River Front home on the Beautiful Guadalupe River. 2 bedrooms, 1 king, 1 queen, each with full bath. Sleeper sofa. Sleeps 6 adults, roll away beds for a few small children. Huge covered back porch overlooking the River and large treed manicured back yard. This section of the river is deeper. Just get right in the river from the back yard. You can tube, swim or fish. Tubing outfitters located in the neighborhood. We are located just a few miles from Canyon Lake, TX or about 12 miles to Gruene ew Braunfels just off Scenic River Road, TX. All situated in the beautiful Texas Hill Country. Home is a 1 level brick with open floor plan, full kitchen, basic cable TV, WiFi, all linens included and kitchenware. Located at the end of Ponderosa (1020 Ponderosa). No Can Ban on this section of the Guadalupe river. So bring your cold drinks, picnic supplies, tubes, kayaks and come have fun!

Family was staying at campsite the house was right across from them easy access to grounds. Back yard huge it was very comfortable would like to stay again
We spent the weekend on the river,this house is a great place to enjoy a weekend on the river. Very comfortable accommodations. The owner has GREAT communications and cery accommodating. We will go back.
We felt the property properly described itself, so we had our expectations set well. We really enjoyed the river being so close and we slept great because the great AC and fans.
Jody went out of her way with literally everything!! From calling and text with updates about the weather, to suggestions on where to eat and what to go do.
The house has river access, we stayed on the patio the most part of our trip-so wonderful and peaceful!! Very convenient location, and there’s a tubing place just down the road.
Would very highly recommend this place for a small group get together or a little family trip.
A perfect and serene family vacation spot. The house has a family feel while embracing privacy. Back porch is perfect morning, noon, and night, overlooking the firepit. You are literally steps from the river, perfect for swimming and chilling! What's better than the house? The Host! Jody is incredible, accommodating, and always available. Don't look anywhere else. We'll be back.
The property was dated but clean. It had pretty much what you need in terms of kitchen amenities. I think it’s a bit of a stretch to say it sleeps 6 because there are two bedrooms so that’s 4 people if you assume couples, the remaining sleeping arrangements are cots, a pretty uncomfortable futon and a couch in the common areas. We made do because we really only needed to sleep 5 adults but if we had 3 couples it would not have worked. The knives were very dull so it was a challenge preparing food but then we found they had an electric sharpener and it was no problem. It’s close enough to a small grocery store, about 30 mins from an H‑E‑B or Target, but it’s right on the river in a nice deep spot you can just hang out in and watch people float by. Even on the most crowded day, it was comfortable in the river in that spot. I will caution it is across the street from a large campground and they play very loud music but you can’t hear it in the house, only on the porch and outside (but if you are trying to relax in nature, that’s not going to happen). It’s a good house, just depends on what you care about.
This house was located in such a great spot. The river access was fantastic. The house and ac were perfect. Cant say enough on how much my husband and dog loved thos spot. Look forward to next year.

Thank goodness they had put up handrails for the concrete bags going down to river made it a little safer. Trees at river need to be cut back and approach to get in river made safer (steps). Be careful in kitchen if it rains the skylight leaks and floor gets very slick. AC works well.
River access and the space were just what we needed for a nice weekend on the river. Large covered patio, shady trees, firepit, and decent, if rocky, river access. Everything felt clean and functional, just dated right out of 1981. No smokey odor. There was music in the campground across the river, but you couldnt hear a thing inside, even outside, it was pleasantly in the background. We were even provided a cheap new grill for our use! Thanks Jody, for that and the easy communication. Would rent again as it met all of needs. Should meet yours too, if you dont mind fhe dated feel.
This two bedroom house was perfect for our family of four. There were multiple additional sleeping options, but the two beds were all we needed. The house is a little dated, but the yard and river are amazing! Our kids and dog played in the river non-stop. It’s very slow in front of the house, so no issues floating around all day. Jody, the property manager was quick to respond to any questions prior to booking and made sure we knew we could contact if needed during our stay.
This is our third time to stay here, but this time it seems to have needed some attention. We love the location, neighbors, quiet street and of course being right on the river. When we first got there, the A/C thermostat was going back to 80 even after we adjusted thermostat, but after a new battery that seemed to fix it. It is programmed to go to 80, you just have to readjust as needed. Jody was great to deal with. She even came over to try and fix the issue and they did a couple of things to help it along. She even called an ac repair person to make sure everything was working correctly. I can’t say enough good things about her and how she made sure we were comfortable. She either called or texted to double and triple check on us.
A few things that might need to be addressed.
1. The yard needed attention. It appeared that the yard hadn’t been mowed in at least 2-3 weeks.
2. The pans in the kitchen need to be thrown out. All of them are non stick but the Teflon coating is gone in all of them.
3. The furniture in the main living is in desperate need to be updated. The cushions are blown out in just about all of the couches. The brown chaise lounge needs to be thrown out. It’s really old, and looks filthy. I did not let my family sit on it.
4. Maybe perhaps some wine glasses and cocktail glasses would be nice addition to the kitchen.
All in all, it’s a great place to stay. I hope to stay there again, but I will bring a couple of pans from home.

