THE LAURELS, Jedburgh - sleeps 2+2 in 2 bedrooms

The Laurels enjoys an idyllic rural location, yet close to the very pretty market towns of Kelso and Jedburgh. Step outdoors and you will find wonderful walking, fishing and golfing nearby, as well as an award winning restaurant right on the doorstep.

Ideal for relaxation, sightseeing or more active pursuits
Finished in a gentle colour scheme of cool greys and soothing neutrals with just a dash of Provençal style, this is an incredibly welcoming space for rest and relaxation.

The generous accommodation sits on one floor and comprises a large open plan living space and doors leading out to the patio where you can enjoy wonderful views over the paddock and fields beyond.

The kitchen features a Rayburn range cooker when you want to rustle up a winning casserole, and the dining area has plenty of space to accommodate one or two extra dinner guests for a little socialising over supper.

The bedroom is a calming space for long lazy lie-ins, or alternatively head outdoors for breakfast on the patio and some fresh country air.

Not forgetting the four-legged members of the party, The Laurels welcomes two dogs with plenty of scope for exercise in the adjoining field which extends into some lovely scenic walking trails.

A short 2.6 mile drive will take you to Harestanes Visitor Centre which features a busy events programme, art exhibitions, a craft centre and coffee shop, as well as lovely selection of woodland walks and cycling trails from relaxed ambles to more energetic climbs.

There are four walks which start and finish at Harestanes including access to St Cuthbert's Way, the stunning long-distance walking route which follows the legend of St. Cuthbert on his journey from Melrose to the Holy Island of Lindisfarne.

Alternatively for amazing panoramic vistas across the Border heartlands, take a hike to the Waterloo Monument, a 150 foot tower built between 1817 and 1824 to commemorate the famous Battle, finished off by a much deserved lunch at the Caddy Mann at Mounthooly.

GROUND FLOOR
The property sits on ground floor level.

Large open plan kitchen/dining area with Rayburn oil-fired range cooker, fridge/freezer, small dishwasher, wine fridge. A washer/dryer is enclosed in a separate storage cupboard off the main hallway. Large dining space with seating for four.

Sitting room with a large sofa and two armchairs, window seat overlooking the rear garden, and french doors leading out to the patio area and garden. TV with Freeview. Large feature fireplace with a living flame gas fire.

Bedroom one with king size bed, large built-in double wardrobe with generous hanging and storage space, dressing table and side tables.

Bathroom with spa bath with shower over, heated towel rail, basin and WC.

There is a second bedroom available for use for a charge of £45, with double bed, side tables and built-in wardrobe.

OUTSIDE
There is a patio area and large enclosed garden to the rear and side of the property. This can be accessed via the french doors from the sitting room. The property enjoys open views across the paddock and open countryside towards the Penielheugh monument beyond.

PARKING
Private parking for two cars is available directly to the front and side of the cottage.

BABIES & CHILDREN
A travel cot and highchair are available on request.

DOGS
Two dogs are welcome with a charge of £15 per dog. The cottage sits in a large lawned garden which extends into the adjoining owner property. The garden is divided by a fence which is fully enclosed. There’s an adjoining field which can be used for exercising your dogs which leads onto the railway line and walking trails.

Brilliant!

The Laurels is an oasis of light, and big rooms! Very quiet! Beautifully decorated. Could easily live here full-time!!! Highly recommend them.
