One space in garage is available for guest use. Our property borders open space. We have mouse bait in the garage in plastic stations. Do not leave dogs or children unattended in the garage. Other things to note 14 people maximum . No parties or large events per the Colorado Springs code.
Basement rec room can sleep up to 4 with 2 roll out twin beds and a twin daybed and trundle.
Landscaper will need access to back yard to mow lawn during growing season.
If we need to access the garage or outside for maintenance (garbage bin roll out or hot tub for example) during guest stay, host will text guest.
We have a new, efficient, 50 gallon water heater, but, if people take long showers, they may need to stagger them. The yard has some terraces that do not have railings.
Windows facing west on second floor and third floor start about 2 feet off the floor. Screens will not prevent falls. Use window guard locks to prevent windows from opening beyond 4 inches. Always supervise small children around windows. Terraces in backyard do not have railings. Always supervise young children in backyard. Beautiful property with a gorgeous view of the mountains. We loved all of the different spaces to share family time when we were having our “down time”. Kids loved the ping pong table, outdoor games and hot tub. We had everything we needed for cooking, eating and just relaxing. Host was attentive and had quick responses to our inquiries. 100% recommend this beautiful property.

Thea was great and available when needed. However, everything was thought of to make the rental very enjoyable from the start. Great property, especially with trail access in the back. The ability to take our pooch with us was a requirement, and dog bowls and pet procedures were even provided. It was great!
Beautiful, modern home with lots of space, comfortable beds, and nice large spaces for friends to enjoy each other’s company. Property Manager went above and beyond providing helpful information on the surrounding area. Only issues were ice maker not working and one broken cupboard in master bathroom. I stayed here with family for a wedding weekend. The house was very well equipped from towels, pots, pans, glasses, plates, herbs and spices, shampoo, conditioner and body wash. Everything was well thought out. The owners even came over to sort out our music connection in the house. It was just what we were looking for! We enjoyed the ping pong, hot tub and fire pit so much! I highly recommend.
We really enjoyed the views from the backyard and the hot tub.. the kitchen was very spacious and well stocked with dishes and cookware.. it was very family oriented with cribs, a high chair and toys.. pet friendly.. and has lots of rooms/beds to fit our growing family!!!
There was one box fan available.. however the upstairs bedrooms can be warm in July.. so a fan for each room would be recommended.

We were a large group of adult adults and children staying in the springs for a funeral of a family member. We rented this house because there were five King size beds available in bedrooms which really works for adults. The house had everything we needed completely full kitchen and plenty of seating for meals and entertainment. Parking for two cars was easy and access to grocery stores, Costco and multiple restaurants nearby.The host Thea was awesome and communicated with me throughout the experience.The only negative thing I can think of when looking back on this trip was that the beds were probably new mattresses because they were fairly stiff and much harder than most mattresses we have at home. Otherwise, I would say it was a 10 out of 10 experience. The house was always warm as we left the heater on and never touched it. The hot tub was always going as well, which was extremely inviting.
This home was a great base and place of respite! Whether you leave the house or not, it is just right. And Thea the host was most accommodating and helpful. The home is quite large with ample nice bedrooms for a big group. We loved the long dining table that seats fourteen, even though we used it for just four people to enjoy long, fun meals cooked on the barbecue. The living/family room and kitchen hang-out space is super comfortable and well equipped, plus has great mountain views. We played ping pong in the huge downstairs game room, and enjoyed the perfect hot tub. The location is central and in a real neighborhood; we were there to be with our cadet at the Air Force Academy (including his staying with us in the house 3 nights) and it was an easy drive to campus, a straight shot into the South Gate. There are plenty of grocery stores nearby, we used Safeway and Whole Foods. We liked walking directly out from the back yard to the creekside walking path, for a long or short walk. We will stay here again!
Our family of 10 enjoyed our annual vacation here. Thea was great, answering questions and finding local information for us. Some of us flew into Denver early morning. Without asking Thea texted to let us know we were welcome to check in early which was quite helpful. The house was very clean which is always high on my list of expectations. Very tastefully decorated and had everything you could possibly need. It was in the upper 90's and even though we didn't need them (a/c worked very well) Thea sent over 5 fans just in case. The only neg is the 6th bedroom is not really a bedroom. Not much privacy as you can hear everything from the common areas and see through the room through the fireplace. But we didn't need the room so not an issue. We all enjoyed the stay.

Host was good and let us in a little early but code would not work. Host responded quickly to get problem resolved. We were disappointed in the cleanest of property and the fact that there were some maintenance issues with the home. Biggest issue was that several beds had dirty or stained sheets and blankets. Had to go out the first evening and buy sheets as we could not get ahold of the host in the evening.
Host did come by early the next morning and address our concerns and brought her cleaning crew back in to clean the house better. Host also reimbursed us for the sheets and gave us credit for a day.
The remainder of the stay was good.
Propery was great, had everything we needed. Thea, was wonderful she responded immediately when we needed her. Lots of memories & belly laughes were made.
Thea is the most attentive and responsive hosts I've ever encountered. Her beautiful home was perfection for a multi family gathering! Loved the open floor plan and long dining table to hold all. Never felt crowded with 12 of us! Trust that if you book, you will want for nothing...Thea will make sure everyone is comfortable. The paved 6 mile walking trail with a playground directly behind the home was a bonus to enjoy!
What a wonderful stay! Beautiful large home with stunning 2-story window wall directly facing Pike's Peak. Just gorgeous! We loved the backyard open to a large ravine with a tumbling stream. We felt close to nature yet had easy access to playgrounds, restaurants, disc golf, ninja course, arcade, Garden of the Gods and more.The host Thea was exceptionally kind and responsive. She has thoughtfully prepared the home with nightlights, throw blankets, perfect comfortable AC settings, hot tub and bathroom supplies, and more.We loved the huge dining table where we all played games together most every evening, and enjoyed family dinners at home. This lovely modern home includes comfortable beds (all 6 bedrooms have king beds, plus multiple extra portable beds if needed). All 5 bathrooms, yes that's 5 bathrooms, are fresh and new. Everything was clean and updated. The home is nicely decorated, uncluttered, and supplied with everything we needed, especially the kitchen--including a large crockpot, knives, scissors, serving utensils, pans and spices. BONUS: 2 washer/dryer sets.Ping-pong and the other games were a big hit :) Nice to have the large downstairs TV area for karaoke and movies. I was so impressed when researching to see that Thea has across the board sterling reviews. Here is another 5 Star rating! This is our 3rd Colorado Springs Family Reunion stay, and my whole family says they would definitely choose this one again.
