair dryer)
