THE SPACE - This cozy newly remodeled bungalow-style home is centrally located in the valley and near multiple highways. The spacious home has tons of off-street parking, 5 bedrooms, 3 full bathrooms, and plenty of seating for your large group. Ideal for large groups who are looking for a property so centrally located to everything with tons of space. Whatever season is it, this house is equipped to host your group with ease! This home is very centrally located in the Salt Lake Valley. The garage is locked off and not accessible to guests. There is enough for 4 off-street parking spots in the driveway and free street parking. The backyard is also entirely fenced off. OTHER THINGS TO NOTE - The fridge is not hooked up to a water line. The tap water is very safe to drink in the salt lake as well. We have ice cube trays as well if needed since the water line isn't hooked up to the fridge. The fireplace is not available for use to guests. HOUSE RULES - 1) LOCALS MUST MESSAGE US BEFORE BOOKING. NO EXCEPTIONS. 2) Occupancy limits: We do not allow more than 12 guests in or on the property at any time, this is a hard rule the violation of which will result in the removal of all guests from the property immediately without a refund. You may be charged for any guest who arrives with you at the extra guest rate on our listing regardless of whether their stay is overnight as well so please let us know if you will be having any other guests so we can send an alteration request or request for an additional guest fee. Just because it can sleep 12 doesn’t mean that all 12 are included in the base rate. There may be extra guest fees after X # of guests and they will be required to be added officially. 3) This is a self-check-in property: You certify that you are willing and able to follow the instructions that are being provided by through the house manual or check-in guide. You are aware that we have outside security cameras to monitor guest count and also for the safety and protection of our property. You can find our house manual and check-in guide here on the platform and on our listing. You also agree that you will not contact your vrbo host BEFORE reading the house manual and the entire listing. 4) Fees: There is a $1000 fine if it is found that you have been smoking on the property. 5) Retaliation Clause: You agree that you are booking in goodwill with your host/co-host and that you will not attempt to damage your hosts business because you are unhappy with a ruling by or the host in the event that you experience anything that you perceive is dissatisfying during your stay or if a resolution is not decided in your favor. You also agree to cover all legal fees in the event that a court proceeding is needed. 6) Quiet Hours are from 10 PM-8 AM. 7) By Booking a reservation you are hereby waiving all rights to pursue legal action against the owner or host for any injury or harm occurring during your stay, You understand and agree to accept liability in full. 8) You agree to clean up after yourselves and that our cleaning fee is not for heavy cleaning. You need to do your own dishes after use. 9) NO Pets allowed 10) We don’t allow mail delivery as this unit has no mailbox. Please use Amazon locker or equivalent. Please speak with the host first if you need to send mail. 11) Alterations/Changes: Once you have confirmed your booking, any modifications to the dates or guest count may be treated as a cancellation and therefore be subject to the cancellation policy. The host retains the right to charge for lost dates you have removed with an alteration of at least a partial amount to the discretion of the host. 12) There is a $50 LATE CHECKOUT/EARLY ARRIVAL FEE if you are at the property without proper authorization from the host. You further agree to compensate the host/co-host in full for any financial loss that is suffered as a result of breaking the rules set forth. We used it for a home base for skiing and snowboarding for a week. We were 35-40 minutes from both Big and Little Cottonwood Canyons. Our car didn't have AWD which is required to get to the ski mountains during ski season. Given this, had to take bus to ski mountains, but house was close to bus stops and easy enough to get to and from Snowbird, Alta & Brighton. Enjoyed our stay and would stay here again. ##### Rose T. The location was great for skiing, and access to the airport and downtown. This VRBO was great for sleeping with 5 bedrooms and a basement family room with beds, also. An adult and child in each! House showed better than pictures, it was spotless! Host posted information around, so we had few questions. Host did a fabulous job of providing essential items, to the point of going above and providing coffee, creamer, shampoo and conditioner! 2 living rooms gave our group space for adults and kids! We all traveled from different areas and wanted a large space to stay together. We attended WitchFest and the property was only about 10 minutes from Gardner Village so it was conveniently located.
