Location is good although their sign is very small so you might drive by there two or three times.. Is noted parking available and is it really was not parking I had to jump up to curbs on my big bike in order to get inside for security. Frankly the biggest problem I had was waking up in the morning the room was extremely perfume fragrance and I don't know if that was for the smell or bug killer that I felt ill and had a migraine headache as soon as I went outside it was getting better breakfast was very minimal and actually I hate to say it but the orange juice was old and turn bad

We had a warm, kind, professional greeting from the receptionist. Because we were obviously hot we were given a cold towel to refresh ourselves. We should have paid £48.86($63.19) but because we have Expedia Rewards points, the price was £34.92($45.16). The room was clean, as was the toilet and shower room. A/C was great. The bed was firm. The food was great. The hotel is less than a ten minute walk to the Eclipse Bar and a twenty-five minute walk to the Royal Palace. The hotel has its own tuk-tuk. I've stayed in five star hotels. I got what I paid for. This hotel is great.

Lovely property & staff, but improvements needed
Lovely property and a kind staff. Staffing did seem to be limited, though, and business seemed to cater more to outside guests coming for a meal and a swim; all staff were performing multiple roles. The property is lovely and clean, but some of the rooms could use a good updating—and a refocus on hotel guests.

Horrible experience at this hotel. Actual worst experience ever! I stayed 3 weeks in Cambodia, went to 4 cities this was my 4th hotel and was the only hotel I complained about. Everything about this hotel is super cheap and expensive for no reason. The hotel power went out on us twice (pitch dark)! And the AC was not working properly. I called the owner up twice and she denies it and said it was working fine. (She turns off your AC when you take a quick stroll outside and tries to tell you she has a computer that automatically turns it off) Mind you this was our 4th hotel of the trip and all the other hotels AC worked fine so we would know if it was working or not. This experience was so horrible, it was so hot and went the lights went out the second time I booked another hotel at 10pm and just left.

Really nice, very quiet despite being in the middle of down town. lot's of lovely trees and sun on the property. They gave us a free upgraded room with a lovely balcony. It also has a a nice loooong lap pool with little cabanas on the side. Nice onsite food, we tried the Khmer sampler plate and were VERY impressed. Everything was very clean, but we forgot toothpaste and they didn't have any so we had to use some salt! That aside, it is close to downtown and the owner is super helpful and friendly.

Excellent Breakfast at the hotel and if you are adventurous try the Thai food just 100 meters from the hotel .At the entrance of the hotel turn left , its next to a guest house . Try their steamboat, its fresh and super .

Convenient and comfortable
The 252 is in an area which is a little unkempt but a short tuk tuk ride to the river and other sights in Phnom Penh. There is a pool at the entrance and a bar/restaurant next to that. We enjoyed our Khmer tastier dinner and breakfast was tasty too. However, portions were small, only one piece of bacon and a tiny amount of butter and jam, we did ask for some more but even so there was barely enough for our bread rolls. Our room, 20, was comfortable and spacious with a large bathroom. It was on the top floor with no lift but it wasn’t a problem as we were helped with our bags on arrival. It would have been good if the air conditioning had been running before we arrived at the room as it took quite a while to cool down. The staff were polite and helpful on the whole. They arranged for a transfer to the airport which was reasonably priced. Overall a good overnight stay.

Owner is German Swiss who speaks German, French and English; thus hotel is European quality. A great source of local information. Very helpful. Quiet location.

Sub par level of amenities, small things that add up. For example, no phone in room, safe didn't work and no elevator. No extra bedding in the room. Also, have to pay for breakfast. Many hotels include that.

Oasis in the city.
Nice, small boutique hotel. The French only is very nice, and the service from the staff was excellent. Take the time to try out the restaurant as the food is good as well. A lot of western and Asian choices. Good wine selections from France.

A lovely spot in Phnom Penh
The hotel staff and owner are very friendly, helpful and respectful. The hotel reached out to us before we arrived to arrange a pick up at the airport. We arrived very late to the airport, after midnight, and the driver was waiting for us and the hotel staff we very friendly when we arrived. The rooms are clean and quiet, and the hotel is refreshing. The location was very convenient and we were able to arrange for tuk tuks at the hotel to take day trips downtown and out of town. This was our first time in Cambodia and we loved our stay here and would highly recommend staying here. Thank you.

