A large and modern apartment recently renovated in the central Via delle Ruote, in the San Marco area. Bright and spacious, it is the ideal base for six people who want to experience Florence on foot, a stone's throw from the Accademia Gallery.
An apartment of about 100 m² on the second floor, designed for a maximum of 6 guests. It has 2 double bedrooms and 2 single bedrooms, 2 bathrooms with shower and a relaxation area. The house is completed by the dining room with a functional kitchen equipped with modern appliances and a small habitable balcony. WiFi and washing machine are available for guests. To welcome you will find a courtesy kit (toilet paper, soap, shampoo) for the first needs.

Perfect for large families and groups of friends who want space and comfort in a quiet but central location, close to museums and just a few minutes' walk from the Duomo.
Good to know: The apartment is on the second floor and the building has no elevator. Check-in by appointment from 14:00 to 20:00; for arrivals after 20:00 there is a supplement. The apartment is equipped with air conditioning, regulated by Italian law, which provides for a minimum temperature of 20° and a maximum of 22°. The apartment is located in the Limited Traffic Zone (ZTL): if you arrive by car, write to us first and we will tell you where to park.

Welcome! To make your stay pleasant for you and for those who arrive later, we ask you to read this little practical information. By booking the apartment, you accept the following.
Check-in and check-out
Check-in: from 14:00 to 20:00, by appointment. We ask you to let us know your arrival time in advance, so as to better coordinate us. Check-out: by 10:00 a.m. Check-in after 20:00: possible subject to the availability of our staff, with a supplement: 50€ until 22:00 · 80€ from 22:00 to midnight · 100€ from midnight to 02:00. Check-in after 02:00 is not possible.
Guest registration (legal requirement)
Italian law (art. 109 TULPS — R.D. 773/1931) requires us to communicate the identity of all guests to the public security authority. Upon check-in, we will then ask you for a valid identity document for each guest (for foreign guests, a passport). Without this data, we cannot deliver the accommodation to you. This is a requirement for all accommodation facilities in Italy: we record data only for the purpose of public security control.
Tourist tax
The City of Florence applies a tourist tax of 6.00€ per person per night, for a maximum of 7 consecutive nights. Minors up to 12 years old are exempt. (To be paid at check-in/already collected from the platform — adapt according to the booking channel.)
What is included in the rate
Air conditioning, heating, electricity, water, bed linen and towels, use of the washing machine.

Coexistence and neighborhood
The apartment is located in a residential building, so:
No parties or events are allowed. We ask you to respect the silence after 23:00 and avoid slamming doors. Smoking is prohibited inside the apartment. Any additional guests other than those indicated in the booking must be agreed with us in advance.
Heating and air conditioning
Heating: as required by national legislation (D.M. 383 of 06/10/2022), for the City of Florence, the system can be turned on from November 8 to April 7, for a maximum of 11 hours a day, with a temperature adjusted between 19 °C and 21 °C (tolerance included). Air conditioning: to reduce consumption and respect the environment, we ask you to use the air conditioner responsibly, maintaining a temperature of 19—21 °C and turning it off when you leave.

Keep your keys carefully. In case of loss or failure to return, for security reasons it will be necessary to replace the lock, with a charge of 50.00€.
Overtime interventions
For urgent interventions made necessary by improper use by the guest and requested outside office hours (22:00 — 08:00), a fee of 100.00€ will be applied.

If anything breaks or stops working, let us know: we'll check it out. No problem with minor inconveniences — we only ask for transparency.
Parking and ZTL
The apartment is located in the Limited Traffic Zone (ZTL), reserved for residents: it is not possible to park freely on the street without incurring a fine. There are two options: a paid private garage in the immediate vicinity (convenient but more expensive), or a car park outside the center (cheaper), from which to reach the apartment by public transport. If you arrive by car, contact us first: we will show you the best solution.
