THE SPACE

Orleans Holiday House is a modern coastal Cape Cod beach retreat in Orleans, Massachusetts, a 5-minute drive to Skaket Beach, an immaculate gem for serene swimming and breathtaking sunsets, and a 7-minute drive to Nauset Beach for Atlantic surf, dunes, and access to longer expanses of the Cape Cod National Seashore.



The beautifully updated 5-bedroom, 2.5-bath home features a private hot tub and hot/cold outdoor shower, along with central A/C, high-speed Wi-Fi, and a fully stocked chef's kitchen. After the beach, unwind on the deck or pergola patio, then head to the game room for ping pong, foosball, karaoke, and XBOX 360, with seasonal beach gear and yard toys ready in the garage.



Designed with a high-end finish, the home offers 5 bedrooms, with 4 queen beds and 2 twin beds, plus blackout shades, plush mattresses, desks, dressers, quiet sitting areas, and 2 living rooms. The main level is bright and open, with two leather sofas, a Smart TV with Sonos, a dining area that opens onto an oversized deck, and a chef's kitchen with new KitchenAid appliances, quartz countertops, filtered hot- and cold-water, and family-friendly essentials. A second movie room and game area, 2 fireplaces, central A/C, and high-speed Wi-Fi complete the experience.



Outdoor living is a centerpiece. Relax in the private hot tub, gather under the pergola patio with twinkle lights, grill on the Weber, rinse off in the hot-and-cold outdoor shower, and end the evening around the fire pit in Adirondack chairs. Have a traditional clambake delivered to the deck, or book a whale watch from Rock Harbor, five minutes away. For rainy days and after beach hours, the lower-level game room features ping-pong, foosball, karaoke, an XBOX 360, a Smart TV with Sonos, a wine fridge, and a bar sink.



LOCATION

The serene, tree-lined, lush location is incredible, in the center of it all! Holiday House sits on a one-acre wooded lot in a quiet residential cul-de-sac surrounded by year-round Cape Cod neighbors, with quiet hours from 10:00 PM to 8:00 AM, in keeping with the neighborhood's peaceful character. Just steps away from Eldredge Park, along with a playground, skate park, courts, fields, and the Orleans Firebirds baseball field. Charles Moore Ice Rink, Orleans Artists' Village, coffee, dining, and the Cape Cod Rail Trail are walkable, with quick car or bike access to Skaket, Nauset, and Rock Harbor, Nickerson State Park, complementing short rambles to Eastham, Brewster, Chatham, Wellfleet, and Provincetown, depending on where your sunny days take you. Easy Nantucket day trips too: the Freedom Cruise Line fast ferry departs Harwich Port, just 20 minutes away, with free day-tripper parking.

How close are the beaches, and which beach is best for what? Skaket Beach is a 5-minute drive away; many guests bike there, and it is known for calm Cape Cod Bay waters and sunsets. Nauset Beach and Rock Harbor are each a 7-minute drive. Nauset is the classic Atlantic option for waves and dunes, and Rock Harbor is a favorite for fishing, tidal flats, and low-tide exploring.



How many guests can it sleep, and what is the bed setup? Sleeps up to 10 across 5 bedrooms with 6 beds, 4 queen beds, and 2 twin beds, plus a crib, bassinet, and Pack N' Play for infants.



What is included? Complimentary bicycles with helmets and a bike lock, seasonal beach gear, yard games, and a fully equipped kitchen with quality appliances and key small appliances, including a Margaritaville mixer.



Is the property suitable for kids and babies? Yes. Holiday House is fully equipped for guests of all ages, including a portable crib, Pack N' Play, bassinet, high chair, baby bathtub, changing pad, child gates, stroller, kid-friendly dishes, and toys. The cul-de-sac location and proximity to the Eldredge Park playground make it especially family-friendly.



Is it good for couples, two families, or multi-generational groups? Yes. The layout supports privacy and connection with multiple living zones, flexible sleeping options, and separate indoor and outdoor gathering spaces.



Is it good for rainy days or staying in? Yes. The game room includes ping-pong, foosball, karaoke, and an XBOX 360, plus streaming TVs and comfortable lounge seating.



Is there anything to do in the off-season? Yes, it's our favorite time. Fall brings the Outermost Roots and Blues Festival on Nauset Beach, Wellfleet OysterFest, and Cape Cod Restaurant Week; winter brings the Orleans tree lighting, holiday strolls, and quiet beach walks, with the hot tub, two fireplaces, and game room waiting at home. Our 10% discount runs September through December.



Parking? The home has driveway parking for about 2 to 4 cars.



Is EV charging available? Yes. Holiday House offers EV charging as an optional paid add-on. The charger uses a standard J1772 connector. Tesla owners should bring their own J1772 adapter.



Is there a security deposit? Yes, $400, held before arrival and refunded within 14 days of checkout. It covers a home that’s stocked like one you’d live in, hot tub to high chair, with a full kitchen, a game room, bikes for everyone and a complete set of baby gear, and it’s simply how we keep it that way for every family who stays. In a normal stay it never comes into play; it’s returned once we’ve confirmed the house is ready for the next guest.



Why are sheets optional rather than included? Many Cape Cod weekly rentals ask guests to bring their own sheets, and plenty of ours prefer to, so we keep it optional rather than build the cost into every stay. Towels, pillows, blankets and coverlets are always provided. If you’d rather not pack bedding, add the Hotel-Quality Linen Package and every bed is made before you arrive with the premium sheets and duvets.



Am I expected to wash towels and blankets during or after my stay? Guests are asked to wash, dry, and neatly return used towels before checkout. Comforters and bedding from the optional Hotel-Quality Linen Package do not need to be laundered. The home includes a full-size washer, dryer, detergent, and dryer sheets. This helps us maintain quick turnover times and keep cleaning fees low for all guests.



Is there laundry available during my stay? Yes. The home is equipped with a full-size washer and dryer, detergent, and dryer sheets, available for guest use throughout your stay. Many guests appreciate tossing a load of beach towels in after a day at the shore.



Check-in and check-out? Check-in is after 4:00 PM, and check-out is by 10:00 AM.



Pets and smoking? Pets require prior written approval. Smoking and vaping are not permitted on the property.



Is the property accessible? The property has interior stairs to second-floor bedrooms and a partial set of stairs to the lower-level game room. The first-floor primary bedroom and full bath are accessible without stairs. The property does not have wheelchair-accessible entries or ramps. Guests with mobility considerations should plan accordingly.



Are there security cameras? Yes, five exterior cameras (video and audio) at outside entrances.



CANCELLATION POLICY

The cancellation policy shown on this listing applies to your booking. Travel insurance, damage protection, booking fees, payment processing fees, platform service fees, and a $100 administrative cancellation fee are non-refundable and are deducted from any refund due, as detailed in the Guest Agreement you will sign before check-in. Credit card refunds are returned to the card on file; other refunds are issued by check within 30 days.



SECURITY

Five exterior cameras record video and audio at outside entrances only, always on, not actively monitored: Ring doorbell at front door, Ring cameras on left and right driveways, MyQ camera at garage keypad, Ring camera at back garage/bulkhead door. None inside or facing the hot tub or outdoor shower. Signs noting audio and video recording are posted.
