It's quietly located tucked away in Red Lion Yard, only steps away from Wells-next-the-Sea's bustling quay with its fishing boats and a great selection of shops and places to eat. Downstairs this lovely cottage has a superb well-equipped kitchen and a separate attractive sitting room with a wood-burning stove. Upstairs there's a beautifully presented bedroom with a king-size bed and a contemporary newly created shower room. Simply the perfect place to treat yourself to a stay throughout the year with the beauty of the North Norfolk coast literally on your doorstep and the advantage of the use of a lockable shed and outdoor dog shower. 2 night stays are available. The adjoining cottage, Channel View, may be booked to provide accommodation for an additional 2 guests. Linger longer when you book to stay for Friday and Saturday nights - no need to leave until Sunday evening! Ground Floor Entrance from Red Lion Yard into the kitchen. Kitchen a well equipped new kitchen with a pamment tiled floor. There's an electric oven with gas hob, microwave, built-in fridge with ice-box, built-in washing machine and a Belfast sink. Sitting room: has a feature stone fireplace housing a wood-burning stove, comfy striped sofa, armchair, coffee table and a large Smart TV. There's a dining table with two chairs which may be extended to seat four (two additional fold-up chairs are stored in the downstairs cupboard). Please be aware that there is a traditional Norfolk winder staircase which is fairly steep and has a solid hand-rail. First Floor Bedroom: beautifully presented spacious room with a king-size bed. To accommodate different needs one side of the bed has a medium mattress and the other side has a firm mattress. Beautifully furnished with bedside tables, USB chargers and lamps, an ottoman, a dressing table and stool, built-in wardrobe with hanging and drawer space, full-length mirror. Shower room: contemporary new shower room with walk-in shower, hand basin, heated towel rail and WC. Outside Whilst there is no private parking space, there are opportunities to park nearby at no cost, or there's paid parking available only 300m away in Stearman's Yard public car park. The beauty of staying here is that there's no need to use the car as everything is within walking distance. There's the advantage of an outdoor shower attachment with hot and cold water, ideal for rinsing off muddy dogs or sandy feet! Outside the cottage there's a bench where guests may sit and enjoy the view, or savour the excellent local fish and chips! The location is incredible and there is plenty to do within walking distance for the whole trip which meant we didn’t have to drive anywhere. The location made it so easy with the dogs and there were so many great little touches (dog shower outside for after the beach, spare dog bits). The cottage was exactly as described and so well equipped - we unfortunately didn’t have any hot water and no one answered the main phone (didn’t feel it was an emergency enough to call the out of hours number) but otherwise it was lovely. The bed is also half firm and half soft - it’s worth taking a mattress topper or something with you if you don’t like a firm top bed as it is very hard but we were only there for 2 nights but wouldn’t have managed for longer. We will definitely be going back again and would most definitely recommend to anyone looking for a place by the sea! ##### Lauren T.
