"Our room wasn’t available on the first night so we had to stay in a different one to what we booked (two single beds instead of a double bed). The first room was very dirty, and the radiator didn’t work, which left us feeling cold the entire night. The bar was also very noisy, with guests drinking and shouting until the early hours of the morning. "We stayed here a few nights to visit Edinburgh in festival month. The owner is very welcoming and friendly; but the standard is disappointing by today's standards. A dog seemed to have stayed in the room before us (she takes pets) which needed more thorough airing and cleaning. The room had a slightly tired feeling. The setting is lovely and it is handy for Edinburgh - 30 mins by car and a good train service from nearby Linlithgow."
