The Subdivision is an adult community designed to provide housing for persons fifty-five (55) years of age or older. No person under nineteen (19) years of age may be a permanent resident of a Home, except that persons below the age of nineteen ( 19) years may be permitted to visit and temporarily reside for periods not exceeding thirty (30) days in total in any calendar year period.

Guest Policy: Base rate includes 2x guests in the primary bedroom + 1x guest in each additional bedroom. Number of guests beyond that will incur a fee. (E.g., 3-Bedrooms = 4 guests included; max 6x guests.)
Golf Cart: Be sure to make arrangements ahead of time to have a rental golf cart for your arrival.
Due to the deed and covenant restrictions no one under the age of 19 may reside in the house for more than 30 days.
Door Code Provided 48 hours before check-in date
Resident IDs: You will need Village Resident ID cards if you want to use the amenities in The Villages. The amenities include neighborhood pools, family pools, sport pools, pickleball, classes, golf at the executive courses, ability to reserve tee times, etc. IDs cost $50 and The Villages only allows two per home. After you obtain your temporary Resident IDs, you can request guest passes for others in your group. Pick up your Resident IDs first, then go to the Recreation Center to fill out the guest pass form for your guests.
Mail/Amazon Packages: The mailbox key is not given out to guests. Please have Amazon packages delivered to an Amazon locker; Amazon will not always deliver to the house, and owners / leasing agents are not responsible for any mail or packages.
Smoking: NO SMOKING OR VAPING on the premises at any time. Violations will result in a $500 fine.
Pets. Small Dog Allowed. Be sure to keep your dog on a leash. Please remain on the rental property and respect the neighbors. Violations will result in a $500 fine. Pet Fee is $150
Supplies: The home will have a starter amount of supplies such as toilet paper, paper towels, dishwasher pods, trash bags, etc. There is enough for a three-night stay for your convenience. If additional supplies are needed during your stay, you are responsible for purchasing these.
Repairs/Maintenance/Damage: If anything needs to be repaired or gets damaged during your stay, please inform us as soon as possible, and we will have a handyman or repairman come out and address the problem.

What a great house ! Great size, nicely laid out and so peaceful! Stocked with everything you could need and very clean ! Loved it so much I didn’t want to leave. Great location between Sumter and Brownwood. The Villages is a great place and so much fun too !

Great Time, Great Location
This place was beautiful, and had a great open layout to allow our group to relax after numerous rounds of golf! Highly recommend! -Ryan. K
Home was nice, just not a Florida theme furniture. Could use a recliner in family room & a small bench in the shower for older adults, & more lighting in the family room for reading. Liked watching golfers from the big windows. We don't do streaming at home, so did not have any streaming device, thus losing out on TV use. Not to end on negative note, we enjoyed our stay.
