The condo is in an unbeatable location at the base of Peak 9 with Beaver Run SuperChair lift just outside the front door. This ski-in/ski-out condo not only provides a convenient location for hitting the slopes or walking to town, but it also comes with upscale resort amenities including hot tubs, a pool, an arcade, and more! Luxury awaits at this incredible condo!
The Space: Cozy up and get ready for a rejuvenating night's sleep within this 700+ square foot space making you feel right at home!
You'll find an enclosed bedroom with a pull-out sofa in the living room, comfortably sleeping 4 people. The living room opens to a deck with incredible views, perfect for a morning cup of coffee!
Even though you have access to many great restaurants, you have the luxury to dine-in utilizing a full-size kitchen with all of the appliances needed to whip up a tasty meal. The big dining table is perfect for playing cards or games with guests!
You'll find a wood burning fireplace and balcony in the unit, and you'll be within a close distance to all onsite amenities. You'll love the swimming or lounging pools, including one outdoor and one indoor/outdoor. You'll especially love them on a clear night with a sky full of stars! Kids especially will love playing mini-golf or arcade games in the games room at Beaver Run!

4-wheel drive or 2-wheel drive tires with snow chains may be necessary for safe travel to this property, even if it hasn’t snowed in a few days.

The Neighborhood: The unbeatable location of this condo places you a short walk away from downtown Breckenridge in one direction and the slopes of Peak 9 in the other. Situated at Beaver Run Resort, the condo is optimally situated for easy access to all the peaks of the Breckenridge Ski Area. The ski-in/ski-out condo is just steps away from the Beaver Run SuperChair lift, from which intermediate skiers and riders will find a wide variety of "blue runs," and experts can take the Beaver Run Chair for immediate access to the Falcon Chair on Peak 10. Beginner skiers will find a wide variety of lessons and classes, as well as terrain perfect for building up you ski skills right at Beaver Run Resort. There is something for all ski levels just outside the condo!
If you are after a city adventure you are only a 3-minute walk away from downtown Breckenridge where you'll find shopping, happy hour specials (MiCasa and Breckenridge Brewery are great!), fantastic meals, and more. You will find tons of unique experiences in dining, shopping, and seasonal festivities. Make a reservation at The Dredge, the world's highest floating restaurant with access to walkways to enter from Adams or Jefferson Street - during the summer months you can even feed the ducks! If you have children, you might consider looking into the Mountain Top Children's Museum, where kids can find crafts, dress-up, and building activities. There are plenty of experiences in shopping, dining, and year-round activities to satisfy your adventurous spirit.
There are also plenty of beautiful trails nearby for those that are looking for outdoor recreation. If you are looking for an easy hike, try hiking on Burro Trail, which leaves from behind the Beaver Run lobby and runs through a pine forest along a picturesque creek. For a little more of a workout and better views try hiking or mountain biking on Select 10 trail, which starts in the back of the building, up to the Sawmill Reservoir, a mirror-surface lake surrounded by pines and beautiful mountain views. You may also enjoy road biking on Breck's many gorgeous biking trails to Keystone, Frisco, Copper, Vail, or around Dillon Reservoir. Getting Around: The complimentary hotel shuttle service will take you to local attractions, shops, and restaurants anywhere within the Breckenridge downtown area. Breck Free Ride and Summit Stage bus stops are located right outside the resort. Uber is also available.
Other Things to Note: We can guarantee one car per bedroom. In the summer, Peak 9 Closing Day-Thanksgiving, the cost is $12 per night per vehicle. Winter, Thanksgiving to Peak 9 Closing Day charges have increased to $42 per night per vehicle. Additional vehicles above and beyond the one-car bedroom can be discussed by calling the front desk, however, they are not guaranteed and the costs will differ.

Your condo is in such a great location and was perfect for our father/ son guys ski trip. We love Building 4 from previous stays and the access to the true ski in ski out locker room just before the Beaver Chair lift. It was the perfect size for us and we would stay here again! You had everything we needed for a great time!
I enjoyed being a part of the resort of Beaver Run. You have access to many hot tubs, pools and sauna. If you park in the garage near 3-4 the commute to the room is quite simple. You can walk the entire resort without going outside if the weather is bad. A fireplace and balcony make it a very homey place to stay.

