Lakefront Escape at Summer Breeze w/ Private Dock w/ Kayaks

Listing Description:
Lakefront home in a quiet no-wake cove behind Straight Creek Boat Dock, with a short, gentle walk to the water. Four bedrooms sleep 9 (two kings, a double and three singles), 3 baths, hot tub, fire pit and a Weber grill. Private dock with a covered slip, swim ladder and jet ski port, plus eight kayaks. Fibre Wi-Fi and Samsung Smart TVs, 10 to 15 minutes from Maynardville and about 40 minutes from city centre Knoxville. The Blue house next door sleeps 6 if you need more room.

The Space:
THE HOUSE
Spacious kitchen with both a standard coffee maker and a K-Cup brewer, dishwasher, large fridge, stove, over-the-range microwave, toaster, blender and a large kitchen table. Four bedrooms: a double, a king with a single, a king, and a loft with two singles that you reach by a ladder, best for small kids. Three baths, washing machine and dryer. Samsung Smart TVs throughout (sign in to your own streaming apps; there is no cable) and fibre Wi-Fi. Patio with outdoor seating and dining, hot tub, Weber gas grill (we supply the propane), fire pit (we supply the firewood) and cornhole boards. The indoor fireplace is for owner use only.

GETTING TO THE WATER
A short walk down a very slight slope to the dock, much gentler than most of Norris Lake.

KAYAKS
Eight single kayaks with paddles are included, racked near the dock; you can launch them from the shore even when the dock is not floating. Please return them to the rack after use. We do not supply life jackets, so bring your own.

DOCK & WATER
Private dock with a swim ladder and a jet ski port (bring your own jet skis); one covered slip is yours. Our rental pontoon may sit on the outside of the dock, and if you are bringing your own boat, tell us ahead and we will clear the slip. The dock has no power. The house sits in a long no-wake cove behind Straight Creek Boat Dock, about a 15-minute idle to the main channel. Like most of Norris Lake, the water level is set by TVA, and this cove is seasonal water: in a normal year the dock floats from May through about the end of August, and a drought year can end that sooner. When the dock is not floating, we arrange slips at Straight Creek Marina, on the next road over, for you to use at no charge.

BOATS & TRAILERS
Straight Creek Boat Dock, on the next road over, is the closest place to launch, and your caravan can stay at the house. The road in is narrow and curvy in places, so take it slowly when towing.

PONTOON RENTALS
$325 per day plus a $50 insurance fee and tax, delivered to the dock with a full tank. Book online at least a week ahead to guarantee delivery (the link is in your booking messages). Operators need a valid boater's licence or a birth date before January 1, 1989. Boats stay in after dark (insurance rule) and come back with a full tank. Adult life jackets are included; bring kids' sizes.

TUBES & LILY PADS
Two-person tubes ($60 per day) and 15 x 6 ft floating lily pads ($40 per day) can be added to any stay. Reserve a week ahead and they will be at the house when you arrive.

Guest Access:
The whole house is yours. Up to 4 cars, and your boat caravan can stay at the house. One covered slip at the dock is yours.

Other Things to Note:
-Check-in 4 PM, check-out 10 AM. Early check-in from 1 PM is sometimes possible when the cleaning schedule allows; ask and we will try.
-You must be 25 to book.
-Included: all linens, bath towels, pots, pans, utensils and baking sheets, plus a starter supply of dish soap, dishwasher pods, paper towels, one roll of toilet paper per bathroom and trash bags. Shampoo, conditioner and body wash are provided. Bring extra paper products and trash bags, detergent, and beach towels for the hot tub and lake.
-No pets. No parties or events. No smoking inside; outside is fine. Quiet hours 10 PM to 8 AM.
-One outdoor security camera covers the driveway; there are no cameras inside. The hot tub has no lock, so keep an eye on kids, and keep the cover on whenever it is not in use.
-Nearest supermarket is Ingles, 10 to 15 minutes away.
-Need more room? The Blue house next door sleeps 6 (book both for groups up to 15), and our flat lakefront home across the street sleeps 16; its dock usually floats into mid-October.
-Month-to-month stays are available in the off season; message us.
-No refunds for weather or lake levels.