Great pool, hotel needs a few improvements
This hotel had a wonderful pool and excellent hotel bar with great drinks. Wifi was rather weak, room was huge, A/C was weak in our room, shower head needs to be re-affixed (in room 16), and don't forget to ask for the 'soft mattress' to be added to your bed, it was extremely firm without it! If you have a problem with stairs, request a lower level room floor as there are no elevators.

beds are hard but they will swap for softer for you if you ask, the aircon was not that good, didn't really think the room itself was that good and the hotel looked tired. But the pool area is lovely and its awesome to have a swim after being out in the chaos all day

Perfectly located hotel In Phnom Penh Everything was 5 minutes away in every direction Very peaceful and quiet hotel with a beautiful pool side and extremely friendly staff Just notify the hotel if you will be out late so the security doesn't lock you out and fall asleep then you spend two hours trying to get in

A Treat and Pleasure to Stay at 252! Perfect!
Such an incredible experience. Everything about my stay was awesome. Literally, I extended my stay here an extra four nights. The staff is friendly, helpful and welcoming. Nicole the goddess who runs this place always wore a smile and chatted with guests. Stephan the manager also had great recommendations on sights to see and even went out of his way to give me his email in case I had any questions on my journey. The room and property are beautiful. Very clean, spacious and well maintained. The pool is wonderful and accessible 24hours. They are mindful of noise and I never felt anything aside from peaceful. Food was super yummy! I would highly recommend 252 to anyone and felt right at home. When in Phnom Penh this is where you will find me!

Hotel safe was too small for laptop but advised hotel staff at reception and they said it would be safe in room and it was. Pool area very beautiful. Balcony looked over pool area. Wifi good in Room location close enough to attractions. Would recommend hotel.

I went with a friend on a quick vacation to Cambodia. This hotel is like a haven from the busy, crowded city. We arrived at 11pm. I forgot to notify hotel of our late arrival, but to my surprise a staff member greeted us by opening the gate, no effort on my part. He kindly gave us basic info but knew we were tired and said we'd take care of the rest in the morning. In the morning we sat down to an amazing breakfast. I had a fresh baguette with different fruit spreads. Tea with milk. Fresh orange juice. Fresh fruit bowl. Yogurt with granola. It seemed never ending. The staff is very kind and helpful. Their english was great. The pool was a great relief to escape midday heat and enjoy a snack. The hotel is located in the bustling city, but within the confines of the hotel, it was quiet and hard to know it was a busy street on the other side.

Lovely and charming Place
We stayed a few days at 252. The hotel is beautiful with all the comfort required for spending nice holidays in Phnom Penh. The staff has been really nice and helpful. Food was great. The location is quiet and at the same time ideal for those who want to discover the city main monuments and touristic places. We will definitely come back !

I really enjoy my stay at this hotel. Staff was really nice with us, the swimming pool was great and the food from the restaurant was really good. Rooms are well-decorated and really clean. Good location, easy to go everywhere in Phnom Phen with the tuk-tuk. The internet was a bit slow, but if you're on holidays that doesn't really matter. I'll def. stay again at this hotel if I go back to Cambodia !

Besides the commendable concierge service, most of the staff always wear a happy smile that makes guests feel welcomed. The tropical setting upon entrance is well done. Some details that need to be improved include: 1. No tooth brush and paste and insufficient towel racks in the bathroom. 2. No sleepers 3. No blankets if not asked for 4. A great little hotel.
Planned to stay one night ended up staying three. I loved this hotel. Well run comfortable with a lovely pool area. A perfect location as a base for seeing the city and ideal to return to to wind down at the end of the day.

Amazing discovery
Due to the recent events in the world, we ended at Nicole and Stephane's place. We were immediately feeling better, Stephane and Nicole and their staff took care of us like if we were part of the family. The hotel is located in an area without works so you can have a good sleep. We will go back for sure, food and pool were also great, so many good memories and laugh in this difficult times. GO 252!!!!
