"Disappointment and screaming."
Was disappointed to find they no longer had their jacuzzi in the pool area. Was not happy we were placed in a room adjoining the pool area. At 8:00 AM we were awakened to screaming kids who I'm sure were anxious to start using the pool at the precise minute that it opened. Good for the kids, bad for adults with no kids who were given rooms next to the pool.

"Good bang for the buck"
We had a nice quiet overnight stay. We used the Jacuzzi and pool and enjoyed it. The room was clean. No complaints. We'll be back this off season.

Nice place. Good breakfast, little pricey. Indoor pool was clean and warm. Property has easy access to bike trail. Room was updated and cleaned everyday. Plenty of hot water for shower. Room needed a microwave.

"Nice Affordable Place at the Heart of It All"
I stayed for three days during Holly Folly in 2016 and quite happy with the overall booking process and rate I paid for what turned out to be a very large room. I was greeted warmly and was able to park briefly right outside the door to check in. I did have to park in public parking which was thankfully free all winter and I didn't really mind that. In the summer I stay at more expensive properties and perhaps have high expectations. I just felt like the place was run down a bit. The walls all definitely needed some new paint and the linens could surely be updated. The towels in the bathroom were grayish pink from so much washing and the bedspread well worn. The room and sheets were clean, however. The heating unit was forced hot air which I found too dry, but I was warm on some pretty cold days. The TV could definitely be bigger than the 13" one on the bureau. There wasn't much in the way of staff around since this was sort of off-season, but a coffee maker and coffee pods was available in the lobby. Cookies and candy on the first day, but nothing after that and no breakfast options - again due to the off season.

"Prime location and parking"
We are off-season visitors who prefer less crowds, more clouds. This hotel is our ABSOLUTE FAVORITE and we have crowned it our go-to for all future visits. We came in late October and were UPGRADED to a 4th floor ocean-view room 410. With the elevator for all upstairs approaches we were thrilled. Bed was comfortable (there were two, one for the luggage, one for us), there was a fridge, a balcony, and an excellent feel about it. Neutral but authentic and sincere decor, and amazing blackout drapes affording as much or as little privacy as you wished. The panoramic view is FANTASTIC. You are right on the water, complete with a sandy beach. Landlubbers will appreciate the fire pit across the way, with comfy Adirondack chairs and free stargazing. One thing we didn't realize was that our breakfast was INCLUDED. This led us to explore the neighborhood and find lots of great little spots for coffee and a bite in the morning. However, on our last day we decided to dine at the hotel and, whoa, we discovered that we could have had, for zero extra cost, a lovely buffet of eggs, corned beef hash (how New England), bread and fruit assortment, and very delicious coffee. Oh well, live and learn. WE WILL BE BACK!

"Close to Provincetown "
The hotel is definitely dated but it does the trick. The room was clean and the beds were comfortable. The bathroom was clean and we had a nice view of Provincetown. If your on the first level then you can hear the people above you if they walk, which was a downside for us. Our neighbors upstairs were up all night walking back and forth.
