The first market and restaurant are 2 km away, and the nearest beach in Peroj is 12km from the property. Rovinj is 20.9 km from Villa Berenice, and Poreč is 33.8 km from the property. The surface of the house is 144m2, which stretches equally on the ground floor and first floor. On the ground floor, there is a living room with a comfortable double and triple sofa, large LCD TV with satellite channels, a portable WiFi modem, a fireplace, air conditioning, and doors leading directly to the terrace. The dining room is connected to a living room and a fully equipped kitchen. Next to it is a table with 8 seats that can easily accommodate large groups of up to people. On the ground floor, you also have a bathroom with a washing machine, a toilet, and a large walk-in shower. Inside the house, you have 4 bedrooms available, two of which are equipped with double beds, while the two remaining bedrooms have single beds. The first bedroom is on the ground floor and has direct access to the terrace and courtyard, while the 3 bedrooms are on the first floor. On the first floor there is a spacious balcony shared by two bedrooms, and one bathroom with a large walk-in shower, bidet, and toilet. One large air-conditioner is located in the first-floor hallway to equally cool all rooms. Within the facility, there is a spacious terrace with an outdoor table and 10 chairs, while next to it you have a masonry barbecue. Dominant position in the yard is taken by a spacious 32m2 swimming pool and 6 comfortable sun loungers. The yard is completely fenced and has one parking space, while other vehicles can be parked in front of the house fence. Guests can enjoy the central joint park where they can walk along the canoe and the beautiful wooden bridge, with a gazebo in the middle of the park shared with other guests of the resort. It was newly built and very spacious with plenty of seating indoor and outdoor for larger groups. The pool was where we spent the most time. The neighborhood is very secluded, grocery is 20 minute drive and downtown Pula 20-25 min drive. The villa is managed by a property management company that meets you for checkin where they have you sign a contract and pay a cash deposit, which I found unusual for a vrbo property and for checkout they meet you for a full walkthrough to check for damage then return your deposit and lock the door behind you. The girl that met us was very nice and following protocol, but I personally felt this wasn’t what I was looking for from vrb\*o\* (\*by owner). They also told me to book directly next time for a discount to cut out vrbo…fyi to vrbo if you care about this. But I prefer this booking platform for a more 1:1 personal interaction. Objekt war sauber und man hat fast alles was man braucht. Leider gibt es kein Tisch Kicker wie auf den Bildern zu sehen. Die Ferienanlage liegt ca 5 km von dem nächsten Dorf entfernt Auto wird auf alle Fälle benötigt. Betten sind leider nicht so toll gewesen unser Bett hat sehr laut gequietscht. Super Gastgeber - tolles Objekt. Mehrere gleiche Häuser an einem Fleck. Man bekommt schon einiges von den anderen Häusern mit - unsere Nachbarn waren aber super und der Gastgeber hat sich gekümmert das alles passt. Insgesamt sehr zu empfehlen.
