- Booking guests must be at least 25 years old.
- Same-day move-in will not be honored after 9 AM AZ time. Please make an inquiry, and we will accept or decline based on our ability to accommodate.
- If you are a local person, you must be pre-approved in order to book this house. Please make an inquiry, and we will approve or disapprove at our discretion.
- All guests that have a confirmed criminal record shall be declined and asked to cancel the booking at their own expense.
- Guest agrees to provide identity authentication to Guest Ranger operating for GoodNight Stay. They will authenticate name, address, phone number, and photo ID verification. If this is not provided within 48 hours of booking, GoodNight Stay has the right to cancel the booking without penalty.
- Maximum of one pet under 35lbs, $100 per pet fee required.
- All listed amenities are to be used at the guest's own risk. The homeowner and GoodNight Stay will not be held liable in any way for the risk, danger, injury, or damages caused to the other party.
- Parties, events, or weddings are not allowed.
- Smoking: Smoking is NOT allowed inside the home. Violation of this rule will be subject to a $250 minimum fine. Candles are also not allowed.
- Noise Levels: Please keep noise levels to an acceptable level so as to not disturb our neighbors.
- Parking: Parking is limited to 1 vehicle in front of the home on the leftmost side. Please keep in mind that this is a shared parking space with the downstairs unit renters. Additional street parking is available in front of the house as well.
- Front Gate: The guest must pay a $150 returnable deposit fee for the gate remote. After pressing the remote once, please wait 5-10 seconds for the gate to open.
WARNING: The gate opens INWARDS. Please do NOT park in between the gate, as it will close despite a vehicle being present.
- Guest Count: Only guests of the reserved party are allowed in the home.
- Appliances & Furnishings: Please keep the property and furnishings in good order. Please do not move furniture around, and please use appliances for their intended use.
- Housekeeping/Garbage: There is no daily housekeeping service. Linens and bath towels are provided in the unit. Garbage can be placed in the trash cans located behind the property. Trash pick up is on Fridays, and recycling (green trash cans) pick up is on the first Friday of each month.
- Check-Out Procedures/Personal Property: We will gladly assist in looking for any items left behind, but we are not responsible for personal belongings left behind - Please make sure to take all of your belongings prior to checking out. Please also make sure to lock all doors and windows when leaving the house unattended and when you check out.
