Welcome to your perfect Pocono Mountains getaway! This spacious 6-bedroom, 3-bathroom home comfortably accommodates up to 14 guests and features a year-round hot tub, a large private deck with a BBQ grill, a fire pit, and a game room packed with entertainment, including air hockey, foosball, ping pong, arcade basketball, and board games.

Traveling with a larger group? An optional 7th loft bedroom is available for an additional fee. Please request this room before booking or arrival so we can confirm access and prepare it for your stay.

Located in the Emerald Lakes community, this home offers access to community amenities for an additional fee and is conveniently situated near popular Pocono attractions, outdoor adventures, and family-friendly destinations.

### Key Features

**Sleeps 14 Guests:** Six bedrooms provide comfortable accommodations for families and groups. The master suite includes a king bed, a private patio, an ensuite bathroom, and a crib.

**Optional 7th Loft Bedroom:** Additional sleeping space is available upon request for an extra fee. This room is not included in the standard reservation and must be requested and confirmed before arrival.

**Family-Friendly Amenities:** Enjoy a high chair, booster seat, swing, crib, toys, and board games to help make your stay convenient and entertaining for families with children.

**Entertainment-Filled Game Room:** Challenge your group to foosball, air hockey, ping pong, and arcade basketball. The room also includes a Microsoft gaming system, a large TV, a comfortable sofa, a pellet stove, and walk-out access to the hot tub.

**Year-Round Indoor Hot Tub:** Unwind in the hot tub and enjoy the cozy lounging area and green grass backdrop.

**Fully Equipped Kitchen:** Prepare group meals in the well-stocked kitchen, complete with modern appliances, cookware, utensils, a breakfast island, and two dining tables.

**Private Outdoor Space:** Enjoy the spacious deck, outdoor seating, BBQ grill, and fire pit. It is an ideal setting for outdoor dining, roasting marshmallows, or relaxing under the stars.

**Dedicated Workspace:** A separate office area with a monitor and HDMI cable makes remote work or studying convenient.

**Dog-Friendly Accommodations:** Bring up to two dogs along for your Pocono adventure. All pets must be included in the reservation.

## Guest Access

Guests have access to the entire home and grounds, including the pool, hot tub, sauna, fireplace, and playground.

The optional loft bedroom is not included with the standard reservation. Guests who would like access must request it before arrival and pay the applicable add-on fee.

Access to Emerald Lakes community amenities is available for an additional fee. Amenity passes must be purchased separately.

## Other Things to Note

### Important House Rules & Guest Information

* **Minimum booking age:** 25

* **No smoking:** A $250 fine applies to violations.

* **No parties or events.**

* **Quiet hours:** 10:00 PM to 7:00 AM.

* **Check-in and check-out:** Early check-in and late check-out may be available when there are no same-day bookings. Please message us to inquire.

* **Keyless entry:** Your unique access code will be provided before arrival.

* **Exterior security cameras:** Cameras monitor exterior areas and check-in areas only.

* **Reservation accuracy:** Please ensure your reservation reflects the correct number of guests and pets. A maximum of two pets is permitted.

### Pet Rules



A maximum of two dogs is allowed per reservation.

Cats are not permitted.

All dogs must be included in the reservation.

Dogs must not be left unattended outside.

Guests must clean up after their dogs, both inside and outside the home.

Dogs must remain on a leash in all community areas.



### Fire Pit & Pellet Stove

Wood and supplies are not provided but can be arranged upon request.

### Hot Tub Rules

Please review the guidebook for operating instructions before using the hot tub.

* Do not add oils, soaps, bubbles, or other liquids. A $250 fee applies if water rebalancing is required.

* Rinse off before entering.

* Enter and exit carefully.

* No jumping or diving.

* No glass in or around the hot tub.

* Elderly guests and pregnant individuals should consult a physician before use.

* Children must be supervised at all times.

* After use, leave the temperature between 96–100°F, turn off the jets, and replace the cover.

* Bath towels are provided, but guests are encouraged to bring additional towels for hot tub use.

### Parking

The driveway accommodates up to five vehicles.

### Laundry

A washer and dryer are available. Basic laundry supplies may be left by previous guests, but guests should bring any laundry essentials they may need.

### Optional Loft Bedroom

The 7th loft bedroom is available as an optional add-on for an additional fee and is not included with the standard reservation. Please let us know before arrival if you would like access so we can confirm the arrangement and prepare the room for your stay.
