GUEST RENTAL POLICY
Adults 25+ Please check ALL drawers and cupboards carefully before you depart to ensure you have all of your belongings. We are not responsible for any items left at the property or for the shipping of said items. If an item is left behind and we are able to retrieve it, we have a $75 fee to ship any items back to you.
Check out & damage deposit. We send a departure check list and ask that you follow it and leave the property in a neat and tidy condition. We don’t ask our cleaning team to move large items of furniture around, so we request that you return all furniture to its original location. We don’t like to make claims on the damage deposit but if our cleaning staff has to spend additional time above and beyond their allocated hours, to make the property ready for our next guests, we will charge for the additional time.
Failure of essential and non-essential appliances and facilities Please let us know immediately if there is any equipment that is not operating correctly. We will make every reasonable effort to have repairs made as soon as possible; however, there are limited service contractors in our areas, particularly on evenings or weekends. If a breakdown should occur to fundamental elements such as water systems, plumbing and electrical systems, and major appliances such as stove or refrigerator, every effort will be made to repair or replace, or an appropriate refund will be made for the inconvenience caused. No reduction of rent, rebate, or refund will be issued for a mechanical failure of nonessential appliances including but not limited to dishwasher, washer, dryer, entertainment systems.
Please note: If the police are called or the neighbors complain about the noise level or any other types of privacy disruptions, we are subject to take your deposit on the stay. We absolutely never want to do this, but if a situation calls for it we will.
BUNK BED SAFETY WARNINGS: There are certain risks associated with using a bunk bed and bunk bed ladder, and guests agree that use is at your own risk. Property owner assumes no responsibility for personal loss, injury, or illness of any kind which may result from use of the bunk bed and ladder. The owners are not liable for any accidents occurring. Parents with children should be especially cautioned regarding ladder use and agree to accept all responsibility for minors. While not an exhaustive list of precautions, guests agree to follow these industry standards: 1) Use of top bunk is limited to occupants 6 years or older; 2) Use of top bunk is limited to 1 occupant and a maximum 175 lb weight; 3) No jumping or other horseplay on or around the bed; 4) Always use ladder for entering and leaving the upper bunk.

We enjoyed our stay and the property was spacious and fairly clean. The gated community definitely added a sense of safety and peace, which I really appreciated.That said, the home could use a bit of TLC. The walls are noticeably dirty and could benefit from a fresh coat of paint. Also, while the rooms were roomy, the king-size beds were unfortunately quite uncomfortable. For a short stay it worked, but comfort could definitely be improved.Overall, it’s a good spot for a quick getaway with nice privacy—just a few updates would really elevate the experience!15 mins to Downtown21 mins to Airport
We were extremely pleased with the location, quiet neighborhood, gated community and the fact that it was newer construction! The roosters in the morning were an added bonus:) That being said, we are all in our late 50's/early 60's and we didn't realize the amount of stairs that we would have to climb to get to the bedrooms! Might want to make sure you mention that in the listing because moving luggage up and down was tricky. Only other complaint would be the beds overall were really, really uncomfortable. You need new mattresses! The stairs would keep us from coming back, but we appreciated the quick responses to questions and the quitness of the neighborhood!!! Thanks!!!
What I liked - pretty close to the action like Broadway, Germantown although you do need a car or you need to be willing to pay for an Uber or Lyft; nothing is close enough to walk to but the driving is highway and side roads, maybe about 15 or 20 minutes to get to these locations. The neighborhood, I would describe as “emerging” or “transitional” meaning there are plenty of new homes and condos but quite a few older homes in varying states of repair (hence the gated community?). We didn’t feel unsafe though. The condo is in reasonable condition for a newer rental, kitchen has adequate supplies for cooking an average meal (e.g., pasta and sauce). Pots and pans, silverware, plates, glasses in good condition. The place is clean but not super clean. I tried searching under the sofa for the missing back of a remote control….yuck! Also the walls are in reasonable shape but marked in various spots where folks are running into them. Blinds in the 3rd floor front window look like they have been yanked on pretty hard and might come out of the wall so I was gentle. Also the paint is peeling in the 3rd floor bathroom shower. Towels were new and smelled clean, starter supplies of toiletries provided so that was a nice gesture. Bed linens also smelled clean (didn’t look under the beds after my previous experience!) however the beds are quite firm. The host was easily reached by email and responded quickly to questions/concerns.
What could be improved upon - the check-in process to set up the door lock is rather complicated if you ask me but once we had come and gone a few times, it got easier. There is no backyard to speak of and frankly you would not want to sit on the patio as the view was a ditch and a littered lot. Would be nice to enclose the patio so that is not the view or fix the view. It can be noisy late at night as the entire building are vacationers I believe and some can be loud after a night out. Out of 4 nights I was woken up twice. Bring ear plugs. The cleaning help should scrub the shower a bit more on the third floor, some mold noted. Due to wear and tear, the place may need a bit of a refresh here soon.
