But you\`re just far enough away for some peace and quiet too. Centrally located, this modern three bedroom home offers easy access to downtown, PPG Arena, Oakland, and The Strip District. IDEAL FOR: \* Visitors for Penguins games, or events at PPG Arena \* Visitors for the convention center \* 2-3 couples traveling together LAYOUT The ground floor includes a private garage, full bath, and laundry area, making arrivals and extended stays easy. On the main level, an open layout connects the living room, dining area, and fully equipped kitchen, which opens to a balcony for fresh air and city views. Upstairs, three bedrooms and two full baths provide restful spaces for families or coworkers. The primary suite features a walk-in closet and bathroom, while two additional bedrooms can access that bathroom through the hallway, or use the second full bath on the garage level. A small covered porch on the entry level offers a shaded spot to relax outdoors. I respect your privacy and will communicate as little or as much as you wish. The home is part of a newer housing development located in the historic but revitalized Lower Hill neighborhood. Avoid the highways and sneak your way around traffic. PPG Arena is walking distance, and many desirable dining and sight-seeing spots are quick trips by car or Uber. The Oakland neighborhood (home of Pitt, Carnegie Melon, museums, and UPMC) is just 10 minutes away on side streets. Also nearby (10 minute drive) is the lively and walkable Strip Disctrict, with many dining options, The Heinz History Museum and the David E. Lawrence Convention Center. The August Wilson House and events center is less than 5 minutes away on foot. PPG Arena is walking distance for those who wish to avoid traffic and parking costs, but there is a fairly steep climb on the way back. If you don\`t want to drive, we recommend using Lyft/Uber from this location. \~OUR RULES\~ Thank you for reviewing the following important guidelines prior to checking in. We appreciate you taking a moment to familiarize yourself with these policies to ensure a smooth experience for all guests. 1\. Upon booking, you will receive a rental agreement/check-in form/ID verification that you are required to complete, sign, and return at least 72 hours before your arrival. The address and door code will only be provided if the form is complete. 2\. If you are local and / or under the age of 25 please notify us before making your reservation. 3\. We may place a small deposit hold on your credit card 2 days before your arrival to cover any accidental property damage that may occur and it will be released after your check out. This is primarily for guests without an established track record of reviews from previous hosts. 4\. We would like to inform you that for direct bookings, a 4% credit card fee will be applied to any cancellations and refunds and we will follow our standard cancellation policy. 5\. Guests acknowledge that they will keep their noise level to a minimum after 9:00 pm until 9:00am; please be respectful of the neighbors. 6\. Absolutely no parties or events allowed 7\. Guest must provide us with a valid working phone number. And guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible. 8\. NO SMOKING or use of fire permitted inside the rental; guest acknowledges that no \`smoking\` includes marijuana and \`use of fire\` includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed. 9\. There can not be any more than the registered number of guests in or on the property at any one time, violation could lead to the immediate removal of all guests without a refund. 10\. This is a pet-friendly property! We’re glad if you were able to bring your pet along, but please note we have a few additional rules: • Please note that a $25 Pet fee will be applied per pet, per night. • Please disclose pets at the time of booking. All pets must be added to your reservation so the applicable pet fee can be applied. • We are unable to host breeds of dogs deemed aggressive, per our insurance policy. • No more than TWO (2) animals, no larger than 50 pounds. • Pets are not allowed on furniture & please clean up after your pets. • Do not leave your pet home alone unless crated (doggy doo-doo bags are provided). 11\. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos. • At departure: Please wash or place any remaining dirty dishes in the dishwasher • Please bag up all trash and place in the outdoor containers (see house guidebook for instructions) • Please follow all posted/guidebook rules for properties with special amenities like fire pits and hot tubs 12\. For your security and protection the property is equipped with an exterior camera. 13\. Guests who fail to arrive for their reservation, for any reason, will be considered no-shows. No-shows are non-refundable, and no credits, reschedules, or exceptions will be provided under any circumstances. 14\. Please remember to take all of your belongings with you upon checkout. If you do leave something important behind, we will do our best to send your items back to you within a week. 15\. If not following any of our rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs. 16\. If you were a previous/current guest and did not respect our house rules and our property, we have the right to decline your next reservation. 17\. There is an extra guest fee of $25 per person per night, for every person after the 5th guest. We require precise guest counts. To respect our cleaning staff and the next guests, you need to accurately report how many people are in your group. This allows us to properly plan for cleaning and re-supplying after your stay. When needed, we will use exterior camera footage and Minut crowd sensors to determine how many people were in the house. FOR MEDIUM-TERM (30+ DAYS) STAYS ONLY: 18\. Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in). 19\. As part of our commitment to maintaining a clean and comfortable environment for all guests, we may require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning may take place on the 15th day of your reservation. This cleaning may be mandatory and is designed to ensure the continued cleanliness and hygiene of the property. 20\. The cleaning fee for the mid-stay clean may be deducted from your security deposit or through Airbnb resolutions if you booked via Airbnb. 21\. Cancellation Policy for Direct Booking Long-Term Reservations (30 days or more). For reservations of 30 days or longer, a separate cancellation policy applies: • Guests will receive a full refund if they cancel at least 30 days before the scheduled check-in date. • After that, the first 30 days of the stay are non-refundable Thank you for understanding. The location is great, parking ample and we loved being able to walk to PPG Paints. The house was very clean and well equipped with everything we needed. My teens and preteen loved the TVs in the upstairs rooms and ability to spread out while we were hanging out. Pictures online are very accurate and the view is incredible. The whole process check in to check out was seamless. We were only there for the weekend, but we absolutely had everything we needed. Well stocked kitchen. The rooms and bathrooms were all clean. Plenty of seating for watching TV or having dinner at the dining room table. We brought our two dogs with us and had the right amount of space for their crates. Fantastic host! ##### Megan S. The location was also convenient to visit other area attractions. It was wonderful to have a parking spot/garage so we did not have to stress about finding street parking. The house was in lovely condition -- just like the photos online. The necessary supplies were stocked and some nice "extras" like coffee pods, too. This home was beautiful and SO CLEAN! Our family loved staying here. The host thought of everything from comfortable beds, to soft sheets, nice towels. and so much more! The garage was such a nice feature too. It was raining when we arrived and we were able to unload without getting soaked. And we loved being able to pull our car in each night. We felt very safe in the house even though the nearby neighborhood wasn't the nicest. You could tell that the community is trying to clean up a part of town that hasn't always been the nicest, and that was great to see. Andrew was a fabulous host and so responsive to my questions. Beautiful place , everything and more that we needed. Andrew is a very good host from booking to check out. Just a few suggestions- some dressers or nightstands with drawers in the bedrooms for clothes would be easier. The front porch and back deck chairs are pretty small and uncomfortable. I would rent this house again if I ever need one in Pittsburgh. So close to strip district that we love and beautiful view of downtown. Very comfortable place. ##### karen d. The home is spacious, quiet, has a small (but lovely!) deck with a view, a well equipped kitchen, parking garage, comfortable rooms and beds. This was perfect for our group of 5 adults and a mid-size dog – and would have been perfect for a group of 6 as well. The location of the home is close to many areas and it gives a wonderful impression of the mountainous terrain on which Pittsburgh has been build. The owner was very responsive and sent over detailed guides in preparation for our visit. The extra full bathroom downstairs made it so much more comfortable and convenient for all of us. The house is well stocked. All in all a lovely stay and highly recommend for any trip to Pittsburgh. ##### Kavita R. The VRBO was wonderful. It was as described/pictured, and the host did a great job of making sure we were comfortable. Everything we needed was available and there were nice extra touches like coffee pods and even a few chocolate bars to say thank you. Communication with host was excellent and they were very responsive. They even provided a reference manual on the internet that recommended places to eat. We did quite a bit of walking to the convention center and parks/stadiums downtown and just FYI the walk back is a VERY big, long hill so be prepared for that if you plan to walk. Also, some areas that you have to walk through you probably don't want to walk alone. Overall, a great stay and would def. recommend. ##### Gwen W. It was clean, well appointed (including items for small children like a high chair and kid's plates and cups) and situated on a very quiet street. Parking includes a garage and a driveway which was very convenient. Location was slightly tricky in that there isn't much to walk to. Unless you're attending an event at PPG Paints Arena or visiting the August Wilson House, everything else, like groceries, requires a car. None of it was so inconvenient that this was any kind of issue though. Especially given how quiet the place was at night. We were in town for Parents Weekend at Pitt and it was literally an 8 to 10 minute drive to Soldiers and Sailors garage at a fraction of the price of closer VRBOs and hotels. Our kids were thrilled to hang out in the house while they did laundry and ate home-cooked food. It was pretty perfect. Added bonus, the basement bathroom was fantastic.
