Please note, a rental agreement is required to book our property. Early Check-In & Late Check-Out (Subject to Availability) Early check-in and late check-out MAY be available for an additional fee of $20.00 per hour, for up to 2 hours. Early check-in: Payment must be submitted before 12:00 PM on the day of arrival. Late check-out: Payment must be submitted no later than 10:00 PM on the evening before departure. \*\*Please do not have mail sent to this property as we do not have the mailbox keys. If you are needing something delivered from USPS, you will need to contact the local post office to make pickup arrangements.\*\* Parties and events are strictly prohibited at this property. If there is any violation to this policy, a fee of $500 will be charged immediately. This property is not pet friendly so please plan of leaving your furry friends at home. There will not be any exceptions to this policy as the owner has terrible pet allergies and a fee of $250 will be automatically applied if you are caught in violation of this. If you have a service animal, proof of registration is required BEFORE you book. We supply freshly laundered linens, bedding, and towels for all of our guests. We also supply paper towels, toilet paper, laundry detergent, dish soap, and hand soap for a short 2-3 day stay. Long-term stays will need to replenish latter items at their own expense. Although often there will be a variety of condiments, such as coffee, etc., we cannot guarantee what will be available. Getting Around: Lubbock is a large city in terms of land size, so a vehicle is recommended for your stay. If you don't have a vehicle, you can get away with using either Uber or Lyft rideshare services. Other Things to Note: Parties are strictly prohibited and any violation of this rule will result in an immediate $500 fee. This property is not pet friendly so please plan on making other arrangements for your pets. There will not be any exceptions made to this rule and any violations will be charged an immediate $250 fee. Service animals will be required to show proof of registration BEFORE booking. Host-Initiated Cancellation Policy While we make every effort to honor all confirmed reservations, there may be rare instances where cancellation is necessary due to unforeseen circumstances. In the event that we must cancel your reservation, the following terms apply: Full Refund: Guests will receive a 100% refund of any payments made toward the reservation. No Additional Liability: Our responsibility is limited strictly to the refund of monies paid. We are not liable for any additional costs incurred by the guest as a result of the cancellation, including but not limited to alternative accommodations, transportation, or other travel-related expenses. Best Efforts to Assist: In the event of a cancellation, we will make reasonable efforts to offer alternative accommodations within our property network, if available, but we cannot guarantee availability or rates. Force Majeure Clause: We reserve the right to cancel the reservation due to events beyond our control, including but not limited to property damage, utility failures, natural disasters, or changes in local regulations that affect short-term rentals. Sale of Property: In the event the property is sold prior to your scheduled stay and the new owner does not wish to honor existing bookings, we reserve the right to cancel your reservation. Removal from Rental Market: We reserve the right to cancel reservations if the property is permanently or temporarily removed from the short-term rental market for any reason. It is centrally located in a nice, quiet neighborhood. Convenient to get to and from, as needed. The host communicated everything in advance making check-in/out a breeze. We decided to find a rental so my daughter could experience Lubbock and what it may be like to be a student (I felt a hotel would not give her this). We found this rental and it was PERFECT! Great location within walking distance to coffee shops and parks where we had a chance to talk to locals and students to get their opinions of the school and neighbor hood (they said only but great things). The rental itself was very clean. Plus the layout of the living rooms and bedrooms were perfect for hanging out as a group and when we needed quiet time before bed.
