➤A fully refundable $150 security deposit is required. It is collected securely through our trusted property management system and covers incidents such as intentional damage to linens or lost keys/fobs.

➤Guests must provide a government-issued ID and complete a screening form through our verified property management platform.

➤Failure to complete the ID verification or security deposit process will result in a canceled reservation with no refund.

➤Guests are responsible for their own consumables after initial reserve provided is used.

SECURITY DEPOSIT A $150 security deposit will be collected to cover specific incidents such as lost or unreturned keys/fobs, or damage to/staining of household linens. Charges will apply if these conditions are not met.

- NO SMOKING inside the property. All guests must dispose of cigarette butts in a specified container and thrown out off the property.
**Smoking indoors will result in a $1000.00 fine. Removing smoke smell and nicotine from the walls is an extremely time intensive process.**

- NO PETS are permitted inside the property. Evidence of pets inside the property will result in a $500.00 fine charged to guests.

- NO PARTIES. **There is a $1500.00 surcharge charged to groups that are deceitful about the use of the house. Please be transparent and honest. Guests partying will be asked to vacate the property immediately without refund.**

- NO UNREGISTERED GUESTS inside the property at anytime. All guests must be registered for liability purposes.
**A surcharge of $100.00 per undeclared guest per night will be applied for each unapproved guest. Our cleaners and inventory is scheduled and prepared according to the number of guests occupying the unit.**

- CHECK-IN & CHECK-OUT TIMES ARE MANDATORY, unless scheduled and confirmed 24 hours in advance and only if it does not disturb upcoming guest reservations.
**50.00/hour penalty is applied if guests fail to check out by 10am as my cleaners are on tight schedules.**

**Reservation Extension Policy:

Guests looking to extend their stay are welcome to do so, subject to availability. Please note, we require a 48 hour notice MINIMUM prior to checkout time to extend without penalty.

All extension requests that are between 24-48 hours before checkout time are subject to an additional 50% of the cleaning fee to reschedule cleaners.

Any extension request that is less than 24 hours before checkout time will be subject to an additional cleaning fee.

Please note that all additional fees must be paid first before an extension is confirmed. Our cleaners operate on strict schedules and 100% of the fees go to our hard working cleaners to compensate them for the last minute changes.

- PARKING - Two car indoor garage available for parking.
**Guests are responsible for any extra vehicle.**

- GARBAGE is to be separated, bagged, sealed, and thrown out in the appropriate bins. Garbage (black bin), Recycling (blue bin), and Organics (green bin). Waste pick-up with the city is every Friday morning. Please put all waste from the unit to the appropriate bins in the garage and place them outside in front of the garage by Thursday night.

- MAIL & DELIVERY. Please note that all mail and parcel deliveries should be noted to be “left at the door”.

- LOCK ALL WINDOWS & DOORS if you are not home. Please make sure all windows and doors are closed and locked upon check-out.

- TURN OFF ALL LIGHTS when not in use. Please make sure all lights are turned OFF at the time of check-out.

- MAINTENANCE AND/OR REPAIRS. Please contact me directly so I can send someone to tend to it.

- SHOES are to be left by the front door and not to be worn throughout the inside of the house.

- SECURITY SURVEILLANCE monitoring the entrance and garage of the property for the safety and security of the home and our guests.

LAUNDRY
- Please use conservatively. No large, bulky, or hard objects.
- Only a quarter of liquid detergent per full-sized load is necessary.
**IMPORTANT: Please leave washing machine door and slightly open to allow the machine to properly air out and avoid molding.**

THERMOSTAT/AIR CONDITIONING/HEAT
- The house has central heating and AC. The temperature is held between 21 - 23.5 Celsius.

**The internet modem is located in the right side of the TV. To restart the modem, please unplug the modem from the power for 5 minutes and then plug it back in.

TV & NETFLIX
- There is a Smart TV with all where you can access your Netflix account, Prime Video, Disney Plus, Crave, Spotify and much more to stream all your favorite shows, movies and music.
- We do not provide Netflix, Amazon Prime, Disney+, Crave, Spotify or other streaming accounts. Guests are to log-in to their own accounts. Please ensure you are also logging out before checking out.

CHECK-OUT PROCEDURES
- Please wash, clean and put all dishes away. Cleaning dishes is not included in the cleaning fee.
- Please place all used towels in front of the laundry machine.
- Please put all waste away in the appropriate outdoor bins and do not leave waste inside the unit.
- We appreciate guests who respect the home and encourage guests to leave the home in good condition to keep our cleaning fees reasonable so we can continue to offer guests an amazing experience.
