The property has all the comforts of home and more! Lounge in the morning with your coffee on the deck overlooking the Gatlinburg and Great Smoky Mountains. Entertain your guests in the open floor plan. This property features a fully stocked kitchen with a breakfast bar flowing into the living room, full-size washer and dryer and three good sized bedrooms. The property is also ADA handicapped accessible. Highland Village is located just 1 mile from the three-way intersection of downtown Gatlinburg so getting to all of the shops, restaurants and moonshine couldn’t be easier. Don’t want to drive? Take the trolley at the bottom of Village Drive and be downtown in minutes. There are so many things to do there is no way to list them all. There is Dollywood, The Great Smoky Mountain National Park, Clingmans Dome, shopping, museums, restaurants and so much more! If you decide to venture out of the resort, the cabin is just a short drive from the parkway in Pigeon Forge and Dollywood. It is also a short drive in the other direction to Gatlinburg and Great Smoky Mountains National Park. There is so much to do in the area, there is something for everyone. The area is full of history, beauty and fun! Add all this to a beautiful relaxing cabin and you are sure to have one of your best vacations ever. We look forward to helping you make this your best vacation ever! CITC Rules and regulations 1\. Check-In time is after 4 P.M. EST and check-out is 10 A.M. EST. 2\. This is a non-smoking cabin. Smoking is permitted on the deck, please discard cigarette butts in the proper place. If this rule is broken and we have a problem and need to remediate there will be a 250.00 fine to pay for such remediation. 3\. Minimum Age requirement - We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent. 4\. \*\*Payment – We require a 50% deposit to reserve your dates and the remaining 50% due 30 days prior to arrival 5\. \*\*Cancelations - A Sixty (60) day notice is required for cancellation. Cancellations that are made more than Sixty (60) days prior to the arrival date will incur no penalty. Cancellations made between Thirty (30) and Sixty (60) days from your arrival date, forfeit their 50% deposit. Cancellation within 30 days of check-in or early departures does not warrant any refund of rent or deposit. 6\. Quiet Time – Quiet time is between 10PM and 8AM. If this quiet time is abused you may be asked to leave the cabin. Please respect your neighbors. 7\. Maximum Occupancy- For the maximum number of guests please see the individual property details. 8\. This property requires a 2-nigh minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than two days, the guest will be charged the two-night rate. 9\. Inclusive Fees - Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate. 10\. No Daily maid service - While linens and bath towels are included in the unit, daily maid service is not included in the rental rate however maid services are available at an additional rate. We suggest you bring pool/hot tub towels. We do not permit towels or linens to be taken from the units. Please put dishes in dishwasher before you leave and take all trash to the bear proof container out front. An additional charge will be assessed if these check out procedures are not followed. 11\. Rate Changes - Rates subject to change without notice. 12\. Pets – If this is a pet friendly property there will be a non-refundable deposit to bring your pet (dogs only). If this is a non - pet friendly cabin. There will be a 250.00 fine for anyone bringing a pet into the cabin without permission. 13\. Falsified reservation - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in. 14\. written exceptions - Any exceptions to the above-mentioned policies must be approved in writing in advance. 15\. State of emergency- No refunds will be given unless the National Weather Service orders mandatory state of emergency in area of residence of a vacationing guest. The days that the National Weather Service orders a state of emergency area, we will refund: a. Any unused portion of rent from a guest currently registered, b. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the state of emergency is lifted; and c. We like the arrangement of the bedrooms with the master suite on one side of the main living area, and the other two on the opposite side with a bath in between to share. The location was great. Right at the start of downtown Gatlinburg but still close enough to pigeon forge without driving forever. The room was nice and had plenty of room for my kids to run around. Located just outside the heart of Gatlinburg this property was easy to access and didn't require skilled driving on narrow mountain roads. There are restaurants and grocery stores nearby making meal time super easy. The property itself was very clean and welcoming. We were able to make ourselves at home very quickly. There were no problems that required communication with the host but the contact information was readily available if needed. This would be a great place to stay for first time visitors who want a mix of quiet and activity. ##### Katie L. Not right in among all the noise and traffic but close enough to be there in minutes. Plenty of room and all the amenities of home. This property was very nice and clean. It was close to everything but not walking distance for older or little legs. They are building new buildings in the same location which is also a bonus but i hope it doesn't get to crowded and it could really use a sign to help locate a little easier we had a family emergency and had to drive separately so luckily the ones who got there in the daytime could find it how ever the ones who had to come late after dark had to call for help to locate this property because its a small path beside a building which is very easy to pass by. Overall though we would definitely stay again no doubt we did enjoy our stay very much! Good location. Steep drive but manageable. Had issue with people upstairs being excessively loud at night. Was not able to sleep well due to noise that lasted until early morning. I know this is out of the owner's control but really put a bad impression on this nice place. I was so excited about our trip to Gatlinburg and was disappointed during our trip with all the noise upstairs. There was also beeping from the smoke alarm which took 2 days to get fixed. We were in town for a convention, and it was just a 2 mile drive there each day. The condo was very clean, and nicely decorated. We did have to purchase a few things that we are accustomed to having available in other rentals where we have stayed such as salt and pepper, and complimentary coffee etc. There were just 4 wash cloths, 1 dish towel, and dish cloth, and no extra trash bags. The ice maker in the refrigerator was not working, and did not get fixed while we were there. If you are planning to do very much cooking or baking, there are just the bare minimum cooking supplies in the kitchen. Otherwise, it’s a very nice place to stay and the price is right. ##### Marilyn P. The communications, however, needed some refining. Directions sent for locating the place did not help and were very confusing and convoluted. We found the place by chance only. A complete power blackout in the area was unpleasant and the company’s representative was not helpful in providing emergency lighting instruments for our use, claiming the owner of the facility was responsible for not providing emergency lighting equipment. Thus, no help was given. This blame game was not helpful and frankly unprofessional for one in the hospitality business. ##### Gary M.
