Our warm and welcoming home is perfectly situated across the street from Wood Fern Park, the newly renovated Camp Watercolor, and one of the largest swimming pools in Watercolor. Enjoy the beautiful park, playground, splashpad, swimming pool, fishing pond, and more – all just steps from your front door! Our charming and well-loved 4-bedroom, 5-bathroom home is nestled among the trees in one of the most sought-after locations on 30A! This reasonably priced, family friendly getaway offers a host of amazing features including pinewood floors, custom tile work, top of the line appliances, custom built-ins, a gas fireplace, two master suites (one up and one down), two additional bedrooms each with private baths, large closets with plenty of storage, and 12-foot ceilings upstairs. The first floor even features a quiet office space for catching up on emails or posting all those fabulous vacation photos! The gourmet kitchen and farm table dining areas are perfect for family gatherings and act as the centerpiece of this relaxed space. For your convenience, there is ample storage for groceries and a utility closet located in the hallway. Expansive first and second floor porches provide peaceful places to relax, and a partially covered side deck offers additional space for outdoor entertaining. There is even a unique rain chain to watch when tropical rains pass over and a gas grill outside. Three parking areas at the back of the house and additional parking pads across the street offer ample room for multiple family vehicles. In addition to the brilliant blue water and white sand at the beach, there are acres of parks with walking and biking trails throughout the community. Other amenities include the WaterColor Shops and Town Center, a state of the art fitness center, bicycle rentals (none included), an impressive tennis facility with five HarTru Hydro Courts (three lighted for evening play) and a full service pro shop. From fine to very casual dining, WaterColor and the surrounding communities along 30A have it all. The Watercolor Owners Association only allows up to 8 armbands for guests, no exceptions. Guests will have to register through the WOA portal prior to arrival after BBP enters them in the system. Children 4 years of age and under do not have to wear armbands. Per the WOA: lost bands are $50 each to replace. CANCELLATION: Reservations that are cancelled more than 30 days prior to the arrival date receive a full refund. Reservations cancelled 14-29 days prior to arrival receive a refund of 50% of the amount paid. Reservations cancelled within 14 days of arrival receive no refund unless the guest purchased travel insurance. Guests are required to complete a rental agreement by electronic signature within 3 days of booking. The home was nice and the AC was strong. Location is great. Directly across from camp watercolor and nice biking distance to Beach Club. A few things we noticed was the dryer needed several attempts to dry the clothes. We called bc the lights on the golf cart didn’t turn on while driving at night but no one came to fix it during our stay. The front door didn’t lock and we called to address the issue. Reviewer Comments: We had a great visit! This house is literally the closest house in Watercolor to the playground and Camp Watercolor. We had 2 families and 5 kids all under age 5\. It was so nice to be able to walk back and forth to Camp Watercolor and not have to disrupt the group that wanted to stay longer. The house was big and roomy, and had a good layout for sharing the house. Each room has a private bathroom which I always love. The house had great space for us to spread out and a big family room where we could all hang out together! Also, great porches on both levels. The house is located directly across from camp watercolor which is great for the pools, ( all are heated), lazy river and basketball also Publix is only 2 miles away. Our first few days the weather was cooler and rainy but it warmed up and we enjoyed time at the beach club, walks and bike rides.There are great trails that go behind the houses and take you to the lakes which have beautiful views. Blue Beach Properties made the whole process easy from checkin to checkout. They were very responsive with all our needs throughout our stay! A couple notes… While we were excited to have the golf cart, we did have to have it serviced because it runs very slowly.Also, the Internet in the house was very spotty and would buffer a lot when watching TV or movies, or using your phone. Can’t beat the location of this property but it seems like every time we’re here there’s been something with the house that is annoying but has been handled by the mgmt company in a timely manner. This time the a/c was clogged and it was 85 degrees when we were trying to put kids to sleep. There is pretty bad mildew in the master shower that should be addressed. I would come back to this location again with the location being perfect for us with kids, the golf cart is a plus, and the management company has shown to be as helpful as possible. ##### Patrick H. As other reviewers mentioned, the house needs some TLC and is definitely showing some wear - specifically the front porch, wood floors and kitchen island, and upstairs master shower. The front bedroom upstairs is really dark and could use more lighting. We had plenty of towels for our guests. The only issue we had was with the wristbands used to access Watercolor amenities (beach club, lazy river, etc). We were left with 30 plus wrist bands, some of which were actively valid, most of which were not so we had to figure out which bunch of wristbands were valid and which were not, often while trying to not hold up a long line of patrons. The staff helping us were nice, but clearly didn't think it was their problem to solve so getting their help took 30 minutes one time, and 20 minutes or so the next time so they could look the details up in the system and then help us sort through the pile of wristbands we were left with. Other than that, great stay and the golf cart access was such a bonus, will never stay at another watercolor house without one. Thank you to the host for a wonderful family memory. ##### Matt K. Lots of items are in the same shape. The cleaning crew needs to do a better job too. I think that if the owner took the offseason and did the repairs and updates, it would be a 10\. A short walk to the pool and a quick cart ride to the beach. The house is nice and clean. All the bedrooms are good sizes and have their own bathroom.It gets crazy hot upstairs. Which is part of being at the beach in July, but it was 74 every night when we went to bed no matter how cold we made the rest of the house. Im surprised they don’t put box fans in each of the closets (we’ve stayed at other houses that do and it definitely helps)My only other complaint is the amenities in the kitchen- the toaster is ancient, some of the outlets don’t work, and there are not enough pots and pans to cook for the amount of people coming to the beach in a 4 bedroom home.The management company is responsive and helpful. It was wonderful having the golf cart, access to Watercolor beach, pools across the street and park. Great location if you've got kiddos along.
