We loved the location of this property. It is right on the beach. There are really good restaurants--tacos, seafood, and coffee within comfortable walking distance. Grocery stores are just as close. The host is very accommodating and gracious. The local condo owners and guests were very friendly and welcoming. From the beach, we saw whales rays breaching the surface. Relaxing, safe neighborhood.

Everything was perfect and as advertised. The value was great and location even better. A little small and dated but in the end that did not matter as the complex the people the location the cleanliness was all above expectations. I really hope we can go back. Great property and location. Walkable to several restaurants and a beautiful grocery store. The condo had everything we needed - even kitchen basics. Beautiful pool and we were even treated to a fabulous concert by one of the other homeowners.

Great place!

We enjoyed our time on the beach at this cute condo.Unit was clean and functional with a well equipped kitchen. Location is walkable to grocery stores and several casual restaurants. It’s easy and cheap to get to San Jose del Cabo for more restaurant options. We would definitely recommend.

Peaceful Getaway!

Pictures were right on and accurate. My best friend and I stayed for three nights. It was a lovely community of older retired folks and vacation spots. It felt very safe and welcoming and was a great trip! Will for sure come back again!

We had a wonderful stay at Casa Viva! The host was fantastic. She was very welcoming and so helpful. The condo is immaculate and comfortable. We had a great view of the ocean from our patio. The residents were also very friendly. We loved the ease of walking to the grocery store and the availability of many terrific restaurants. I highly recommend Casa Viva and hope to return again someday soon.

Awesome Stay

Everything about our stay was awesome. Carly was very responsive to our communication. Great, easy instructions for check in and out. The condo is equipped with everything you need, clean, steps from the pool and beach. Short walk to anything you may need such as groceries, restaurants, bank, pubs, etc. Friendly neighbours. Viva Vacation

We stayed a month and knew within a week that we would book again for next year. Our favourite activities were walking the beach both ways, visiting Palmilla beach, shopping downtown, hanging out at the Marina watching the fishing boats come in, fishing for delicious tuna and trying many restaurants. I learned to play Pickleball and loved getting to know all the lovely owners and renters. Mucho Gracias!

Steps to the beach, stunning view!

We loved everything about Carly's condo. Because the view is so impressive looking directly out to the beach and the sea we didn't feel the need to rush off to the beach right away. Enjoying breakfast on the patio you felt like you were directly on the beach. Inside is well equipped + very clean. Carly had everything taken care of you could think of right down to a six pack of cold Cerveza! Loved it so much we booked for next year while we were there. Can't go wrong staying at Viva, best location in Los Cabos!

Beautiful property

Carly’s unit has a lovely view of the ocean. It is located in a beachfront complex which is tastefully landscaped with a heated pool, pickleball court, barbecue area and abundant outdoor shaded seating . Our stay was made more enjoyable by being around many of the senior owners/renters who spend their winters here. They were welcoming, inclusive and the camaraderie made for a unique experience. We will definitely return for a longer stay. The complex is a stone’s throw from two big grocery stores making it ideal for longer stays. Hands down the best accommodation in Zona Hotelera. Thank you Carly and the wonderful folks at Viva for making our holiday memorable 🙏

Lovely First Time at San Jose del Cabo!

We had so much fun staying at Viva complex. Great location, close to groceries and restaurants and only 20 minute walks into town and surf beaches. The only thing that we were disapointed about was the continuous weekday construction directly next to the condos which was not mentioned in the description. There was quite a bit of loud noise throughout the days which disrupted what we had hoped to be a quiet stay at the condos. However, there was plenty to do nearby and we found our bliss at Santa Maria Bay (where we went multiple times to snorkel with beautifully coloured fish!).

A Perfect Getaway

We very much enjoyed our 2 weeks at Casa Viva. The size and location of Carly’s condo was perfect for the 2 of us. It is very well equipped and what extras we needed were easily available at the large grocery store just a few minutes away. The condo is nicely decorated with local art and has lots of room to comfortably relax in the living room and cook in the kitchen. The unit does not have a BBQ grill but there are 3 shared grills by the pool which are really easy to use.The bed is really comfy, the shower just great and the towels fluffy.A huge plus is we could drink the filtered water from the tap. What a treat! Plus, Carly left us a 6 pack of cold cerveza! Nice touch on our arrival. There are many tasty restaurants in all price ranges within walking distance of Viva Condominiums. Very easy to grab the local bus or Uber when we ventured further. Carly is very approachable and helpful with anything we asked for or about. We needed some quick assistance with a couple of things when we were there and the condominium owners came to our rescue. What a great group of people! Of course, the most amazing part of our stay was the view! Right on the beach with incredible ocean views. We sat on patio or laid at the pool and soaked up the sun while watching what was going on at the beach and in the water. Just steps to the beach allowed for long walks along the water. It was a wonderful break and I hope we get to visit again.

Honest review

Good location for accessibility to San Jose del Cabo, dinners etc. Handy for stocking up on groceries at the local store. Other residents (pickleball players) are very friendly. There were some problems I encountered that were not resolved. The front gate code to the resort only occasionally worked on the gate, but generally didn’t, even the security and caretaker could not help. So my entrance was generally through the car entrance, which Is difficult if you are carrying a load of groceries. There were 3 remote controls loaded with buttons and no instructions on how to start the tv. For a single person staying here it would be nice to have background sports or news. Despite the owner replying right away and explaining the basics, I was unable to get the system going. I was told the satellite was temporarily down, but it never corrected itself for the entire week, and I do know other units had tv. Lastly, it should be clear to prospective renters that there is no swimming in the ocean, and walking/running on the beach is very difficult due to the steep sloping to the water and sand that is so fluffy it’s hard to walk. But it is a beautiful beach to sit and watch the waves. Very peaceful. Overall, a good place to stay just to relax and good access to the old town.

Fantastic one bedroom bungalow for me and my wife. We loved it. Clean and well stocked and ground floor access to the pool side. Very safe. The complex is secure and everyone makes you feel welcome … it’s a community of like minded people there to relax and make everyone feel at home. A real “gem”. I wish I found this place years ago.
