Light airy studio conversion
Situated on 10 acres of private farm, this first floor loft is the perfect rural hideaway. The building is a 500 year old stone barn, newly converted to a bright airy modern interior studio. Just next door is the farmhouse where the owner lives and is on hand with directions and information. There are steps up to the front door, this is a bright open plan space for up to two people. This new quality conversion provides a king sized double bed, TV and DVD player, sofa, dining area and a full kitchen with hob, oven, fridge and microwave. The shower room is enclosed with heated towel rail, corner shower, loo and basin. The Hayloft is fully heated in winter and ventilated with two double windows in summer. Outside there is a beautiful garden of 3 acres with a table, chairs and barbecue. All linen and towels are provided as well as tea and coffee. Please note that the steps up to the Hayloft are steep and in the winter can be slippery even though there are double handrails to help with safety. The local pub is a 35 minute walk on the footpath and welcomes dogs in the garden. The South Downs are close by and provide the walker with miles of uninterrupted views right to the sea. Petworth House, a National Trust property with many beautiful works of art, is 30 minutes to the west. Parham House, an Elizabethan house near the South Downs is 15 minutes to the south. The nearest beach is just 10 miles away. London can be accessed by Billingshurst station just 5 miles away. The journey is just 1 hour into Victoria Station. We welcome one well behaved dog to share your visit.

The hayloft was perfect for two. Clean and comfortable. Lovely peaceful surroundings yet close to places we wanted to visit. Alison was very welcoming. We would recommend it and will be staying here again.
Flat is very cosy and all important equipment is available. Conveniently located between Arundel and Brighton. Parham House and Garden, for example, is well recommended!
A small, fine lodge, clean and cozy and adequately equipped. Very good and big enough for one person. There is not enough storage space for two people and the table would be too small.
The quiet location is particularly good, you can sleep with the window open. Parking in front of the door is also very convenient. This lodge is highly recommended.
This studio apartment was a lovely place to stay. We received a very warm welcome from the host and a prompt solution to the one small issue that occurred during our stay. The description of the property we felt was accurate, we had noted the fairly steep outside steps to the front door. Also to note, due to the rural location of the apartment we didn’t have mobile reception via our networks but could use the WiFi network (with WhatsApp) to communicate. The small kitchen area is well designed and had all the appliances and apparatus we needed. The owner provided us with access to a freezer if needed. We would happily stay again.
A wonderful stay, we hope some day to return, super nice host, the one thing to be aware of which was absolutely no problem for us was the stairs up to the room which might not be easy for a mobility challenged person
We loved our stay in this spacious studio. Everything we needed was provided and it was clean, comfortable and in a lovely location for country walks. The only wrinkle was on arrival the keypad was worn so that the buttons were illegible and the host contact number listed on VRBO was out of date. We would advise future guests to confirm entry code and phone number directly with the host ( not through the app) in advance of your stay
Check-in was fine once we worked out the buttons on the gate keypad which are worn. The Hayloft was cosy and had everything we needed.The level of cleanliness was a significant issue. We raised this and was informed that there had been a long-term occupant who had cleaned it and it wasn't the usual standard. We were offered a free night's stay in the future because of this. It did mean that we were uncomfortable in the Hayloft as we had to clean the bathroom and kitchen ourselves to make it useable.The location is great. Very close to vineyards, the South Downs and Knepp Estate.Alison is very friendly, welcoming and offered suggestions for local dog walks.

Nice property and friendly owner but perhaps a little attention to decor and kitchen utensils would be a good idea.
(ie picture hook with no picture, masking tape on beam etc)
The property (studio Apartment) felt larger and more comfortable than I had expected. We had everything we needed, and felt welcome and relaxed. Alison was a great host, accommodating my folk music playing spouse's practicing, and giving us information about visiting Knepp at dawn. When the unseasonably warm weather got hotter she brought us a fan and when we were going to an outdoor theatre production, generously loaned us banana lounges. The main purpose of our travelling to this area was to visit Knepp, but the whole week was really enjoyable, in large part because we were staying at Laybrook Farm. A highly recommended base for exploring this area.

Property was not ready on arrival, bed not made, heating not turned on, no clean towels, bins not emptied, the electric gate entrance was hard to read in the dark as keypad was very worn, there's no lights at the entrance gates to help you see, the property is a little tired and in need of updating, the owners contact number is not correct so overall a disappointing stay, will we return for a third, no.
