The location and home were very nice and clean. We enjoyed grilling and sitting around the fire pit at night. We were just disappointed at how low the river was and that was one of our main reasons for booking here.
Beautiful home deep in the hill country. Lovely outdoor deck, outdoor fire pit with seating, spacious and spotless home. Everything you need for a hill country vacation.
We booked this property with the mindset of relaxing with friends that we have not seen for awhile. We felt like we were staying at a friends house in the country because it was comfortable, quiet, and very well appointed. We cooked our meals there and had everything we needed, enjoyed the back porch, had cocktails in the evenings, and spent an afternoon sitting down in the river. We really enjoyed our stay, and it’s apparent that the owners really take pride in the home. We will definitely be back!
I was worried about the river level but it was pretty similar to the listing photos. The house was in great condition, as described, very clean. Would happily stay there again.
This property is exactly what we need to get away from the hustle of the bigger cities. It is quiet, beautiful and fully stocked with everything we need to be at home while away!
We rent every summer in the hill country, and this is our favorite property so far. Clean, spacious, comfortable, well equipped, and not a long list of chores to do when checking out ( like some places we’ve stayed). Highly recommended!
We had a great stay at this river house. Beautiful interior with excellent craftsmanship and decor. Great size kitchen with great room. Close to great swimming holes in Rio Frio and Utopia. We had a wonderful time in the Texas hill country.
Exquisite home, peaceful location, near the state parks
Property is in a peaceful location with great amenities. Kitchen is fully stocked and the outdoor views are wonderful. Relaxing at the property we saw deer, turkey, and a multitude of birds. The home is in close proximity to two state parks in addition to sites for launching tubes on the Frio River.
I loved where this was located. It was remote and the views were perfect for a weekend getaway. The rooms were cozy, the bathrooms spacious and clean. We enjoyed sitting on the back porch drinking coffee every morning. It was a great place to relax after a kind day on the River. Would definitely stay here again. Miss Jeralyn was very sweet and helpful.
We had a wonderful time at this property. We wanted for NOTHING! We had brought a bunch of supplies that were unnecessary. It was very cozy and close to so many things to do, yet peaceful and remote also. Would absolutely return!
This place is absolutely beautiful! The house had all the amenities. We enjoyed watching the hummingbirds on the deck and the deer early in the morning. The Sabinal river was crystal clear. This is just what my soul needed. I can't wait to return. Thank you for sharing your beautiful house.
Very quiet place. Water was very low due to no rain recently in the area. Fishing is a little challenging due to not much bank clearance. House was nice and well stocked. Would of been nice to have access to 2nd bedroom downstairs as we had my elderly parents with us.
This home is nestled in the heart of the hill country, with short drives to Lost Maples for hiking and Leakey for Frio River tubing, etc. It is right along the Sabinal River with lovely view out the kitchen to the river with the hills peeking through the cypress trees. One morning we awoke to a darling herd of sheep running down the road. It is very close to hwy 337, which is one of the most beautiful drives in Texas, if you ask me, which takes you to Leakey. The house seems relatively new, was perfectly clean, and was well-stocked. We will definitely rent again.
This is exactly what we needed, a couple of days of R&R. We pick one place a year with some of our BFF and just chill. We all have demanding careers, kids, and life. The river was the clearest river I’ve ever seen, perfect for sitting in a chair or a float. Stargazing was exceptional and we got lucking to have clear skies and a meteor shower. Never turned on the TV. Lots of laughs, already trying to figure out a weekend next summer to take our two grown boys and their girlfriends. If you want to float Garner, buy in advance. Gorgeous home.
The property is beautiful - well maintained, nicely appointed, well stocked and immaculately cleaned. Check in was simple and they even had freshly baked banana bread waiting for us. If I had a complaint it would be the river access. There is a great set of stairs and a small sitting area heading to the water, but actually getting in and out of the water would be challenging especially for small children. We didn’t get in, since the water was low and didn’t seem to be flowing. Instead we took the short drives to both Utopia Park on the Sabinal and Garner on the Frio. We will be back.
The house was fantastic, kitchen very well appointed, river and porch perfect for our group with small kids. Love seeing all the birds, too, with the bird houses around.
