Although the neighborhood is turn of the century vintage, the home is completely up to date with all modern conveniences, comforts, and connectivity! This home offers great proximity to the all the energy and excitement of Oakland, but the grounds feel open and semi-secluded. IDEAL FOR: Families visiting PITT or Carnegie Mellon University, groups traveling for work (High speed Wi-Fi + three workspaces are included), wedding guests Here is the layout of the home: Lower Level – Play, Lounge & Refresh The fully finished lower level offers a private retreat for fun and function. A theater room with plush seating and an 85\` screen sets the stage for unforgettable movie nights. This space doubles as a fourth bedroom, and the ideal hangout for your younger guests. This level also includes a full laundry area ensure comfort and convenience for longer stays. Main Floor – Grand & Inviting Step into a sun-drenched living space where high-end design meets everyday comfort. The open-concept layout connects a dramatic coffered-ceiling living room, elegant dining area, and a chef’s kitchen built for real cooking. Just off the living room, a glass-lined sunroom doubles as a bright workspace. Outside, a large patio, fire pit, and detached spa house (hot tub + sauna) expand the experience. Second Floor – Sleep Well, Live Well Two spacious bedrooms—each with a walk-in closet—anchor this floor, accompanied by two luxurious full bathrooms. Both baths feature elevated finishes and spa-style showers, with one offering a soaking tub. This level provides both privacy and comfort for families or couples traveling together. Third Floor – A Private Escape At the top of the house, the oversized third bedroom includes a private ensuite bath and walk-in closet. I respect your privacy and will communicate as little or as much as you wish. Oakland is the healthcare and academic hub of the city, and it is also a major cultural and historic destination. The home itself is situated in the Schenley Farms National Historic District. Located right on the bus route, with access to express buses for downtown destinations. With numerous colleges nearby, Uber is all over this area, all the time. You can easily walk to everything in the neighborhood - colleges, restaurants, historic sites, shopping, etc... Between Pitt and Carnegie Mellon campuses and walking distance to many green areas. Enjoy the historic architecture. Many cultural and athletic attractions are nearby. You\`re only a 20-minute walk from Schenley Park which has the Phipps Conservatory and Botanical Gardens, a golf course, and an ice skating rink. On the way, you\`ll pass by one of the most familiar buildings in the Pittsburgh skyline, the Cathedral of Learning, and the Carnegie Museum of Art. The location really can\`t be beat! \~OUR RULES\~ Thank you for reviewing the following important guidelines prior to checking in. We appreciate you taking a moment to familiarize yourself with these policies to ensure a smooth experience for all guests. 1\. Upon booking, you will receive a rental agreement/check-in form/ID verification that you are required to complete, sign, and return at least 72 hours before your arrival. The address and door code will only be provided if the form is complete. 2\. If you are local and / or under the age of 25 please notify us before making your reservation. 3\. We may place a small deposit hold on your credit card 2 days before your arrival to cover any accidental property damage that may occur and it will be released after your check out. This is primarily for guests without an established track record of reviews from previous hosts. 4\. We would like to inform you that for direct bookings, a 4% credit card fee will be applied to any cancellations and refunds and we will follow our standard cancellation policy. 5\. Guests acknowledge that they will keep their noise level to a minimum after 9:00 pm until 9:00am; please be respectful of the neighbors. 6\. Absolutely no parties or events allowed 7\. Guest must provide us with a valid working phone number. And guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible. 8\. NO SMOKING or use of fire permitted inside the rental; guest acknowledges that no \`smoking\` includes marijuana and \`use of fire\` includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed. 9\. There can not be any more than the registered number of guests in or on the property at any one time, violation could lead to the immediate removal of all guests without a refund. 10\. This is a pet-friendly property! We’re glad if you were able to bring your pet along, but please note we have a few additional rules: • Please note that a $25 Pet fee will be applied per pet, per night. • Please disclose pets at the time of booking. All pets must be added to your reservation so the applicable pet fee can be applied. • We are unable to host breeds of dogs deemed aggressive, per our insurance policy. • No more than TWO (2) animals, no larger than 50 pounds. • Pets are not allowed on furniture & please clean up after your pets. • Do not leave your pet home alone unless crated (doggy doo-doo bags are provided). 11\. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos. • At departure: Please wash or place any remaining dirty dishes in the dishwasher • Please bag up all trash and place in the outdoor containers (see house guidebook for instructions) • Please follow all posted/guidebook rules for properties with special amenities like fire pits and hot tubs 12\. For your security and protection the property is equipped with an exterior camera. 13\. Guests who fail to arrive for their reservation, for any reason, will be considered no-shows. No-shows are non-refundable, and no credits, reschedules, or exceptions will be provided under any circumstances. 14\. Please remember to take all of your belongings with you upon checkout. If you do leave something important behind, we will do our best to send your items back to you within a week. 15\. If not following any of our rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs. 16\. If you were a previous/current guest and did not respect our house rules and our property, we have the right to decline your next reservation. 17\. There is an extra guest fee of $25 per person per night, for every person after the 5th guest. We require precise guest counts. To respect our cleaning staff and the next guests, you need to accurately report how many people are in your group. This allows us to properly plan for cleaning and re-supplying after your stay. When needed, we will use exterior camera footage and Minut crowd sensors to determine how many people were in the house. FOR MEDIUM-TERM (30+ DAYS) STAYS ONLY: 18\. Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in). 19\. As part of our commitment to maintaining a clean and comfortable environment for all guests, we may require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning may take place on the 15th day of your reservation. This cleaning may be mandatory and is designed to ensure the continued cleanliness and hygiene of the property. 20\. The cleaning fee for the mid-stay clean may be deducted from your security deposit or through Airbnb resolutions if you booked via Airbnb. 21\. Cancellation Policy for Direct Booking Long-Term Reservations (30 days or more). For reservations of 30 days or longer, a separate cancellation policy applies: • Guests will receive a full refund if they cancel at least 30 days before the scheduled check-in date. • After that, the first 30 days of the stay are non-refundable Thank you for understanding. Our stay at this property was absolutely fantastic! The location was perfect—close to everything Pittsburgh has to offer. The house itself was clean, spacious, and beautifully maintained. The hot tub, sauna and firepit were the bonus that made it fun, making our visit feel like a luxury retreat. Highly recommend this home to anyone looking for a relaxing and convenient getaway! We couldn't be happier with our recent stay in this beautiful, clean, fully-renovated home. We had two young kids on our trip and I was so appreciative of the added touches of kids tableware, high chair, and even a crib in one of the bedrooms. We loved the location which is a 10 to 15 minute walk from the campus. The home itself is outstanding. The kitchen and family room was great for family gatherings. The outdoor fire pit and yard was a nice gathering place as well. The house is modern with plenty of amenities and basic necessities. The owners/management were OUTSTANDING and accommodated a couple of last minute requests. Upscale decor and fixtures, tastefully designed, I was very impressed. Located near University of Pittsburgh campus, easy access to downtown and strip district. Lots of restaurants nearby. The home was as beautiful as the photos and very comfortable. Three spacious bedrooms with en-suite baths, plus day and trundle beds everywhere. The amenities were exceptional, and we took advantage of every one, including the professional popcorn machine in the theater room! Communication with the host was prompt and professional. The beds were super comfortable, and though I didn't expect it, I really appreciated the black-out drapes in the bedrooms. I have to get some for my own home now! Kitchen was extremely well-appointed with plenty of everything. Towels were of very high quality, and plentiful. Everything you would expect: toiletries, iron, hair dryer, coffee, dishwasher (even a proper crib & highchair for the babies). Highly recommend. Thank you to our host! ##### Leslie B.
