Quiet Cozy Luxury Riverview with Hot Tub
Licenced. City of London Licence requires owner to reside onsite (I reside in basement suite). Safety devices are installed, inspected and maintained. Stunning view overlooking the Thames River on paved nature trail. Quiet, very clean. safety devices are installed, inspected and maintained. Casual-Contemporary. 1600 sqft private guest space PLUS 700 sqft of deck and patio (seasonal access). Large bedroom with streaming TV, double sided fireplace and ensuite. There are no shared spaces. I will greet upon arrival, provide orientation, then leave you to enjoy! My cat (Annabelle) is very quiet and gentle and will be with me 90% of the time. NOTE: Special Events such as group dinners, professional photos or filming should be announced at time of booking as special daily rates may apply. If not approved prior, additional fees will be charged and/or your reservation declined without refund.
Highlights: Smart Home. Queen memory bed, home theatre, dining room, new appliances, coffee nook, broadband, patio and deck with fireplace and BBQ (seasonal use). Artwork features Group of Seven (Ontario), Europe and Italy. Linden Frederick (renowned realism American artist and my relative!).
Location: Greyrock is a very quiet street at the back of a mature subdivision development. 10 minutes walk to bus, Guest parking up to 2 cars. Car is recommended for getting around in London or taxi service to and from downtown core (15 mins). 30 mins to Boler Mountain. 45mins to Stratford, Port Stanley, or Grand Bend.
PLEASE NOTE: Smoking of any substance including vaping is NOT permitted INSIDE. There is no smoking of Marijuana on the property.Tobacco smoking is permitted OUTSIDE ONLY (container required). Electrostatic filtration unit on furnace and enhanced disinfectant cleaning procedures performed between guests.

The property’s location was great for us with a beautiful setting and access to walking paths along the river. We had access to a large warm hot tub on the patio though we didn’t use it. Kitchen is very well appointed. Comfy bed and large bathroom with lots of counter space. Our host was very nice and though living on site, we didn’t see hm after our initial meeting, he was very discrete.

The upstairs of a beautiful home in the northeast end of london. Huge deck and hot tub with full kitchen dining and bbq to use for the price of a hotel room I’d rather rent back here again. Kevin was awesome
Overall, the stay was fine. The location was nice, the hot tub was lovely, and was saw both deer and bald eagles from the back porch view. I understood that the host would be onsite per the London regulations and while we didn't see him after the introduction and the first few interactions, I didn't realize he would still be on the same floor as us. I was envisioning separate accommodations or floors. Not bad, just not as private as I was hoping for. Still a nice weekend.

The need for London to legally have the host reside on the same property is a little awkward. Thoroughly enjoyed the home, not so much the other aspect.
I did not stay at this VRBO location. My rating is based on an unpleasant telephone interaction with the host.On the day of travel, I departed later than expected and texted host at 5:30pm from an En Route on Hwy 401 to let him know that I would arrive later than originally planned. He informed me that the deadline for check-in was 8pm. I didn’t recall seeing this critical piece of information on his host page, nor did it come up in any of our correspondence re booking. Nevertheless, I apologized and asked if he wished to cancel my booking.Following this brief text exchange, the host called me and took me to task for my projected late arrival. I accepted responsibility for missing the check-in deadline and apologized several times for the inconvenience to him. I asked again if he wished to cancel the booking, given my projected late arrival. He replied that he would accommodate my late arrival, but then continued to express his annoyance with me, despite my having informed him that I was driving in heavy traffic on the 401. I eventually let him know that I was going to hang up.After hanging up and reflecting for a moment, I phoned the host back and left a brief voice message, cancelling my reservation. I indicated that I would not have been comfortable staying in his guest suite following his manner toward me in his phone call.
