Sam and Annie are delightful hosts. The views are stunning, breakfast is top notch and the property is well located for the Tarka Trail and the restaurants in town

When we arrived it was dark so we had no idea where we were, the lady in reception was very friendly and gave us a choice of two rooms, the rooms were clean and tidy, unfortunately the hotel only does breakfast but the lady pointed us in the right direction for food. It was a lovey quite night and when we got up and looked out the window....omg...what a view, we were right by the sea on the edge of a cliff. The breakfast was great, cooked to perfection. we then started to explore. The place is...

Lovely hotel and restaurant. Great location and view. Very pleased with stay.

Had a superb 2 night stay here with our 2 daughters & our dog. Fantastic refurb of the bar & restaurant. Excellent plentiful breakfast. Very comfortable & spotlessly clean throughout. Very friendly staff who welcomed our dog as much as they did us! Perfect location to explore Lynmouth & Lynton. Couldn't ask for better. Thank you for having us! (photo is view from our room)

This Guest House is very welcoming. You are greeted with a big smile and settled in quickly and smoothly. If you have any issues, there is a can do approach to helping you out. There is a lovely homely lounge for visitors to share inclusive with fridge, games, tv, open fire, and for the adventurous, maps. Breakfast is as large and varied as you could want or need and dietary requirements are met as well as the local supply allows. This was an off-season stay which had plenty to do for a short...

Enjoyed stay very nice went out every day to different place mine head. Infra ombré went to visit different villages all over exmoor also Barnstable

Our first excursion after COVID lockdown so a little anxious but everything was taken care of. The hosts did an excellent job of following the guidelines so we felt relaxed. Food was from a limited menu but understandable given the circumstances and was very good.

What a hidden gem The Annex, Rose Cottage is. Perfectly situated if you want a holiday away from the hustle and bustle of life! Nancy & Paddy are very welcoming hosts on hand to offer local knowledge on the best pubs to visit, walks to take or supply any small thing you may have forgotten. The cottage is beautifully presented , warm and clean with a very comfortable sofa and bed. The kitchen is one of the best equipped I have experienced with everything that is required - a real home from...

Would definitely recommend. Very comfortable and clean. If it had a garden it would be perfect. Enough loo roll to last a few days would have been nice.

Great room and options for breakfast. All clean and well presented

This was our second stay at the property. We received a warm welcome as usual and checked into our spacious family room. The hotel is clean but a little tired in places. We're happy to see that they are undertaking a refurbishment and look forward to seeing the results next year. The location is outstanding; a short walk from the beach and high street. The pool, hot tub and sauna are a fantastic bonus. Breakfast is lovely and plenty of it. We love our stays here and the character of an older...

A gorgeous hotel with beautiful decor and excellent food and drink- all staff very welcoming - a joy to visit

Great hotel friendly and helpful staff the bar and restaurant were amazing as were the rooms

We stayed at the Hotel for four nights bed and breakfast. The room was spotless and top notch. Bathroom was very clean and high quality. We had dinner on our last night, using our ten percentage voucher. The standard of food and service was first class and made for an enjoyable conclusion to our stay.
