Charming, air-conditioned villa of 37.52m² for 5/6 people, a two-bedroom mezzanine with an attached 14.04m² garage. Front courtyard (parking for one vehicle), veranda, terrace, and a south-facing garden of approximately 80m² at the rear. Main room with air conditioning (installed in 2022), TV, sofa bed, and pine furniture. Kitchen area with four-burner ceramic hob, extractor hood, washing machine (6kg), dishwasher, combination microwave/oven/grill (installed in 2010), electric coffee maker, and fridge-freezer. Shower room and separate WC. One bedroom with a double bed (140cm), large wardrobe opening onto the front terrace. Mezzanine with two single beds (90cm), desk, and wardrobe. Veranda with dining table opening onto the rear terrace. Barbecue, garden furniture, and 4 sun loungers. Vacuum cleaner and ironing kit. Outdoor clothesline. Located in the quiet, residential Aygual district, at the end of a small square. Situated near the international golf course, facing the Canet lagoon, approximately 500m walk to the beach (pedestrian shortcut) and shops. SMALL PETS ALLOWED, NON-SMOKING ACCOMMODATION.

In the Aygual area, a residential complex of detached houses. This residence, comprised of small cul-de-sacs, is located approximately 600m from the sea, between the mini-golf course and the 18-hole Saint Cyprien international golf course, near the Canet lagoon.
