This second-floor studio apartment features a bright and welcoming layout, perfect for up to three guests. The open-plan design includes a cosy sleeping area, a comfortable living space, and a fully equipped kitchen. The private terrace is the highlight, providing a tranquil spot to relax or enjoy a meal outdoors. With modern decor and plenty of natural light, the studio is ideal for a relaxing getaway.

This studio includes all the essentials for a comfortable and seamless stay, such as:

-A private terrace with outdoor seating
-High-speed Wi-Fi and a flat-screen TV for your entertainment
-A fully equipped kitchen with appliances: refrigerator, oven, microwave, Dolce Gusto coffee maker, toaster, and more

San Sebastián de los Reyes is a vibrant and peaceful area, perfect for enjoying a more relaxed pace of life while staying connected to the city. The area is known for its local charm, with parks, cafes, and shops all within walking distance. Its location offers the convenience of suburban living while being just a short ride from Madrid’s main attractions.

Located about 20 minutes from city centre Madrid by car or public transport, this studio offers easy access to the city’s iconic landmarks, such as Gran Vía, Puerta del Sol, and the Royal Palace. Whether you’re here for business or leisure, the excellent transport connections and quiet surroundings make it an ideal base for exploring Madrid and its surroundings.

The accommodation is a studio on the second floor. It features a large, fenced-in terrace.

It is an open-plan studio where the kitchen, living room, and bedroom are all in the same room, with a slight separation between the spaces. The only room that is separate and has a door is the bathroom.

It has split-system air conditioning and heating. If you use the heating, you should not set the temperature higher than 22°C.

The legs of the sofa bed can be accessed by unzipping the back.

Bedding for the sofa bed is provided on the side, but it is not made up.

HOT WATER FROM SOLAR PANELS: It may take a little time to heat up.

- A small folding bed (ideal for children or smaller guests)

The accommodation is equipped with:

Hours:

June 12–29 and 1 September–6:11:00 a.m.–3:00 p.m. and 4:00 p.m.–9:00
June 30, July, and August: 11:00 a.m.–3:00 p.m. and 4:00 p.m.–10:00 p.m.
Additional guest after check-in: 60€/day.

Lost pool cards will be charged at €40 per card.

The house must be cleaned before checkout; otherwise, an extra cleaning fee will be charged to the guest.

Pets are allowed for a fee of 50€ per stay, provided they behave appropriately and do NOT use the beds or sofa out of respect for future guests. Additional pet after check-in: 150€/stay

No parties or events are allowed in the accommodation.

Smoking is not permitted. This will result in a penalty of 150 euros.

The noise levels and sleeping hours of neighbouring residents must be respected.
Failure to comply with the rules will result in immediate cancellation or financial penalties.

It is mandatory to complete the guest registration form as required by Spanish accommodation authorities, providing the information from your DNI or passport via the link we will send you.

Damage to the following amenities will incur the following charges:
10 € for small towels
20 € for large towels
10 € for sheets
30 € for duvet covers

Damage to or breakage of the lock on the front door of the accommodation will result in a penalty of 700 euros.

The loss or failurereturn of any key or remote control for the accommodation or garage will incur a charge of 60 euros.

Any damage incurred during the stay will be deducted from the pre-loaded deposit.

The cleaning or maintenance team will always enter the property if any unforeseen events occur that they can resolve.

We are not responsible for any personal belongings left in the accommodation.

Walking through residential areas with swimming pools while wearing swimwear or no clothing is strictly prohibited. Appropriate attire is required at all times.
