Beautiful modern Lakeland cottage with private hot tub, bbq and wood burner

Cottage with kitchen, near Lake District National Park
This beautifully newly built cottage sits in the Lake District’s eastern border in the Lunesdale valley. Situated in the grounds of Roundthwaite farm the property has fantastic views down the valley towards Sedbergh and North to Penrith and the Lakes.

The cottage has a large master bedroom on the ground floor with a flat screen TV and en-suite bathroom. Just off the main bedroom is a smaller child’s bedroom with bunk beds.
Upstairs is the open plan living area with a well-furnished kitchen and living room. A log burner provides all the heat needed, but just to make sure on the cold winter nights the property has central heating.
Outside the cottage has its own private garden including a seating area and BBQ. Tucked away in a secluded corner of the garden is the hot tub with perfect views into the night sky, essential to help you relax after a hard day exploring the local area.

The location could not be better for access to the National Parks. The M6 junction 38 is only 2 miles away and from there you can easily drive to the North Lakes and Keswick or Kendal and onto Windermere and Ambleside. Being on the border of the Yorkshire Dales National Park you can also venture into the Dales or the Eden Valley

A wonderful cottage - the perfect gateway to the Lakes
Kev was a pleasure to deal with and 'Barney's Cottage' was spotlessly clean. This is a beautiful place to stay, with a really nice en suite bathroom, two huge smart TVs (one in the bedroom and one in the lounge) and of course the hot tub, which was a great way to relax. We didn't use the BBQ purely because we visited in December and it was cold outside, but that BBQ area outside is also a really nice touch. We stayed with our dog (a greyhound) and Kev was very welcoming to him, and this cottage is really good for a dog because of the enclosed, safe and secure garden out the back, meaning he could go outside safely without any traffic etc, nor any risk of him escaping! Roundthwaite was extremely peaceful and we could see the stars on a clear night. It's very easy to get to from the M6. It was also fun to see/hear the cute donkey in the adjacent field. We have a great stay and we'd love to come back sometime.
Stayed 2 nights in Dec 2021

brilliant all round
best cottage we’ve stayed at. Kev was always on hand when you need him, check in was really easy. Prosecco and chocolate ready for our arrival, hot tub ready & the place was so so clean. will definitely be back. thanks kev

Cosy comfort with modern facilities
Loved this so much we couldn’t wait to book again for our next holiday. Super clean and full of very comfortable furnishings, balanced well with technology. Kevin was welcoming but gave us plenty of space for a relaxing family break. Even with the rain we enjoyed dog walks locally, evening hot chocolate in the snug, hot tub time and it was a very short drive to the local pub for good food and pleasant surroundings (pub is also within walkable distance over a field and a thin bridge - bring your wellies if it is torrential rain though!)

Lovely break away
Very clean property and kids loved the use of the hot tub each day. Very nice treat after rainy days!

Beautiful Cottage
Barney’s cottage is a really beautifully done little cottage, set in a peaceful rural area. It was easy to find and is a great gateway to the Lake District and surrounding areas. The cottage itself is decorated really nicely and is like home from home.. with the added bonus of a hot tub and peaceful surroundings! It has all the mod-cons and is well equipped for staying in and cooking. The cottage is small .. but perfectly formed, I would say the bedroom just off the master room would accommodate families with young children better .. mine were 12 and 11 and found it a bit of a squeeze. It’s peaceful location does mean you have to drive to many places (the pub is a nice 20minute walk away .. but be prepared to cross a farmers field with sheep and go over a bridge .. so not for pushchairs and with no lighting take a torch for walking back if coming home late) however after been out all day exploring the area we were perfectly happy to stay in and relax on the most comfiest sofas! You could even have a BBQ in the enclosed, private garden area which is also covered .. we didn’t due to the time of year, but it’s all there for you! This is a dog friendly cottage but you would never have known that pets have visited .. the cottage was well cleaned and smelt gorgeous on arrival. The host, Kev was friendly and very accommodating, provided us with a travel cot (there is plenty of room in the master bedroom for one). Definitely would recommend this cottage for a home from home experience for a small family. Thank you
