It is a 5 minute walk to Land and 5 minute monorail ride to Sea and only steps away from JR Maihama train station. You can opt for breakfast, which is all you can eat. There is a convenience store near the lobby and a shopping mall 1 minute away. The only draw back is that you can hear the trains in the morning so if you are a light sleeper and want to sleep in that may be difficult. However if your purpose is to see Disneyland then it doesn't really matter.
