The property is very charming, clean & as pictured. We stayed for an entire week, and the location is perfect to tour the Cornwall peninsula. The owners, Mark & Fenella, are wonderful hosts! The breakfast is amazing every morning with a table spread with beautiful breads & pastries, fruit, yogurt & granola, juices & smoothies as well as an incredible à la carte menu that Mark cooks when you arrive for breakfast! The couple are so delightful and make you feel at home right away! Loved our stay and would definitely return!

Best views from our room of the sea. Nice touches include fridge milk water cake and expresso maker. Lovely and quiet. Close to station to reach St.Ives. Beach nearby easy to walk too. Breakfast was made to order and plentiful. Love the less use of plastics. Definitely the best hotel so far. Beds so comfy.
Stayed for five nights to finish our Cornwall holiday. We had a great room comfortable with quite well designed en suite. A beautiful panoramic view across Carbis Bay to the harbour at St Ives.
The breakfast selection was excellent with amazing choices and a top quality cooked breakfast.
The hosts, namely Fenella and Mark were welcoming, friendly and helpful. A gem of an Hotel. Definitely stay again and fully recommend.

It is a luxury B&B, quality fittings, nice extra touch’s like cake and Prosecco, fresh milk and water in the fridge, quiet, private, parking available, close to beach and train. Really relaxed and enjoyable experience.

Stayed jus 1 night, Full English Breakfast was fantastic, included juice, yoghurt, fruit and pastry, set in a lovely conservatory with sea views.
The boathouse suite was spacious and well equipped, huge comfy bed. Practical, Romantic room and lighting. Fridge in room, perfect. Nice outside table and 2 chairs in a petite courtyard. Instant fast hot bath in just a few minutes. We sat out on the veranda in the evening, just lovely.
There is good acces to beach, coast path, and Station.

This accommodation was by far the best B&B experience myself and my partner have had. With lots of personal touches, for example little slices of cake left in the room and personally meeting the B&B owners at the start of our trip. They are very friendly and couldn’t do enough to ensure your stay is pleasant and smooth from start to finish. We would definitely visit again.

An unforgettable stay, made even more special by the wonderful people at Headland House! Waking up each morning to the stunning view of Carbis Bay from such an elegant room would be reason enough to recommend this place—but then comes breakfast. The spread is nothing short of a holiday feast: beautifully prepared, delicious, and served with care.
St Ives itself is charming (though do take the seagull warnings seriously—one nearly claimed my flapjack, and possibly a finger!), and while we had a slightly disappointing experience with the service at the Beach Club, everything else was delightful.
If it’s even possible to enhance the magic of St Ives, Headland House and its delightful hosts are what does it. They are truly the main reasons we’re already hoping to return.
We were in room for absolutely amazing view. The staff were second and none so attentive and nothing was too much trouble even getting a slice of cake in your room. Each day was a lovely touch. They also recommended places to visit. Which was very helpful. The breakfast was absolutely delicious all fresh produce cooked to perfection parking was Perfect right outside the property. It was just a Short driving to Saint Ives could not fault this guesthouse at all will def be coming again

We arrived very, very tired after a tough couple of weeks work, a funeral and a 300mile long drive. They immediately helped with organising place to eat. Room was spacious, shower excellent, bed well it took no time to zzzzzzzzzz.
When we decided to stopover one more night and as they were fully booked, they did a ring round and found us a great place in St Ives. What more could you ask for.
Their place is very comfortable, well located and a great place to relax. Breakfast ..perfect.

Owner gets bookings through Expedia, Expedia gets a cut of rental payment. Owner also gets bookings that don’t go through Expedia. Owner has genius idea to overcharge guests that book through Expedia so that he gets Exedia’s cut back. He does this by charging $12. US for parking each night in an unbelievably crappy parking lot, spaces so small I could barely get in & out of car. Direct renters pay nothing for parking.
END RESULT FOR OWNER - a very ticked off customer leaving a poor review. There are lots of other places to stay there, suggest you find one of those.

Bad klein, aber sehr fein. Alles das was benötigt wird. Sehr schöner Ausblick vom Zimmer zum Meer und Richtung St. Ives. Gastgeber sehr herzlich und freundlich. Mark hatte viele Tipps für uns. Super Lage um mit dem Zug nach St. Ives zu fahren. Ein paar Restaurants fußläufig erreichbar. Es hat uns sehr gut gefallen.
