Casita Don Manuel is an oasis of quiet and charm within the South Capitol neighborhood of downtown Santa Fe. The one-bedroom home is tucked away on a secluded residential lane and surrounded by adobe walls. As you linger over your morning coffee or evening cocktails in the lushly landscaped private courtyard, you might forget just how close you are to shops, restaurants, and historical sights.
For instance, in just 15 minutes you can stroll to Santa Fe Railyard, a former transportation hub that’s now chock-full of galleries, markets, and eateries. Only a 20-minute walk away are San Miguel Mission, the country’s oldest church, and Loretto Chapel, with its must-see helix staircase. And in less than a half-hour you can walk to the Georgia O’Keeffe Museum and Santa Fe Plaza, the National Historic Landmark that’s home to more shops and galleries as well as the Palace of the Governors.

Beautiful little home that was conveniently located within walking distance to the plaza and railyard. We loved the back patio and spent our mornings having coffee out there. We would definitely recommend the house.
We liked this charming, tho somewhat shabby, property. It totally met our needs for a 4 day stay. It has a small back yard which we enjoyed, tho not much sitting area. It's in a lovely neighborhood and walking distance to main SF attractions, and parking right in front. Despite the shabbiness (window shades, throw pillows, toilet not well attached to wall) we would return.

I thought the resident was charming and in a good location. The appliances and kitchen nice and clean. Bath was clean.
The floors need a good scrubbing. My socks were very dirty walking on the floors.
Very clean. Paintings, decor excellent. Felt comfortable from walk in. Bought larger LED bulbs for living room lights. We like to read. With LED’s, electricity usage change is minimal. Reading pleasure maximized. Kitchen was complete. Bath excellent. Great towels.No. AC. floor fan provided was mostly useless. We enjoyed our stay.

Great spot, needs maintenance.
At the intersection of one way road, the location was quiet and very little traffic. The backyard space is nice and a good spot for hanging out especially for our dog. Kiva fireplace makes it quintessential New Mexico. The furnishing are old, 30 year old dishwasher had note to be careful, waiting on parts to fix. King size bed is old and on springs, so every movement makes a noise. Two coffee machines with only one mini carafe. We had a couple wild visitors, not an extreme nuisance but needed to watch out at night in the backyard. We enjoyed our time, but it could have been more comfortable.
This is a hidden gem in a quiet neighborhood of similar small Adobe houses. Authentic older, Adobe house inside and out with a beautiful, private walled courtyard with water fountain and wood burning stove. Furnishings and artwork were very nice. Close to downtown and any needed supplies. The house has gas heat & water-very toasty and a functional wood burning fireplace.Starter supplies were the essentials. Plenty of towels that are good quality. Very comfortable for two people and good for a long stay. We will be back!Note-no A/C; however all windows open with screens and for us and our stay we did not need it.
The casita was charming with a lovely enclosed outdoor garden. It’s close to the downtown sites and within walking distance to a grocery store and restaurants. We enjoyed morning walks through the neighborhood with our dog. I highly recommend this property.
This property is located in a true neighborhood and has all the traditional Santa Fe bells and whistles from the ancient front door, to the Kivu fireplace and the lovely private courtyard where flowers still bloomed in November.

Cozy and charming
Property had lots of character and charm with good location. The yard was very nice but a little overgrown.
Past reviewers were correct that it wasn't all that clean, and also hot without many cooling options.
Truly honestly enjoyed the stay. Would be a 5/5 with a fumigation, A/C or fans to cool the place, and some TLC on the yard.

Stay was enjoyable with exceptions of bed that was very uncomfortable, it squeaks every time person moves with springs poking one's body! Bed needs replaced period. The toilet sits low was uneven and rocks when in use! Toilet also needs replaced.
Decent location but everything was skewed by the weather which was unseasonbly cold. . .it snowed! We wanted a patio space but used it very little. House was well supplied with toiletries, essentials like paper products, cooking ingredients which was a plessant surprise. Walkable to downtown. . .in better weather.
Good location-nice property. Kitchen facet needs repair and the oven door doesn’t close all the way. Since we stayed over on a Tuesday night we had to take out the trash can to the road but no instructions as to we’re it needed to go. So the trash was not picked up. The info on the refrigerator said we would be charged for excess trash-don’t stay here on Tuesday
The casita was great and a good price but has some deferred maintenance. The dishwasher and stove doors were wonky. Linens worn. But otherwise a great place. It had snowed and was too icy to take the route in info so it would be nice to be warned because there was a second easy to find direct way to get there. 7 days later road still not safe to use due to low temps. Not able to talk to someone during the day most times I called and response was often slow. Still recommend though!

The property shown is exactly as illustrated: lovely, light filled, clean and well maintained. Renters should be prepared for initial disorientation in the maze of streets in the neighbourhood in which the home is located --- and about a one mile walk to the plaza. There are no restaurants super close (that we could find) so be prepared for more walking. Driving in the city historic district is not recommended due to one-way streets and parking restrictions. The home is also suitable for two people only --- it would be a crush with more than two. Beautiful garden to enjoy. Really a nice property and Kokopelli was easy and professional to deal with.