Decent for a short getaway
I've got to say that the reviews were quite misleading and we were a bit disheartened when we arrived. I couldn't believe there were so many 5 star reviews. When first entering, it wasn't overwhelming, but very obvious that smokers had been in the house at some point. The majority of the home is extremely outdated. Amongst a number of other things, the master bathroom sink was so low, it hurt your back to wash your hands. I understand that it probably costs a lot to maintain a house right on the river and with various groups coming and going, it's likely an uphill battle to keep things nice, but with the cost of the rental, I would think there would be a bit left over to make minimal updates. (Maybe some salt & pepper in the kitchen too.) We were pleasantly surprised that the TV's were updated and we could watch Netflix or Disney+. On a positive note, the AC worked really well which can definitely make or break any home in Texas in August! The back porch was also nice and the fans were very helpful in minimizing flies and mosquitoes (although the far left fan would not work). The folding chairs were also really nice to have on the patio and were very comfortable and good quality. (The doors out to the patio were very difficult to open and close though.) Getting down to the water was another momentary letdown. The concrete bag "steps" were pretty questionable for us adults, let alone our 5 and 3 year olds and our 14 year old lab. Accessing the water is a little tricky too. With no stairs or ladder and very rough rocks below, you have to really pay attention to what you're doing and take your time getting in. WATER SHOES ARE A MUST FOR ANYONE! GOOD ONES WITH RUBBER BOTTOMS! TRUST ME! Not only do they help with the sharp rocks, but also the slippery surfaces and concrete steps. I think it would also be nice to know that there is no beach area/sitting spot in the water in front of this house. Thankfully, we figured out a way to put a camping chair in the water and we went between that, our tubes, and the one large flat rock we did find. Since this was the kids first time on the river and it was barely moving, we didn't want to do a full float (or pay for one...), so we just floated from the house to the rapids about 45 minutes away, then walked through Lazy L&L, got back in the river and crossed over to the house. As much as we were disappointed with the first look at everything, we made the most of our time here and really enjoyed ourselves.
This was our second stay at this property and we truly enjoy it. It is the perfect location since our children and grandchildren like to camp straight across the river. Jody was a great hostess and was quick to respond. The home has amazing potential and does need some updating and a little love but overall has everything we need and is comfortable and clean. We love sitting on the huge covered back porch and watch the tubers float by. We look forward to our next river trip and hope to stay again. Overall the price is little high based on the age and amenities in the home but its all about the location.
We had a great stay here. The house is nice and the river is beautiful. Just be aware that there are going to be bugs in the house (understandable given it's location) and it's a little on the older side (it shows, but it's not bad). After staying in a beautiful newly rented property earlier in the week, I paid less for three days there than I did the two days here. It's on the pricey side for what you get. If the price was lower, I'd be a five for me.
Also, some water toys would be nice. Other vrbos in the area provided kayaks, paddleboards, etc. That would have made a great addition to this lovely property.
This property exceeded expectations. Secluded spot on the river, clean house, and perfect distance to canyon lake and new braunfels. Our dogs also had a blast! I will definitely stay here again.
