The renter of the Property shall be referred to herein as the “Guest” or “You” and the owner of the Property shall be referred to herein as the “Homeowner”. Upon booking, reservation and payment, you agree to abide by the following rules: A. You are responsible for all occupants of the home and must require that all rules herein, as well as the within the Short Term Rental Agreement, are followed. B. No one under the age of twenty-five (25) shall qualify to rent this property. You shall not rent or stay at the Property unless there shall be at least one Guest over the age of twenty-five (25) concurrently renting or staying at the Property. All children must be under direct adult supervision at all times. C. Smoking, vaping and all recreational drug use are NOT permitted in the house or on the Property. A fine will be assessed if these policies are not observed. D. You must take Garbage/Trash to the curb on the scheduled day(s) of trash removal and not before, as indicated in the Guest Guide located within the Property. E. Pets are NOT permitted in the house or on the Property unless otherwise stated in the listing. Manager is not authorized to make exceptions to these terms. Not abiding by these terms may result in eviction and forfeiture of amounts paid. F. You, or any other person on the Property during your stay, may not interfere with the peaceful enjoyment of the neighbors. Quiet hours begin at 10:00 PM - 8:00 AM daily. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents. G. You are solely responsible for any other person at the Property. Additional persons, other than the number of guests reserved and booked in the original booking and reservation, may NOT stay overnight at the Property. H. You will be responsible for any fine and/or violation that is imposed on the Homeowner due to the negligence of any person permitted on the Property by you. I. You shall abide by all Federal, State and Local laws. J. You shall notify the local police and Homeowner of any illegal activity that is witnessed in or around the Property. K. You agree not to use the Property for any unlawful purpose, including but not limited to, the sale, use or possession of illegal drugs on or around the Property. L. Absolutely no hazardous materials are permitted to be in or around the Property at any time. M. You may not use or store Kerosene or space heaters at any time in or around the Property. N. The burning of candles is not permitted within the Property, with the exception of birthday candles. O. Under no circumstances may a stove, oven or range be used as a source of heat. All appliances are to be used only for their intended purpose. P. Charcoal and Gas Barbecue grills may not be used inside any structure located on the Property. Q. You may not bring your own grill (of any type) or fire pit for use on the premises. R. Tents or other structures may not be erected on the Property. S. Commercial photography or filming is not permitted on the Property. T. You shall use ventilating fans at all times when bathing or cooking. U. All windows and doors must remain closed during inclement weather. V. You shall notify Manager of any pest control problems. W. The use of any provided swimming pool or hot tub is at your own risk. You further understand that any interruption of use will not alter or change any of the terms of this Agreement. X. You may not block the fire escape at any time. Y. The Homeowner does not permit large gatherings at the Property. A disturbance caused by you or any person permitted on the Property during your stay which results in any police action, complaints from neighbors is considered sufficient cause for immediate termination of this Agreement, immediate eviction and forfeiture of all monies paid as permitted by law. Z. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. No towels or linens shall be taken from the house. A cleaning fee is automatically added and charged to you for each booking and reservation. You must keep the Property, inside and out, clean and sanitary at all times. Even though a cleaning fee is charged, you are expected to leave the Property in a clean, neat and orderly condition. An additional cleaning fee may apply if excessive cleaning or trash removal is required upon your departure. AA. This house is privately owned. The Homeowner is not responsible for any accidents, injuries or illness that occurs while on the Property. The Homeowner is not responsible for the loss of personal belongings or valuables of any Guest or any other person. By accepting this reservation, you expressly assume the risk of any harm arising from your use of the Property or others whom you invite to use the Property. BB. Damage Protection Policy: A mandatory fee for third-party accidental rental damage insurance will be automatically charged to each booking. We're planning on moving to New Castle so this was a perfect way to experience it. The house was perfect for us and we appreciated the Mayor Frank backstory in the community. Main Street had plenty of food options for our long weekend. The proximity to Glenwood and GJ/Fruita made it a great location to go out and explore the western slope! ##### Jack N. Loved the bed space for friend group of 8\. We enjoyed the share space for game nights. About 15 mins to Glenwood Springs. Cute town of New Castle and good location on the main st. Didn’t communicate with hosts, so that rating didn’t apply to us. Didn’t use to kitchen for cooking. Overall, had a wonderful experience at Mayor Frank’s! ##### Meghan C. Great location and reasonable rate. Traffic in town was a bit of a problem. Front bedroom had headlights shining in windows all night. Problem resolved by moving to back bedroom. The kitchen was nicely equipped for us, and it was nice to use the grill. The master bed fits a little tight, and getting 5 people through one shower was a process. However, we found it to be unique, well furnished, clean and it worked as we hoped for our stay. ##### Garry S. The house was very nice, as is the town of New Castle. We were supposed to hike to Hanging Falls early Saturday but unfortunately 70E was closed. Luckily, we were able to head west instead and hiked in Rifle Gap State Park and Rifle Falls State Park and both were beautiful. We also enjoyed exploring Glenwood Springs in the evening once the highway was open. ) We had a problem locking the door and the property owner and management company were very quick to respond and help us out. (It turned out it was our error and it worked fine; we were just doing it wrong. But the point is--we were able to speak with someone quickly and they were very friendly and responsive.) ##### Eileen B. We LOVED it! The house worked amazingly to give all of us the privacy we needed. Every morning we woke up and walked down to drifters coffee and ate breakfast at the little diner. The town was super cute to walk around in and only 20 minutes from Rifle which is where the rest of our group stayed. Overall a great trip. It’s right on Main Street within walking distance of the coffee shop, library, restaurants, bar etc. The house has 3 rooms with plenty of beds. We had 8 people for our stay - 2 families of 4 and we were very comfortable. The only challenge was the lone shower for that many people but it worked. The house has a large living room and 2 bathrooms which was nice for a large group of people. The house is clean and the back porch is a great place for morning coffee. (1 family of 4 with kids, 1 couple, 1 single) I had never seen historic downtown New Castle before, but it sounded charming, so we booked this property, and couldn't have been happier. It's only 10 minutes from downtown Glenwood, but it's a 1-block walk to an adorable, vibrant historic center in New Castle with some wonderful restaurants and shops. The house is lovingly restored and spacious. Each bedroom had an air conditioner, which was wonderful because each day was in the mid 90s during our stay. The kitchen was well stocked and functional. (I'm a chef, so a functioning and properly-equipped kitchen is very important to us.) The large room with 3 beds is up a narrow flight of spiral stairs, and the living room is separated from the kitchen and downstairs bedrooms by a few stairs, so this isn't the right choice for a group with mobility-impaired folks. The only important thing to note is that this listing shows the house as 2 bathrooms, which is why we booked it. In reality, it is 1 1/2 baths, so there is only 1 shower...not ideal for a group of 7 with teenage girls! The description explained this, but after we had filtered for 2 bathrooms and this listing came up, we booked it without carefully reading about the bathrooms. ##### Ben S.
