About this property

Aviator's House with Garden Terrace

  • The Casa dell'Aviatore, fully restored in August 2025, is a stately residence located on the main floor of a palace just a stone’s throw from the Grand Canal, featuring a wonderful terrace framed by wisteria and overlooking a private garden.
This refined and bright 136-square-meter apartment is enveloped by the tranquility of two secret gardens in the Old City. Between the sky and the treetops, it offers two large, quiet bedrooms, two bathrooms, a spacious living area with a kitchen, and—in addition to the beautiful 25-square-meter terrace—it features an exclusive lift landing.
All the chandeliers are Murano glass from the early 20th century. The interiors combine the elegance of the original period furnishings with modern elements, creating a perfect balance between tradition and functionality.
Located 50 metres from the Riva de Biasio vaporetto stop, between the train station and Rialto, this elegant residence allows you to enjoy the charm and beauty of the Venetian “pastellone” floors made of lime plaster, as was customary in the 1400s.
State-of-the-art climate control, including underfloor heating, and queen-size beds with top-quality mattresses also contribute to your comfort and relaxation.
The area is lively and authentic, home to many Venetian families. It’s convenient and easy to live in.
The residence is named Casa dell’Aviatore in honour of the adventurous Venetian pilot Fabio Zoppolato (1920-2020), who lived within these walls for nearly a century and who, in the 1950s, undertook an epic flight across the entire African continent, from South Africa to his beloved Venice, in a tiny aeroplane with canvas wings, a wooden propeller, and no radio. This flight still stands today as an aviation record.
The spaces that welcome guests—between a propeller that made history and one warped by a forced landing—also tell this true storey.

We cannot write enough good words to describe our experience. Within steps to the vaporetto stop, the apartment is hidden behind a typical brick facade. It is only when you step into the foyer do you realize you are entering another world. The apartment has everything you need, comfortable for 4 people, with a wonderful outside area to view the surroundings. On the lower floor you have access to the courtyard, which is beautiful and relaxing. The 2 cats are on constant patrol & very friendly! The location was perfect, given the vaporetto-stop access, (get the multi-day pass!) & Santa Croce offers shopping and good osterias right around the corner. The host is great and shows passion for the history of the property. Highly recommended!
