This fully loaded Eugene ranch brings the fun inside and out — with a dedicated game room featuring a pool table and stadium mural, a private hot tub, a home gym, and enough space to comfortably sleep 8. Whether you`re here for a Ducks game, a family reunion, or just a weekend away, this house is built for groups who actually want to enjoy where they`re staying.

The house sleeps 8 across three bedrooms. The primary bedroom features a king bed and a spa-style ensuite with a glass walk-in shower and marble vanity. The second bedroom has a queen bed. The third bedroom is a bunk room with two sets of twin-over-twin bunks — perfect for kids or extra guests.


The game room is the centerpiece of the house — a pool table, a large wall-mounted TV, a bar-height table, board games, and a full stadium mural that sets the tone. It connects to the living room through sliding barn doors, where a large sectional sofa and ductless mini-split keep things comfortable year-round.


The kitchen is fully equipped with a Keurig, a full appliance suite, and everything you need to cook and eat in. The home gym includes a full cable machine and dumbbells. The washer and dryer are in-unit. Out back, you`ll find a covered deck with outdoor seating and a private hot tub in a fully fenced yard.

Guests have full access to the entire home — all three bedrooms, both bathrooms, the game room, living room, kitchen, home gym, covered outdoor deck, and private hot tub. The washer and dryer are available for use. The backyard is fully fenced and private.

We`re fully remote and manage everything through our property management system, so check-in is completely self-guided. You`ll receive detailed instructions before arrival. We`re always reachable by message for anything that comes up during your stay — most questions get answered within the hour.

DURING YOUR STAY
- Visitors: Please message us before inviting anyone who isn`t on your reservation. The hot tub is for registered guests only.
- Quiet hours: 10:00 PM to 8:00 AM. Outdoor noise, music and the game lounge should wind down by 10 PM. The neighbors aren`t all Ducks fans, so let`s keep the peace after the final whistle. Our indoor noise monitor measures decibel levels only, with no audio recording.
- No parties or events.
- No smoking: No smoking or vaping of any kind, including tobacco and marijuana, anywhere on the property, inside or out. That includes the backyard and hot tub.
- Pets: Up to 2 well-behaved dogs are welcome. Please add every pet to your reservation before you arrive, keep pets off the furniture and beds, and pick up after them in the yard.
- Hot tub: Please shower before getting in and keep soaps, oils, bath bombs, food and drinks out of the water. Up to 6 people at a time, and please supervise children in and around the tub at all times.
- Game lounge and gym: Please treat the pool/ping pong table and gym equipment with care, and keep food and drinks off the pool table surface.
- Parking: The driveway fits 2 vehicles, and street parking in front of the home is fine too. Please don`t block the street or neighbors` driveways.
- Trash: Please bag your trash and use the kitchen trash. Our team takes care of the labeled outdoor bins and trash day.
- If something breaks, message us right away. Accidents happen, and we`d much rather hear about it than find it after checkout. If a house rule is broken, we may cancel the reservation as the booking site`s policy allows. Damage or cleanup beyond a normal turnover will be requested at documented cost through its resolution process.

BEFORE CHECKOUT
- Please put used dishes in the sink.
- Please gather used towels in the bathtub or shower.
- Please take your food with you or toss it in the kitchen trash.
- Please leave bagged trash in the kitchen bin. Our team takes care of the outdoor bins and trash day.
- Please set the thermostat to 70°F and turn off the lights and TVs.
- No need to deep-clean. Our team takes it from there.

AT CHECKOUT
- Checkout is by 10:00 AM. Please lock all doors on your way out, including the sliding glass door to the backyard.
