"The location, cleanliness, and amenities were excellent! We had a great stay overall. There were just two issues that kept me from giving a full 5-star review: 1. Limited after-hours support: If you need assistance outside of normal business hours, you may have difficulty reaching someone. During our stay, there were no staff on-site, and I couldn't get a response by calling, text, or through the messaging portal until the following day. Fortunately, our issue wasn't an emergency, but it made me wonder what would happen if someone were locked out of their room or had another urgent problem. The AI phone assistant states that all calls and messages are answered between 8:00 a.m. and midnight, but that wasn't our experience. I completely understand not having on-site staff, but I do think the after-hours availability should be communicated more clearly. 2. Very slow hot water: In our suite, it took more than 15 minutes for the hot water to reach the shower. Once it got hot, it stayed hot, so it wasn't a major issue, especially if you know to plan ahead. I'm not sure if this was specific to our suite or a property-wide issue, but it's something I wish we'd known before our stay. Despite these two issues, we enjoyed our stay and would absolutely consider staying here again."

"This hotel was great! We stayed for a short three day trip and it was perfectly located to Upham Beach —which is beautiful. 5 mins walk away. The hotel provides beach equipment, like chairs, towels, a cooler and umbrellas, which makes things so easy. It’s also walking distance to good restaurants and bars. It was clean, seemed like a new property and was well maintained. The rooms themselves are well designed and comfortable. I would absolutely stay here again"

"I've been staying in that area for years, but didn't realize this little gem existed! So close to the beach, lots of parking available, and so much better than a hotel! I loved that it had a pool too! Good communication and close to restaurants and bars!"

"It could have been better but we had a nice stay and for the price point I don't believe you'd find anything better!Pros: 1. Cheap2. Close to the beach3. CleanCons:1. It is right next a bar so it was extremely loud on the weekend nights. The walls are paper thin bc you can hear convos right outside. This doesn't bother US because we are late night people but just keep that in mind.2. You cannot hang your towels on the balcony to dry, this wasn't told to us until we already checked in. Host should be up front about before you book as I feel 99% of people dry towels/swimsuits on the balcony of rooms on vacation.3. There is not nearly enough space for hanging clothes up. Multiple hooks on the walls to hang but only so much can be stored that way. Dresser doesn't do much because things wrinkle folded up.4. Bed wasn't comfortable for us/extremely squeaky and too soft. Also feel the furniture could be arranged so the couch is actually in front of the tv.5. Poor communication from host prior to check in, didn't confirm my questions about parking/door code etc.6. Door is a nightmare at first, should give guests better instructions.A few notes: Beach access is a public beach, to busy for our liking but that's not the hosts fault, just keep in mind. I would also say this is more for 2 adults and 2 children not 4 "adults" as the listing says. You need to be VERY comfortable with each other as it's TINY but the listing states how big, again just something to keep in mind."

"Great property close to beach. House didn’t appear to have been swept or vacuumed as there were multiple clothing price tags and plastic tag holders in both rooms. Additionally, extremely sandy and gritty floors upon our arrival. Everything else was great!"
