For some strange reason although I checked reviews before hand, I was not able to see all the reviews which would have prevented me from booking. 20 min before leaving the owner messaged to say his cleaner did not come and asked whether we still wanted to go. "Nice couple of nights. Excellent food in the restaurant when taking an evening meal. OK breakfast. All the restaurant and room staff were courteous and friendly. A few issues with reception and booking staff. We are still waiting for the £100 holding payment to be refunded six days after returning home!! Appears that the accounts department is very quick to take and very slow to refund!!"

"Very nice location - in a wealthy enclave. Excellent footpath along a canal takes you most of the way into Lincoln (3-4 mile walk). Great pub, decent food. If you want up market restaurants, there are a few within a 5 minute walk in the neighboring area. Quite area, nice and clean."

"This is a budget hotel. My room was only £35 so my expectations were not very high and I was prepared to put up with whatever. But in many ways I was pleasantly surprised. They had a secure place to keep my bicycle overnight which is very important to me. The room was clean and prepared with fresh towels etc. The only two reasons I didn't give 5 stars is that there was no hot water. As the reception was only staffed for a few hours I found out too late to ask anyone for help. My second point is that a five a clock check in time is really a bit late. But then I knew that when I booked."