Great spot at a pretty low rate, pretty run down carpet and furniture, medium clean, gold fish crackers on floor at arrival, one bath towel, asked for more but never came so we asked a maid for some, front desk had not been informed of our arrival from VR management, but desk figured it out. Hard to cook due to lack of pots and pans, only one cutting knife and an old spatula. So typical poorly managed rental that has seen a lot of wear and tear, but for the price we got it for and the convenience of the location it’s worth it, just know the above short falls and you’ll have a good stay, just two of us, four would be tight

This was our third trip to breck and second time staying at beaver run. The unit was fine. Smaller than the first time we stayed. But manageable. We knew what to expect. Unfortunately check in was challenging because the management company didn’t have us in the system. And then when I woke up long before dawn to have coffee discovered there was just one coffee cup (I was close to drinking out of a soup bowl…) it took a full day (plus) to get more. The furniture is pretty tired/beds not super comfortable. But slim pickings at beaver run during busy times (spring break for us). Location cannot be beat.
The location of this property is perfect for easy access to the Beaver Run Express lift. It allows the convenience to stop in for lunch or just for a rest. A very easy walk to main street, or the shuttle is a great option too!
We came up to Breckenridge in late January to get in some skiing, and we couldn’t of been happier with this spot. Very comfortable and nice condo in the perfect location for skiing and a short walk to town.

Very nice Condo. Beautiful views! Free shuttle transportation very convenient. Was able to bring my my dog and he was also allowed on the shuttle.
We enjoyed our stay and had a fantastic time of spring skiing! The only negatives were the water in the bathroom sink didn't drain and the furniture (couch and chair) could be upgraded...the cushion arm part of the lounge chair was broken.

Great place to stay
Great location - convenient to everything. Some of the furniture was getting tired but overall it was fine. Enjoyed all the amenities of the complex. Walking distance to all of Breck was great. Only hitch was a late notification for 'pet' fees - 9# lap dog is not going to need considerable fees to offset its presence.
this condo is part of Beaver Run resort, so you have access to all of the amenities which is great. this condo is quiet and has a mountain view over a parking lot. Like most all of the area, there is no A/C so it gets a bit warm (only one sliding door, no windows) and the pull out bed is not very comfortable (like most pull outs). These are minor, but overall very good value for Breckenridge.
We checked in on December 24 and immediately reported that the unit was incorrectly listed as having two bathrooms, which was the primary reason we chose this condo. The Vrbo listing was also inconsistent, showing 400 sq ft in one area and 700 sq ft in another, along with two bathrooms; however, there was only one bathroom. The host later confirmed through Vrbo messaging that the listing was incorrect.After multiple follow-ups and a phone call on December 26, we were eventually offered a partial refund of 262, with no offer to relocate us. Given the misrepresentation, this response was highly disappointing. We requested confirmation that both management and the owner were aware, which was later confirmed.Additional concerns included pull-out couch linens stored in the same closet as a vacuum, mops, and dirty fans, as well as a fireplace that appeared unsafe due to significant buildup, which we chose not to use.Most disappointing is that this was reported on December 24, and as of January 3, 2026, the listing remains incorrect. This situation was poorly handled and felt impersonal, more like being treated as just another number rather than a valued guest.

Property could use some tlc
Front desk couldn’t find our reservation. Toilet was broken and wouldn’t flush. No AC so condo was 86 degrees each day even with blinds blocking sun and fans going. Netflix and other steaming services didn’t work. Minimal cooking supplies, only salt and pepper, no seasonings. Two coffee cups etc.
The property is very convenient for ski in/out. The room itself was fine but nothing great. The bed/pillows/bedding were super uncomfortable and the bedroom just has a strange sliding plastic door, but other than that it was fine. You could hear everything above you including the neighbors dishwasher and stomping ski boots, and the condo was so HOT(with the heat turned off) and the only way to cool it down was to open the door, so that makes for a long night of getting up every few hours to cool it down. Nothing that’s a deal breaker, the property is nice, and everything was convenient, just also not the absolute best experience.

Anniversary Trip
Breckinridge, if you haven’t been, is absolutely perfect. For families, couples, friend trips, etc. there were a few things that led us to give this property only 3 stars.
1. There was a bag of cat litter in one of the kitchen cabinets. I’m assuming that means there are cats in the condo from time to time. That being said I have an allergy to cats and my allergies went crazy when inside the condo.
2. The communication with the owners was difficult. We called 6 times, left voicemails, and sent two emails between the airport and the condo. We needed to know if we could check in early or not so we could plan our day. When we got to the check in at the condo they didn’t even have our reservation on file which obviously startled us a bit. We eventually got it all figured out and got into the condo.
3. The balcony on the condo is VERY small and only had one chair which barely fit so it made it a tad difficult to enjoy the beautiful July mornings.
4. The TV only has Xfinity cable. The TV does not work for streaming services. There was a note to call the front desk to get them to set it up but when we did they said the home owner had to do it since this condo is independently owned. I believe it has something to do with the fact that Beaver Run only offers 3 days of free WiFi.
Everything was as advertised, i appreciate when there are not any surprises. Convenient location and the shuttle was quick and convenient. Sofa and chair could be updated for a more comfortable experience and a second chair on the balcony would be a plus
