On the ground floor, you’ll find a living and dining room, bathed in sunlight and separated by a double-sided open-plan fireplace, a state-of-the-art kitchen with high-quality appliances and a bar counter, and a bedroom with two single beds and an en-suite bathroom featuring a walk-in shower. On the same level, you’ll also find a utility room with a washing machine, tumble dryer and wardrobe.

On the upper floor, there are three bedrooms with double box-spring beds, ensuring a restful night’s sleep. All three rooms have en-suite bathrooms, designed in a modern and functional style.

Outside, the private pool invites you to take a swim or relax on the sun loungers whilst reading a book or simply unwinding.

In addition to the beautiful pool, the outdoor area features four different retreat areas (terrace, loggia, summer kitchen and lounge area). The summer kitchen, complete with a gas barbecue, fridge, bar counter and outdoor dining area, offers you, your family and friends the ideal spot to prepare and enjoy local culinary delights. The lounge area at the far end of the garden is perfect for total relaxation, with views of the pool and the beautiful garden. The loggia on the upper floor, with its beautiful views of the surrounding unspoilt countryside, is the perfect spot to relax with a cup of tea or coffee, and can be accessed via two of the bedrooms as well as the external staircase.

Table tennis is available for those who wish to stay active, adding to the enjoyment of your dream holiday at this villa.

IMPORTANT: Groups of younger visitors are not permitted. If you’re looking for complete relaxation, absolute comfort and beautiful scenery, Villa Unica is the place for you :). However, should you decide to leave the luxury of your holiday villa, there are plenty of great places to discover nearby. Cycle and walking trails start right from the house and lead through the enchanting Istrian countryside.

The nearest beaches are in the idyllic fishing village of Fazana (15 km), which has a lovely harbour from where tourist boats take you to one of Croatia’s most beautiful national parks – Brijuni.

In the breathtaking historic town of Rovinj (30 km), you’ll find a wide range of tourist amenities. Be sure to visit the region’s capital, Pula, where a magnificent Roman amphitheatre regularly hosts film screenings, cultural events and live concerts by world-famous artists.

Not to be missed are the picturesque medieval villages of Svetvincenat (8 km), Vodnjan (8 km) and Bale (15 km), with their charming squares, narrow cobbled streets and cosy taverns, shops and bars. This region also offers an exceptional gastronomic experience, which you can enjoy at the many restaurants, agritourism establishments and local wine cellars just a short drive away.
