Welcome to The Outlook, an elevated Queenstown holiday home combining generous living spaces, contemporary comfort and spectacular alpine scenery.



Designed for families and groups travelling together, the home features two separate lounges across two residential levels, offering the flexibility to gather together or enjoy some personal space.



On the upper level, large windows fill the main living area with natural light and frame sweeping views across Lake Wakatipu and the surrounding mountains. The lounge flows into the open-plan kitchen and dining area, creating a welcoming central space for shared meals, conversation and relaxed evenings.



The lower residential level features a second lounge positioned between two private bedroom suites. This additional living space provides a quieter retreat for reading, relaxing or unwinding after a day exploring Queenstown.



Whether you're planning a family holiday, a winter ski getaway or a trip with friends, The Outlook provides space for everyone to enjoy their stay in comfort.

The spacious, fully equipped kitchen offers everything needed for a convenient and enjoyable self-catering holiday.



Generous preparation space and the open-plan layout make it easy to prepare meals while staying connected with family and friends in the adjoining dining and living areas.



Start your morning with coffee from the Nespresso machine before heading out to explore Queenstown, or enjoy a leisurely dinner together after a day on the slopes or lake.



A BBQ is also available for casual meals at home.

The Outlook accommodates up to 10 guests across five bedrooms, with six beds and four bathrooms, including three private ensuites.



The bedrooms are arranged across two residential levels, providing a practical layout for families, couples travelling together and groups of friends.



Bedroom Configuration — Sleeps 10



First Residential Level



• Bedroom 1: 1 King bed, with private ensuite

• Bedroom 2: 1 Super King bed and 1 Double bed, with private ensuite

• Separate second lounge positioned between the two bedroom suites



Upper Level



• Bedroom 3: 1 King bed, with private ensuite

• Bedroom 4: 1 King bed

• Bedroom 5: 1 Double bed

• Bedrooms 4 and 5 share the fourth bathroom



Flexible Bedding



The Super King bed in Bedroom 2 can be separated into two Single beds on request, offering additional flexibility for families and groups of friends.



A NZ$60 bed-splitting and setup surcharge applies. Please arrange this in advance of arrival.



Important Bathroom Information



The private ensuite attached to Bedroom 1 includes a bathtub, basin and toilet but does not have a shower.



Guests staying in this bedroom can use another bathroom when a shower is required.



For larger groups, we recommend coordinating shower times to ensure everyone's comfort.

Full laundry facilities are available, making the home particularly convenient for longer holidays, family stays and winter ski trips.



Bed linen, towels, hairdryers and bathroom amenities are supplied.



For guests travelling with young children, a portacot and high chair can be arranged upon request.



➤ Location — Explore Queenstown



Situated in an elevated hillside position, The Outlook enjoys beautiful views across Lake Wakatipu and Queenstown's surrounding alpine landscape.



Queenstown's lakefront, restaurants, cafés, shops and attractions are accessible by car.



The home provides a convenient base for exploring the region's year-round activities, including skiing, hiking, sightseeing, lake adventures and visiting local wineries.



Return after a day exploring to unwind in the spacious living areas and enjoy the spectacular views.



➤ Important — Staircase Access



The Outlook is situated on a steep hillside, offering an elevated position with beautiful lake and mountain views.



The dedicated parking area is located well below the main house, and access to the home is via a long exterior staircase.



Please be aware that:



• Guests must use the exterior staircase to enter and leave the property.

• Luggage and personal belongings must be carried up and down the stairs.

• There is no step-free or level access from the parking area to the home.

• The property may not be suitable for guests with limited mobility or anyone who finds stairs difficult.



We encourage guests to consider these access arrangements before booking to ensure the home meets their needs.

The Outlook offers:



• One dedicated free off-street parking space located below the home.

• Additional free on-street parking, subject to availability and local parking restrictions.



Please note that there is no lockable ski or snowboard storage available in the parking area.



Guest access

All areas inside and outside of the home are accessible, except for the locked cupboard and storage room



➤Other things to note



The Outlook uses an electric hot water storage tank.



For larger groups, we recommend staggering showers and being mindful of hot water consumption.



If the hot water tank is fully depleted, it may take several hours to reheat. The available hot water depends on the number and duration of showers.



Quiet Hours & Neighbourhood Respect



The Outlook is located in a residential neighbourhood, and we kindly ask all guests to respect the surrounding community.



• Quiet hours are from 10:00 pm to 8:00 am.

• Outdoor areas must not be used during quiet hours.

• Amplified sound, including music, is not permitted outdoors between 8:00 pm and 8:00 am.

• Parties, events and functions are not permitted.

• Maximum overnight occupancy is 10 guests.



Please maintain reasonable noise levels throughout your stay.



Noise Monitoring



To help maintain a peaceful residential environment, the property is equipped with a noise monitoring system.



The system measures sound levels in decibels and can alert our management team when noise exceeds permitted thresholds.



The device does not record conversations or audio.



Electricity, Water & Internet



Occasional interruptions to electricity, water or internet services may occur due to external service providers or infrastructure issues outside our control.



If an interruption occurs during your stay, please contact the Luxury Away team. We will assist wherever possible and provide available updates.



Travel Insurance



We recommend that guests arrange suitable travel insurance to cover unforeseen circumstances that may affect their holiday plans.
